1 star just because I had to select something however ZERO is what they deserve ! Over 1 year waiting for this useless company to fix a water leak effecting 3 flats ( but mine in particular ) in a block of flats. I mean over 1 year, from November 2018 !!! The randomly answer emails and keep blaming other flats not to allow access when we ( the owners and tenants of the flats ) do talk to each other and only get emails ignored !!! We are in a block of over 100 flats each paying about £280pcm and this company just plays all of us like stupid in order not to spend for a contractor to fix a problem. Stay away... worst company ever!!!!!!!

I wish I could leave zero stars. They have been evasive, dishonest and rude to me every time I have gotten in touch. They still haven't provided a service that I paid for months ago. Am speaking to my solicitor at the moment, will enjoy fighting them in court. Terrible company.

Massive rise in service charge again for the most appalling service. The jobs are always done to a low standard and many jobs just don't get done at all. The condition of our estate is disgraceful. Top prices for low standard services.

Complained to the Property Ombudsman for the non-existent service and got £150 awarded to me as a gesture of good will from the Warwick crooks. Next time the complaint will go ahead for formal review by an Adjudicator.

4 months ago there was a leak from the apartment above us into our bathroom. It took Warwick estates so long to organize someone to solve this leak that we couldn’t use the bathroom without getting water leaked on us for 2 months, the bathroom ceiling was covered in mould and the mould spread to our bedroom onto the wall and carpet. It’s been FOUR months and we’re still waiting for the damage to be repaired. Lizzy has excuse after excuse, will not pick up her phone and even when we’ve called Warwick estates to ask someone else for assistance they say there is nothing they can do to speed up the repair work that they are responsible for. It’s absolutely disgusting to be treated so poorly by a company.

We have a rat infestation on our estate which our property manager is not interested in sorting out. We also have patches of mould growing on the internal communal walls of our block as a result of Warwick Estates failing to fix a prolonged water leak even after being warned repeatedly of the problem. They're an incompetent and untrustworthy company. The property maintenance industry would be a much better place if Warwick Estates is closed down due to their negligence and poor environmental health and abysmal health and safety record.

Lift out of order nearly three weeks only to be told they knew nothing about it when the property manager had already stated they were looking into it! Totally not concerned that lighting on stairwell not working despite having to trudge three floors with no lift. No concern about safety!Lack of any response, lack of care totally over the top costs! They just don’t know what they are doing! No one cares enough to reply to any emails!!!

I am literally astonished by the terrible service provided by Warwick Estates. Every time any poor service has been reported to them, they just ignore it. I have concluded that I should feel fortunate if they even make the effort to send a reply to me. This only ever happens after half a dozen emails asking why they have not replied. Any reply I have ever received from Warwick Estates has always been vague, non-committal, and full of blame and accusations on other parties. Not once has Warwick Estates accepted that their service is attrocious. They are probably the worst property managing agent in the UK.

We don't seem to get much service from Warwick Estates and nobody replies to my emails. Surely this isn't normal behaviour from a property management agent? I'm not impressed with this company so far.

IF ONLY THERE WAS A ZERO STAR RATING! This company are complete cowboys and should never be allowed to trade in property management. They were appointed as the property management company late 2017 by the lease holder where I own the lease on an apartment. The scope of their CONTRACT was as follows. Warwick Estates act on behalf of the Lessor in accordance with the lease. The Lessor (subject to contribution from the Lessee’s) is responsible for the maintenance and upkeep of; • the car park area • the footpaths • the garden area hatched yellow on the plan • The fences is any surrounding the same. • Roof and foundations • Drying area and dustbin area In January 2018 they instructed a third party HSE representative to perform a Fire, Health & Safety risk assessment. The contents of the report included several high potential risks including an asbestos survey and repairs to roads in the car park of the property. With a recommendation for immediate action. Warwick estates proceeded to issue a demand for payment of 310 GBP to perform all the works identified in the risk assessment report and payment was subsequently made. To date no work has been carried out leaving the communal areas of the apartment complex in an unsafe condition. Clearly breaching the terms and conditions of their CONTRACT and obligations to comply with Health & Safety legislation noted in the report. Something I find astonishing consider following the death of one of their appointed CONTRACTOR’s in August 2014 when the Health & Safety Executive prosecuted the building’s management company, Warwick Estates Property Management, for failures under Section 3 (1) of the Health & Safety At Work Act 1974 Having researched this company in depth, I see many reviews that correspond with the treatment I have received from this organisation. When you try to contact them you receive an answer phone message and they do not return calls. If they actually respond to emails its always non-committal. The most recent response mail I received suggested they would carry out another risk assessment. This is exactly two years after the initial report was issued and none of identified actions implemented. I shall be seeking legal advice and reporting this organisation to the property ombudsman.

