I was the winning bidder on hubzu and we signed a contract . I followed the rules and send the deposit within the proper time limit and closing had been set for November 22. Yet even it is a simple cash transaction the deal didn't close and seller asked for extension till December 20. Deal again didn't close and now I was told that the title company is still waiting for a power of attorney to issue a clear title. It supposed to come from a investor. I asked for some time line and was told that they don't know so if I don't want to wait we can cancel the contract. I don't want to cancel the contract since I already put so much time in it but I don't think that this type of sale is legal. Anyone has any ideas how to get this closed.?

Habzu is a sham. Don’t waste your time. I was the winning bid twice and both times met the reserve. I was denied for no reason both times. I contacted Hazbu as well as listing agents and never received any real answer. Not sure this is even legal.

You really don't win bids here. A home's starting bid is 115000, their reserve is 155000. Really what's the point of an auction. Highest bidder wins right? This isn't Ebay, or is it? The high reviews are from agents not buyers.

HUBZU BIG SCAMMERS. I bid on a house 5 times and I was the highest bidder each time and after each when the action was over few days later again they start the action against with about $100.000 lower then my bid and same again and again after 5th time I'm still the highest bidder and to get a email saying someone else got the house and to find out they are about $40.000 lower then my bid . HOW COME IS THIS POSSIBLE HUBZU????? FOR MANY MANY TIMES MY AGENT OR MY SELF TRY TO CALL THEM THEY WILL NEVER PICK UP OR ANSWER TO YOUR VOICE MAIL ITS CRAZY AND O DON'T UNDERSTAND HOW THE BANKS ARE WORKING WITH THIS SCAMMERS

This company could not suck anymore. Not only two weeks in a row have they screwed me out of a property let me tell you what happened tonight. 40 minutes before submitting an offer my password would not work... Funny because it's the same computer that I've used to be on this site before and that never has a problem. Hit forgot password. Don't get anything from them to reset my password. Run to my office where I also use a desktop computer, won't accept my password. Call customer service which I did last week and you're on hold for 25 minutes and then it goes to a long extension number that says it's full and cannot accept any more calls. So I go on chat live chat. No response from anybody. So I go on my phone and I hit bid which is a way that you can do it to increase your bid and it says auction has ended, which I know it hasn't. I could not imagine how much this company sucks and I think it's being run out of a basement in some third-world country oh, oh that's right they don't have basements. I emailed them last week expressing my concerns do you think I heard from anybody no not at all. I don't mind Online Auctions but holy crap this is got to be the worst customer service I have ever seen why any bank would take their properties to them I have no idea. Good luck with your bidding hope you have better service.

I won't buy another unit through Hubzu unless they make some changes. I felt during the bidding process there are bidders that are there to drive the price up as they did with my bidding. Then I was charged 5% fee., and closing cost. I had to spent $15K to fix the place. Now I can't sell it even for what I have in it. The 5% should be no more than 2.5%. Hope Hubzu changes that.

So, I understand HUBZU does not have final approval of winning bids, but it needs to be more transparent about reserves and what winning bids will be accepted. I am a Real Estate agent and my client wanted a property listed on HUBZU, we went through the registration process and ended up winning the bid. This was a cash offer, so financing was not an issue. HUBZU managed to make me look bad to my client, when we went from winning bid to the seller not accepting the offer and no additional information. I will not be likely to recommend or use HUBZU and while I know it is a legitimate company, it really has the whiff of scammer associated by virtue of it not being a real auction - not binding on the seller. It pretty much seems like an illusory process. HUBZU, do a better job of explaining why an offer was not accepted and do a better job vetting sellers.

Forcing buyers to pay seller cost is should be illegal in most states! Bad sales practices, all a scam to fish for buyers.

Hubzu was notified in Nov. 2019 of squatters in a home that is under their responsibility to keep locked up. The home foreclosed and people ended up moving in. The multiple people coming and going have been stealing from the neighborhood and have displayed obvious signs of drug activity during all hours of the night. This has continued. One individual that was caught was arrested. We have had cars towed due to blocking mailboxes and not being registered. I have been in contact multiple times. In early Jan. 2020, I had the case escalated to the eviction team. So I was told. It is now Feb. 7th, 2020 and again no answer or call back from the lady in charge. No one can give me a supervisor. The company will not provide the bank that owns the property. This keeps them from letting the bank know they are not doing their job. Today, another group is moving in. This is getting out of hand. Hubzu has done nothing and could care less. This company and its employees is a joke. No respect or integrity.

