Avoid! The company is run by one person Elias Reis, who takes money and doesn't respond after that. When he did reply it was after a few weeks and never completed the forms correctly. Lots of delays and errors. He sent my confidential documentation with my details to the wrong address! Very unprofessional and inefficient. There is a call center who takes messages but doesn't pass them on or Elias ignores them all. They do not put a call through and always use the same excuse saying that his line is unavailable but after further investigation I found out they are unable to put a call through! They can only take messages so there is no option to contact Elias if he doesn't want to be contacted. Requested refund but never received any call or email back. Be very careful. I really doubt if any of the positive feedback in here is true.

A business who are just there to make your life miserable. Only interested in collecting easy money. They will give you cheap charges as will not even go through your documents to make sure tenant was served with correct documentation What a waste of time they are. A good business will check on how you served the tenant’s required docs by the court. Express eviction have no time for this Just keep off from them. I will now have to start all over after wrong service. I was quite busy with my day job so I used this company for s21. At first I had no even selective licence which is today a requirement in most boroughs, managed to do it. Again after months as never had time to check , they were quick to collect the fee until I went through the other reviews. When asked if Eli posted the s21 he advised receipt was archived and blamed me as was my responsibility. He had clearly advised he will have it posted and u could reinforce this by email or WhatsApp which he tends to frequently use. Last minute made up my mind not to use them and glad as could have paid fir the court claim for him to act for me. He wanted to take the payment even before going through the docs served to tenant. He had even stated how busy he was and yet wanted to have payment done I had already read from others who had waited for months . Just thank you for having done your reviews as helped me not loose my money to this business Just keep off and pay more to those other eviction businesses doing job they are paid for!

Dreadful. Did the Section 21 in a timely manner and communication was good. All went wrong when I paid for the Accelerated Possession Order which they advertise as being done in 4 days. Nearly a month later it hasn't been forthcoming,, thank goodness I paid by credit card and have been reimbursed. Express Evictions didn't respond to emails, if you ring you get a switchboard operator who says they pass the message on and someone will return the call, they don't! Most communication is done via a WhatsApp but as soon as I paid the larger amount for the order, the messages were no longer read or it looks like, even able to be delivered? The advice given before the money was paid seemed to be good but the execution of actually doing the court order was literally non existent. I think they must write their own reviews, becuase it has been a terrible, frustrating and time costing exercise. When i investigated their advertised address I could not find anything that substantiated that they do actually have offices at the address they claimed. And I now have to find an actual proper company to do the job . Research about this process has also led me to find out that if you use any company like this, they cannot represent you in court as claimed. You can represent yourself or you need an actual qulaified solicitor or your claim will be rejected. Beware and arm yourself with the tools before choosing a company to do this, cheap on this occasion came with costs.

Absolutely fed up with Express Evictions now. (12th December 2022) I paid Express Evictions £395 on 21st October 2022. (having had assurances from Eli that the process is quick and simple) Its nearly 2 months now and I have phoned dozens of times over the last few weeks , and now all I get through to is 'Reception' constantly being asked for my number and I will receive a call-back... Never getting a call back. Prior to this on the 23rd November 2022, received a WhatsApp message assuring me I would receive a £150 credit note for the inconvenience. Additionally I was assured that if the works were not complete by Sunday (27th November 2022) I was told in the message that I would receive a full refund. Disgusted doesn't even begin to describe this situation , I recommend people reading this AVOID Express Evictions AT ALL COSTS. I've been a Property Landlord for 21 years, never experienced this before.

They seem to have closed down. I paid money for making an application. For last 3 weeks no commincation. Phone not reachble anymore. Avoid and dont pay money.

