Have rented a house for 7 years from Belinda and the kitchen roof leaked I informed her about it she refused to fix it left me and my brother unable to use the kitchen for 3 years so had to get council involved she served us with eviction notice and also increased the rent she was going to be fined by the council if she didn't repair the roof ( she then repaired it ) and she then said she wont evict us . On 5th of jan the boiler broke down ( it's a 20year old boiler that never has had a service ) it's been almost 7weeks we have had no hot water or central heating and it's been so cold and I was taken hospital 2 months ago with suspected carbon monoxide poisoning ( she was told to fit carbon monoxide detectors 3 years ago ) never did though . And because I reported the boiler isn't working she has served us with eviction notice. We have suffered from this situation and I cant contact her because she has blocked my calls. ( I might be wrong in thinking that its unfair on how I'm being treated)

Shocking - no communication, sale fell through three times, due to chain. No reply to any emails, bill incorrect by £400. AVIOD AT ALL COSTS. No empathy or sympathy rude solicitor - uses paralegal to send dirty work and emails. Don’t even respond to emails!! Recommend by selling agent - choose your own conveyor don’t take the convenient option - Money for old rope - there is nothing personal about this practice - they have no customer interests or empathy, money is their PRIORITY!

If I could give a minus 5 stars I would. Absolutely hopeless , charged us for meetings we didnt need to have and to top it off when they finally managed to complete our deal they did it with us paying £3k more for the house than what had been agreed. All complaints fell on deaf ears as per many others on here. I buy and sell quite a few properties so its their loss , Il never use them again , nor will I ever recommend them.

A very simple 'money for old rope'conveyance buying a property which we were already living in from the landlord,so no 'everyone moves on completion day' up to press it has taken 10 months and the firm are trying to blame us for the delay and their utter incompetance. I'm afraid the Law Society are going to be asked to intervene

Hideous 18 months for them to release funds from will and they will not accept phone calls keep being fob off by young receptionist I really do not know where to turn next I can't afford to get a solicitor to sue this appalling firm

AVOID LIKE THE PLAGUE. Obstructive and unhelpful. Delaying sales and purchases left right and centre! Refuse to do as their clients request just to make their lives easier. Horrendous firm.

Lancashire Law has completed on the sale of our flat, just one week after lockdown. Ellie was brilliant and the fee was extremely fair. It was our 4th serious buyer but due to Circumstances we couldn’t control, previous buyers were unable to purchase the property. Ellie and Belinda were fabulous under very difficult circumstances.

Lancashire law were TERRIBLE. So unprofessional. We were buying our first home and the way we were treated was disgusting. No updates, when we called it took them days to call back. We ALWAYS had to approach them first for updates. They pushed the blame on to the seller and took no responsibility for how long every took. ( even though it was proven it was them dragging their feet.) We were advised a date and then we were told it was going to be ATLEAST another month (5 days before Christmas). ALISON called at 5:30, said and I quote "5000 to 1 you'll be in next week" It actually took another person from a different company to resolve the matter and get us a completion for that Friday (2days). Would NOT recommend EVER. Alison (the solicitor) rude and unhelpful. £941 and what for because they are meant to represent us and support us. When really the whole experience only caused me a lot of stress, tears and anxiety.