It's been three years since our development last received any financial accounts. Warwick Estates Property Management is not the transparent company they tell us they are. Our development pays thousands of pounds of accountancy fees and accounts certification fees every year but we're denied our right to see the income and expenditure of our management company. Surely there's no excuse for such a long delay but nothing surprises us when it comes to the incompetence of this property managing agent. We frequently try to communicate with Warwick Estates, although their replies are always vague and non-committal. They play a game of never ending delay tactics.

They are really as bad as you can imagine. Incredibly frustrating. Don't return calls, send service charges late, have to constantly chase them and they don't answer questions. Their contractors are very expensive! Don't allow you to complain by speaking to their management or directors who are always 'out of the office'. Abysmal, unprofessional, and non-cooperative. AVOID for your sanity.

This company has caused me nothing but stress heartache and severe financial expenses. I am planning a law suit against them. I am selling my property to pay for it all. Purely out of principal. Despicable company

DISGUSTING. To get the job of property manager at Warwick Estates there must be a criteria of having 1 brain cell or less. We currently have an outbreak of mice in our flats, it has been 6 weeks and there has been NO RESPONSE from property managers. My partner is pregnant and this is a high risk situation. When we finally get hold of someone on the phone they are completely incompetent and act like they don’t know what day it is. They have even gone as far to tell us LIES saying a contractor came out to sort the situation. This is completely false and there is no record of this; and when asked for evidence they can’t give any. Never in my life have I experienced a company this awful. From overcharging fees that they can’t provide invoices for, to point blank ignoring all communications. AWFUL X1000000

Warwick Estates are totally incompetent. Their so called Property Managers have not a single clue what they are doing, and we have had 9 since 2010!!!!

Warwick Estates have just been replaced as managing agents after 3 years of ‘managing’ our block of flats. I have a number of other properties, all with different managing agents, and found Warwick Estates to be the worst I have ever had the misfortune of having to deal with. My experience with them has included repeated failures to respond to emails, or where responses have been provided, promises have been made to address maintenance issues raised, yet never fulfilled. I spent that last 13 months trying to get them to repair the door intercom system, to prevent my tenants from missing food deliveries during the COVID period. This was never remedied. Dealing with Warwick Estates has been hugely time consuming and stressful, and I am so relieved that they have now had their contract removed by the freeholder.

Forged Fire Safety Certificate (EWS1 External Wall Survey). It has recently been uncovered that Warwick Estates engaged the services of a clearly suspicious company which charged our development £110,500 and in return produced a forged EWS1 fire safety certificate. I can only wonder why Warwick Estates has been caught up in a scam which produces forged external wall fire safety certificates at a huge cost to leaseholders. The certificate displayed a forged signature of a chartered surveyor who had absolutely no knowledge or involvement with the fire safety survey. A quick check of the so-called fire safety and specialist facade inspection company appointed by Warwick Estates reveals it was set up just months earlier, it has just one director, who is 22 years old, and is helped by his father who has a long list of failed companies behind him, owing massive debts. This is all public facing information and easily sourced. I cannot believe that Warwick Estates has involved our development with such an obviously dodgy company. After the tradgedy at Grenfell Tower, we need professionals who we can trust. Several years since the tradgedy at Grenfell Tower, we still do not know whether the facade of our block of apartments is safe, as the forged certificate presented to Warwick Estates is not worth the paper it is written on. There is no urgency in any of the services we receive from Warwick Estates, and they are clearly unprofessional and untrustworthy. Do not trust Warwick Estates or any of the companies they mix with.

Absolutely awful company I have had the property for 12 months and the lift has been broken since November there are dead animals among litter and sofas abandoned within stairways young children walking past rats it's just horrendous that a company like this is still able to be in bussiness. Do not use this Company!!!
