I wasn't receiving invoices from from Caxtons which they only send via post. So they decided to instruct solicitors to get the money from me. The solicitors managed to send me an email and a letter to my other address asking for full payment plus £500 admin fees. I challenged Caxtons as to why they didn't email me or call me since they had these details on record instead of sending my details to the solicitors. The answer they gave me was " we sent the invoices in the post you should have received them". Now if I was living in the 18th century i would have accepted that as letters probably would have been the only form of communication, but as we live in the 21st century we have other forms of communication and as a curtsey they could have called or emailed me to ask asked why I wasn't making the payments and if I was receiving their letters. I would not recommend a company that doesn't have the interests of their customers as their priority. they have also increased their charges and offered nothing in return for these increases. I'll be adding myself to the directorships to remove them ASAP.

Indeed whoever is very unlucky to have them contracted as mgmt.co. be aware that they used unacceptable market practices. We were lucky as combined landlords to get rid off them as they constantly overcharged us, outsourced work to Freeholder family and friends(although we couldn't prove those conflicts of interests) with a huge margin markup on their service prices, constantly bullied landlords with threats their legal charges, never provided services to the quality standards nor maintain the building. If you are unlucky to have them: 1. Challenge their costs at Tribunal as they used to gain profits from hugely overcharging, do not trust them and check with your solicitor if they do not breach your lease (most cases they do!) 2.Raised official complains to ARMA/RICS - they will ignore those as they always do! Anyway it will provide and paper trail for your Tribunal. 3.Provide evidences, check quotation for similar services with local contractors, document their poor work, cutting corners on any services and still raising bills like premiums. Never fall into entrapment that they have advantage over you, as what we have discovered over our dispute that complains against them are way too common. We were lucky to get rid of them before this crisis, surely they are implying similar measures and even more those days.Using ppl lack of rights and fear to any legal associated costs. Remember do not fall into entrapment of their victims as this company is doing this not the first time.

Horrible company. Caxtons Gravesend were contracted to our building by Freeholder who has clearly haven't done any checks on their BAD reputations. This company not only haven't managed the site but their dodgy outsourced contractors (still we don't know from were they get those random "experts") caused damages to our remote parking gate,nor could fix the simplest things by as example using a duct tape for heavy doors hinges repairs. Moreover their service is virtual.We don't see any work on which they are so eager to claim us! We've been asking for budget proposal breakdowns for months, got one after 7 months passed from previous year! To put this into perspective they recently claimed that vacuuming (outsourced lady doesn't do any proper only vacuuming leaving all mess behind after 25mins session) cleaning our staircase done once a month will cost us about grand!! It is 3x than market value and we would be much more satisfied paying for this locals cleaners. Our new building hasn't been maintained by Caxtons at all since day one.They only know how to produce overcharged invoices and made up their numbers as the only experience we have with them are numbers of damages and losses caused by Caxtons and their unqualified contractors! All resulted numbers a formal complaints and legal case. AVOID THEM AT ALL COST!
