This was overall a great experience. No showings, hassle free. My only suggestion is that if you are not working with a realtor on your behalf, then you need to follow up yourself with your Opendoor contact and the title company, if you think things are not progressing quickly enough. They have a support team that is helpful and will escalate to a manager if things get stalled. You might also shop around for your own title company to do your closing. And, when you are doing the walkthrough video, declare the items in the house that you would like to take with you such as washer, dryer, refrigerator, curtains, etc. Overall, a way better experience in the sales process. For closing I used all virtual and that should be the way to do this from now on. We signed everything we could by ourselves, then the Notary joins a call with you and he witnesses you signing the rest. Get started on closing day as early as possible, this way you should have funding the same day. Would I use them again? Absolutely!!!

I was hesitant to use Opendoor and always told myself when I saw their ads that I am sure they gouge you and take a ton of money from the sale. I was so very wrong and I am so happy I gave them a shot. It made the selling process so smooth I would recommend to anyone.

Received my final offer today and completely disappointed. Definitely don't recommend if you have the time to wait it out on the market then wait it out. I been getting over list contracts from normal buyers but I'm limited on time to sell and unfortunately open door is 40k below my listing price when final offer was made. When they made their initial offer is was only 3k below my listing price.

I have been watching the market for quite some time now and have been closely looking at many properties OpenDoor has listed in my area. I've watched many OpenDoor homes sit on the market for months at time compared to the competition that sells in 1 day with multiple offers over list price. I believe it is very telling that no OpenDoor properties sell that quickly. I recently terminated a contract on an OpenDoor property after having a home inspection. Although this home had many deficiencies that would require a significant amount of capital to correct, I was still willing to work through the negations on the home as I felt I was being reasonable with my request. Of the 55 pages of deficiencies my main concern was home had a 2 active water leaks that have been allowed to leak for so long it has rotted a floor and joist underneath in 2 separate areas of the home. The HVAC unit was also inoperable and will also require repair. After submitting a reasonable request for these repairs, I was countered with a credit of .024% off the price of the home. At that point there was no need for me to continue negations, so I terminated my offer. I do hope you disclose the conditions in my report to the next buyer on the property so they will know the exact condition of the home when making their offer. I have found many people who had very similar experiences as I have with OpenDoor and many of us have learned our lesson and automatically will pass by any property owned by OpenDoor in our continued home search.

I recently bought a house in Florida with Opendoor and am completely disappointed with the repairs from my inspection period. Now that we are living in our house it is clear whoever was hired by your company couldn't have been less qualified to do repairs in a home. Every single thing that was replaced based on my inspection was wrong. It has cost me an additional 1,000 to fix since I had to hire a handy that was actually qualified to do the work. Not to mention the repairs posed safety issues due to being repaired incorrectly. I had glass windows that were repaired with plastic and not sealed correct and when your rep was contacted that stated that was the only way to fix it. Turns out that was a lie once i had a glass technician come out and fix it correctly. I also had door rot repaired and the door was placed back on incorrectly and was unable to close. The dishwasher your company replaced was wired incorrectly and live wire was exposed. This could have burnt down my house! It is completely disappointing that your company cannot afford to hire quality workers when all you do is buy and sell homes. I am a disabled vet with three children and should have to worry someone can break my windows and doors or my house could erupt in flames due to your negligent.

We were in contract with the on a house and presented them with tested evidence of all three bad molds in 4 places in the property as well as evidence from two sources that the foundation was 6” out of level. These repairs are going to be very expensive. Instead of making the repairs, they decided to reject them, have us terminate the contract and put it back on the market hoping someone else will buy it without realizing and save them money. What a sad reality that they are focused on profits even if it is destructive to a buyers health and life. I am posting this in hopes of protecting a potential buyer

We are in the Nashville area, The whole purpose behind Open door is Self guided tours without a realtor. They will not let me tour a house citing Covid 19 as the reason. The funny thing about this is your putting me at greater risk by forcing me to be around a realtor I do not want to be around. I understand the issue in our country currently, However when Companies use this tactic to reshape the rules to there favor it is sad. Self Guided tours, is your Business, Why do you Site Covid -19 and then try and put me at greater risk. I do not recommend this company, and think they are taking advantage of people. And by the way we toured another house last week, Found this one and the changed the rules also Citing Covid -19. So i guess what ever the company decides to do they will just put this handy free pass sticker on it (Covid-19)

DO NOT EVER BUY A HOUSE FROM OPENDOOR. They scammed us out of $1500.00 by falsely advertising a house with no known issues. They tried to push a quick sale, demanded $1500 due diligence and $1500 earnest money up front. We paid $1142.00 to have an inspection done and found a multitude of problems, from foundation damage, faulty rigged electrical work in the crawl space, active mold and fungi in the crawl space, septic system lines were damaged and the septic was missing a drain that should have been installed in the 90's, cloudy water from well (still pending testing back), deck was not done to code and was unleveled with improper rail spacing, leaking plumbing in the house into the cabinets, stairwell railing not secure in the wall and sheetrock damage where it had come off, needing a new roof, damaged siding, warped windows from water damage, amongst the house needing updates inside. When we challenged this, they opted to keep our due diligence money and send us on our way. -Chapel Hill, North Carolina