I have tried every possible way to reach Express Eviction and get an update. Worse thing is they are suppose to be a legal team but theres no contact number for anyone in legal team who would be dealing with your case. You will just speak to reception advisors who will take your message and no one will call you back. I have been let down so many times. I will be leaving a detailed review at some point again but for now I will give brief background to this. I instructed Express Eviction to send S21 to my tenants which was ended on 22nd Number. 1 week in advance on 14th November I paid the fee and sent all documents. It's been 16 days and my file still hasn't been sent to the court. First they said due to technical issue they had backlog. When I asked for refund as I found another company who was willing to send my application to court as a fast track. Express Evictions immediately contacted promising this would be done within 24 hours. It's now been 6 days so that's well over 24 hours they promised. Yesterday morning at 6am they emailed saying my file is ready and signed. However I will get tracking number end of today. I emailed them asking if the file is ready why would they wait until end of today. Surprisingly no response. It's been really stressing. When you working full time you want peace of mind as you paying for the service. You are not paying for stress and anxiety. 16 days have been wasted and I'm still not 100% if things will be done or I will get another excuse of technical issues. Its been an awful journey so I would suggest anyone looking to use their service pay attention to negative reviews. I made a mistake of ignoring the negative reviews and as you can tell I've been suffering for over 2 weeks now.

Awful company with an awful service avoid at all cost. They are quick to take your money but service is slow and take over 4 days to contact back from your original messages. Phone number is a call centre which takes 4 days before you get a response. Advertise case file completed within 5 days yet mine is still not complete 14 days after expiry of notice period. Same excuse used each time that having IT issues when you do get a response from someone. Professional website appalling service. Eli is never available and though knowledgable regarding eviction process his communication skills and case file preparation is questionable.

I am very happy with the service I received. I dealt with Eli and he was really nice and helpful. He managed to get my court application done for me within 3 days of me contacting Express Evictions and I was in contact throughout whilst my claim for possession was going through. I was able to contact him easily by phone and message. I was kept updated about all the stages of the process. I was successful in getting the court possession order. I would definitely use their service again and recommend to friends and family. The prices were better compared to other places I rang and I found them very down to earth and understanding. Can’t fault them in any way.

I have dealt with Wes on 3 separate occasions now, he is very knowledgeable and patient. The online eviction process is very simple to follow and it has been very helpful. Would use it again and recommend it to anyone having issues with their tenants or just simply want/need advice.

Took my money very quickly, served incorrect notice and we’re uncontactable when the notice expired. No calls or emails despite numerous attempt and messages left. Avoid.

Sincere apologies for no one getting back to you. Regrettably, there were some delays for some customers between 04 August 2021 and 15 December 2021. On 04 August we installed a new IT system as there was going to be increased demand from the national tenant eviction ban ending on 01 October 2021. We were led to believe the new system would be installed within a few weeks, unfortunately, it took almost 5 months. During system outages/hanging it was very difficult to take on new business. We ensured those already within the court/bailiff/high court/debt recovery process were getting support as required and there are no complaints regarding outcomes for those clients. Eli really helped me when a tenant refused to pay the rent. As it happened I ended up not spending any money as the tenant left before proceedings needed to be started, but he had explained all my rights and was about to start proceedings. This company is fabulous and I would have no hesitation in using them again, they are experts!

They issued about 6 months ago a section 21 notice on my behalf, then I contacted them about 4 times on the phone, to start the eviction process the receptionist promised to get back to me, but they never did. There was no one available to speak with me.

They missed out to apply for the disclosure of the police records (even after I have reminded them many times) and to put the witness statement in the right form with signature. So, the tenants could defend themselves in the court hearing.

Anyone who has used our services is aware that we do not apply to court until we have evidence of everything we are going to rely upon, and everything we are going to rely upon is sent to court along with the application, so we are never missing anything. This Company is so efficient and does your hard work for you and knows the Landlord and Tenant Law professionally. I have personal experience and the Principal is very friendly and accommodating and makes you understand the process patiently Recommend anyone to seek the services for Eviction or Serving Notices any sort for the Tenancy Dispute. I also found the fees very reasonable.

Wes was fantastic, I can't recommend him enough. He was available when we needed to talk to him. The whole process is more complicated than you think and the court officials were less than helpful.
