“Worst HA ever. They treat tenants with contempt, ignore health & saftey concerns, breach tenant confidentiality, ignore clutter and im staggered at the illiteracy level amoungst a lot of their so called housing officers who are there to get a pay cheque and shirk their actual responsibilities.”
“My late vunreable son was one of their tenants. His body was left to rot for 9 months, not one welfare check or concern he was only found when they evicted him for rent arrears. Though they kept sending him letters for bad smell and furniture blocking in the communal areas. At the inquest hearing they sent someone who knew nothing about my son history. Very sad.”
“Just avoid these people if at all possible. Their properties are never maintained and fixed, they house druggies and all the other problem people the councils chuck out, and they just do not care one little bit. They are an absolute and utter nightmare of a landlord.”

“I've lived in my guinness dont trust property for 12years. Had a problem with a new tenant above me. Made a complaint and was informed that nothing could be done. Radiator leaks in every room, reported weeks ago, nothing has been done. Kitchen and bathroom furniture is falling apart, measurements were taken to replace them a few years ago, nothing has been done. Intercom doesn't work and hasn't worked properly for some years. Lift is constantly out of order. Residents issued with parking tickets, although they have permits, make a complaint and.....nothing has been done. Communal bin over flowing with rubbish, foxes dragging rubbish around Communal garden, that we pay for and have no access to? NOTHING HAS BEEN DONE!
I am now taking sleeping tablets and anti depression pills. I made a complaint to guinness an said i need to get out of here fast to save my mental health, and guess what......”
“What a shame of a company.
I have been battling with them since 45 days to have an extra fob key. I probably called them 15 times, they always say they will call back the next day (but nothing happens). I placed 4 orders, hoping at least they could send one fob of these 4 orders. Unfortunately at present it ended up with them having my payment for 4 fobs, and I have got no extra keys. I'm sure trading standard would love to hear the way they operate.”
“Guinness partnership ltd breaches health and safety and harasses tenants with trust agreements to move to end their non profit rent agreements for the benefit of Guinness ltd /property developer. Video record all access, especially works of your home to be used in evidence. Only communicate with Guinness by emails for a written record of what was reported, when and to whom. Never communicate by calls or chat for legal/ liability reasons. Most of all never trust Guinness to be honest about anything”

Guinness Partnership has to be the worst H/A about,we've been tenants for over 10 years had plenty of antisocial behavior & death threats & attempted unlawful entry where the neighbour was dealt with by the Police afterwards our liaison officer has treated us badly the CEO came up to MK under the request of a local councillor because of so many cases of antisocial behavior & drug related issues other tenants have had to put up with in the MK area it was only then our household found out & was offered to be put on a medical transfer because of my wifes deteriorating health because of the environment we live at because of neighbours it's quite annoying to think that several agencies are involved with my wifes well being along with their backing letters for a move including paid Doctors letters that Guinness haven't taken seriously as we've been on the list for two years or more,we still have the harassment & intimidation from neighbours & the powers that be that we should be able to trust have & still let us down.My advice to anyone is have a good think about ever being a tenant with Guinness H/A,in the meantime if anyone from Guiness reading this would like to help our case before my wife starts taking backward steps again with her health where we nearly lost her in 2019 because she was so upset living here & alter my opinion & expierences of my landlord please do pay attention.If it was possible our overall score would be nil.”

“No stars Shut them down they are illegal landlords the worse in the country bunch of liers. Do not know left hand from their right. I moved into two property both infested with mice. They have rogue contractors that play on people's vulnerabilities. they spy on you and harass you with phonecall s. I'm currently sick in their property which is a dump the walls are thin and freezing. I catched illness from sleeping in the bedrooms. My son coughs alot when sleeping the windows are outdated and I told them numerous times that I'm in pain and now have chronic arthritis worsen im my face and neck due to drafty win dows. ive caught other illnesses also drs letters to prove it. They do not clean the outside of the property all vermin on the windows and outside the pavement near the communal area and I pay my service charges. They have about 5 different random inexperienced liason officer's that do not care about your needs. My son has got anxiety from the noise people shouting out of their windows because they are fed up The only reason I've not been to a court about them yet is because of my ill health. I have legal experience a wealth of it and I know they are doing all the wrong things not abiding by the law which os in the housing Act .”
“I have sadly been a resident for a decade with this disgusting housing association. Lived above and below 2 drug dependant addicts. I have had no proper sleep in over 10 years. I have reported everything for 10 years until I was violently assaulted by one of their addict friends when I opened my door to take a picture for wilts police. That was July 2022. I have been out twice since as I am terrified. I can tell you I took them to the ombudsman and won!!!!!!!!!! Please stand up for yourselves and do not accept their pathetic generic copy n paste emails!!! All the idiots working in complaints have been there for a few months and previously came from retail or the job centre. So don't be compromised by their stupidity negligence incompetence and threats.”

You complain that they don't get back you - they don't get back to you. You ring them and are told the waiting time is half an hour. Eventually you speak to someone. They will get someone to ring you - no-one rings.

“Where to start? Terrible service ...9 month wait for a replacement window that had rain pouring in and through the floor to the flat below....5, yes 5 months without heating and hot water a couple of years ago...rain through ceiling which shorted the fire alarm just a few weeks ago .... no response from Guinness....reported problems with an ancient asbestos fire door....no response.... reported problems with mould ...no response...utterly useless!”

Gave my housing officer letters off my therapist to get me moved. Colleen didn’t give a toss and hardly responded. As long as they get rent they don’t care
And the junkie neighbour gets away with everything. Police always at his flat
My advice. Stay clear as you will be waiting years to move… So in the end I gave up my flat