This is my update o.n a house that I have contract on and it should have closed on November 22 2019. Here we are January 272020 and still no closing. I hired an attorney yet there had been very little communication from Hubzu with him. He requested sellers attorney info to receive the details why this deal is not closing but never received any. Listing agent still acts like she didn't know who I am and who my attorney is but we comunicated last week. Seems that everyone there has a very short memory and have absolutley no idea what they are doing and what's going on. It's always the sa.e lies. So I am still waiting. I will update as things will go.

Hubzu Letter IF YOU HAVE BEEN A VICTIM OF MISBEHAVIOR FROM HUBZU, READ BELOW AND CONTACT ME:   I am concerned that the Hubzu company has something against members of the US military. Allow me to explain. I am a member of the US military. For three months, I have been trying to participate in an auction hosted by Hubzu for a residential property. During this time period, I won the auction six or seven times, in which I was the highest bidder. The majority of times, I placed a final offer higher than the asking price of the company. In all instances, I never received the property. Each time, the house was awarded to a bidder lower than I. Considering that I won the auction six or seven times, one can deduct that the property was eventually relisted.   A couple days ago, by chance, I met another member of the US military, an individual serving in the Navy, who experienced the same circumstances on the very same property. Whenever our real estate agents tried contacting Hubzu, there would never be a proper response. There was never a note that this property was listed as a cash offer only, nor that a preapproval from a bank was necessary. And in every instance that I won the auction, I was never given a courtesy from Hubzu on next action steps to finalize the auction process.   I am concerned that this is a scam, and Chase Bank and US Bank are in cooperation with an organization that scams individuals, maybe even members of the military. If you have experienced anything similar to this, or have felt victimized by unfair auction practice through Hubzu, please contact me so we can work together to consider legal action that investigates the practices of this company.

Hubzu is a scam they are trying to auction off my home that I'm living in rite now that is not forclosed and not owned by bank anymore like it says they suck

How did the sell take serious, when the price you bid meet the reserve. But the seller still have the right to say NO.

Horrible experience. I'm the realtor for the buyer who lost the property because hubzu wouldn't extend the mortgage contingency and close date by two weeks. Meanwhile they said the deposit check has been sent, weeks ago, yet still hasn't been received by my client. They have not agreed to wire the over $6000, but demanded it be wired when the offer was accepted. They're unprofessional and robotic in their approach; horrible for the real estate field. Even my client's lawyer said she'll advise her clients not to use them.

Indian scam site. Fake listings, fake support. Will not grant access to the property. Huge red flag...based on reviews. Someone is probably living there already! Typical Indian scam artists.

You can't get anyone to call you or answer any questions. They are saying our contract needs to be signed in 2 days but they are "out of office" until Jan 6. Pretty sure it's a scam site.

I successfully purchased one auction house on Hubzu, a few years ago. While the investment turned out well, the company representatives only seemed to return my realtor's call when they wanted something. Doing business with them was very one sided, in that they really weren't interested in customer service. I have purchased and own multiple properties, as an investor, so I am not new to auctions. On the c ontrary, I've bought several properties off of county sites through Realforeclosure and found that to be a legitimately handled real estate auction where if you win, you actually get to purchase the property for your winning bid. On the other hand, the Hubzu auction is only a marketing site, on which you can win, but have no idea whether or not you will actually be buying the property. Yet, their is a buyers premium typically listed and no reserve is shown. Even after I won the auction, there was no indication of whether or not by winning bid would be accepted. What kind of auction is that? In the least, its very unprofessional and unethical. At most, it could be a violation of fair trade policies. Perhaps there is enough fine print that Hubzu doesn't have to behave in any fashion. Hubzu states that their online auction process is "transparent". That is definitely not the case. Can a bidder get a good outcome? Yes, it can happen, but you would be better bypassing Hubzu altogether as their auction site does not follow the rules of any auction you've ever seen. Often times properties on Hubzu are marketed through other means, such as the county sites. So, whats the beef? I "won an auction" and after a couple of days, only my realtor who I listed in my online profile, received a notification pertaining to the auction close. The message she received indicated that bidding parties were being invited to raise their bids. It didn't say the reserve wasn't met. That is no different than biggest and best offer, then is it? That's not an auction where I show you my hand, but you don't even tell me if you're in the game or not. In my opinion, Hubzu is a scham.

I have been the highest/Winning Bid on numerous properties. Once I even was the winning bid three times yet it still went to "Best & Final" of which Hubzu requested significantly more than the winning bid. When not received, the property goes back to the auction. Among all the bidders, no one came forward to pay what Hubzu was requesting. This happens time and time again. I'm beginning to think Hubzu is a scam!