Liars, cheaters, dishonest. Signed contract with no disputes. Escrow and title paperwork completed. Then they send out blanket general email they are canceling offers. This was not an offer!!!It was signed accepted contract. Spend one week calling and emailing with zero response. Then after speaking they send cancel letter and decide they can cancel and escrow goes back to buyer. WTF? Why have contracts if you can cancel with no agreements. Here is the thing- Lennar and Opendoor are owned by same corporation. The escrow I put with Lennar will not allow me to cancel without lost of my deposit escrow. Opendoor is using world epidemic to hide behind. Said they do not want to put their agents at risk which I would understand. The hypocrisy comes into play is that they are still selling houses using same agents. Total liars!!! Notified BBB and Florida Attorney General for breaking contract and not forfeiting escrow.

do not ever try to do business with this company. they operate their business with a tactic called "bait and switch." they initially make a fake offer that they're not willing to stand behind. then, when it's time for them to live up to the obligations they've made, they randomly cancel their offer. they will then call the customer back telling them they will get them in touch with another company that will pay as much as $100k less than their initial fake offer. this is a dishonest business practice that car dealerships got in trouble for operating a number of years ago. opendoor has adopted this unethical business practice as one of their core company principles. do not try to sell your house or buy one through this completely dishonest company.

Same with us with pulling out of the deal. Generic email after everything going through including the assessment with no changes or repair requests after assessment But because it's still within 10 days after assessment even though nothing was found needing repair they pulled out and have a BS excuse about coronavirus. Sounds to me like they don't want to sit on inventory. When directly asked if the tables were turned and I was purchasing a home from open door and chose to back out due to a "virus" would they allow us to do that? He had no response. This is the most unethical and unprofessional company. They also don't let you keep the earnest money. They said if we wanted to we could readdress for a July close but they would take off 5% from offered and agreed upon amount Unethical business practices. Simply walking away from a signed contract hiding behind a clause of being within 10 days of the assessment with confirmation of no repairs needed because they obviously don't have the capital on hand to fulfill a contract and cowardly hide behind a virus outbreak as an excuse. DON'T TRUST THEM, VERY UNETHICAL AND OBVIOUSLY DON'T HAVE ENOUGH CAPITAL OR ASSETS TO HONOR CONTRACTS.

They don’t fix repairs on a home they’re selling if there’s too much listed issues to address. They under estimate the repair cost by giving you back money that they know won’t cover it. On top of that, they over price the house. Opendoor needs to do an inspection before they buy out someone from their old home. Or, fix the problem so u can get paid.

Opendoor offers convenience to seller and buyer indeed. But the houses sold by opendoor look shabby and inferior but sort of overpriced. Opendoor maybe fixes the bought homes a bit but the works like painting/trimming/flooring seems from inexperienced handyman/contractor? Why? To contain cost? But if opendoor select to pay to fix things why not make it look good to attract buyer? The poor quality of such fixes make buyer more hesitant to proceed. Also I use opendoor buyer agent and once assigned an agent, there seems no way to switch without the current agent knows. This is not good for buyer not satisfied with the current agent. Such buyer may look for other realty companies instead of opendoor for future transactions. Opendoor should make a better system in this case.

I contacted opendoor to have them make an offer on my home. I also contacted several others. I offered for everyone to come view my house telling them upfront it needed some repairs. Before opendoor would even come look at my house they wanted me to sign a contract and then they would judge how much repair was needed and deduct it from their offer, while under contract. No thanks! Plenty of others are willing to work with me.

We got an offer on our house from OpenDoor, and the offer was insultingly low. It was $50k-$60k less than what the comps in our neighborhood were selling for. And they claim to offer fair market value.

As a buyers agent, I have had the extreme DISPLEASURE of working with opendoor. So far, still under contract, it has been 10 full days of trying (weekends included) to speak to a human being who is on the listing end of this transaction. Opendoor is notorious for offering all cash offers to buy your house - unfortunately that comes at the price of you giving up most of your equity so they can capitalize on it. Opendoor leverages your hardship and exploits it so they can capitalize on it. My suggestion is that you find a Realtor who wants to help you and has your best interest at heart. Opendoor cares nothing about the people they continuously take advantage of. Oh... If you are under contract with opendoor..... Do not count on getting in touch with anyone during the sales process. They will not respond to any attempt at talking with them.

If I could give negative stars, I would!!!! Let me start from the beginning.....We are under contract with a home who Opendoor is selling. EVERY time we needed to enter the home either with our agent, inspection, or having someone come for an estimate, the code to enter the home was either wrong or they never sent one. We would always have to call around to get a new code. During inspection it was found that they covered a ton of mold with new carpet and the foundation has sunk and needs major repairs. We received our estimate which is for $46,000 to lift the foundation (which we sent to Opendoor to review) and they want to just take $15,000 off asking price. They have absolutely ZERO sense of urgency and will NOT get back to you in timely manner at all....its when they feel like it!!! We are using FHA, and a previous FHA was used and fell through for some reason....likely that Opendoor knows about the foundation problem (and the mold) and did NOT disclose any of this from the start. They just covered cracks on the window and door frames (from sinking foundation), slapped some paint over it and covered the moldy basement floor with new carpet hoping no one would know and buy it!!!! This is why the home has sat for sooooo long! I hope you sit on it forever, Opendoor! This is appalling!!! We have waited, and waited, and waited for responses from these people.....and they just flat out don't care!!!!! They say they will get back to you, and just NEVER do. DONT USE THIS COMPANY!!! They are deceitful and sneaky......This is the absolute worst company ever

Don't sell your house with opendoor. They are such ripoffs. They took 9% out for fees and repairs. They come in and find the tiniest things wrong and take more money out and then when its listed they didn't even repair what they took out of money. If you want to give away your home sell it to opendoor. Theres a special place in hell for rip off companies like this.
