1 star because 0 is not included. Do not buy a property if W.E. are the assigned managing agent. 'Managing' as the operative word as it is not what they do. Requests for repairs are either ignored or reluctantly acknowledged after innumerable requests. Then, one's contact within the organisation is suddenly changed, the replacement claiming s/he knows nothing about the issue, so let's begin all over again. "Urgency" is not part of their vocabulary. Demands for service charge payment are, however, urgently dispatched. 'Cave emptor' and did I mention 'Avoid'? You have been warned.

They never reply to emails about repairs that they are responsible for. I've been waiting for 10 months to have my door bell repaired. I am put in a position of having to chase them constantly. I have a busy career and family to take care of and don't have the time. They are not providing a property management service, since that would imply responding to the aspects of the property and estate that they are responsible for. They have been punctual about taking service fee payment, as well as over charging on service fees. When they overcharged, they refused to repay the over charge, saying that the payment would anyway come due later in the year. Incredibly unprofessional in every respect.

So bad, so very bad Not able to put in to words just how bad this company is. Appalling level of service. Never improves, if anything gets worse. The Property Managers have no idea what they are doing.

If there was a minus Star to give this would be minus 5 If you want incompetence, no integrity, no consistency due to the constant changes of employees (which says it all) and this goes from the admin personnel to the so called Directors & CEO then you have found the right management company to stress your life out. DON'T DO IT FOR YOUR MENTAL HEALTH ....YOU WILL REGRET IT & ON TOP OF EVERYTHING ELSE ...YOU WILL BE PAYING FOR THIS PRIVILEGE

So Fed Up Do not often give reviews at all.I cannot describle how hopeless Warwick Estates are .Interestingly on this forum they have not tried to bounce down their bad reviews with good ones.

Total incompetence and inaction over urgent block management issues plus a revolving door policy of property managers that leave after a short period of a few months.

Warwick Estates are totally incompetent. Their so called Property Managers have not a single clue what they are doing, and we have had 9 since 2010!!!!

I happened to have searched in the Oxford Dictionary for the word FAIL only to find Warwick Estates as the definition. FAIL in the following areas: Charges Customer Service Quality Company values Promises Value for money Incompetent ability to execute All of this and more for an excruciating annual fee! Executives need to wake up to these reviews.

If I could give Warwick Estates Management Services a lower rating than 1Star I would. The Freeholder of my development has used Warwick Estates since 2010; from day 1 they have been completely incompetent, misd placed thousands of our money for years, collected the wrong Maintenance Contribution %s for 6 years, mess up everything. We have had 8 Property Managers and they have all been as incompetent as their successors. They are not to be trusted as they lie and should be avoided by any Freeholder.

Bunch of Incompetent Liars I paid for my Management Pack on 29th July 2021, I was told it would take anything up to 20 working days to receive it, it never happened though - they keep lying and miseleading me all the time. In the meantime I made numerous phonecalls and send numerous emails (they (Nadia) replied to one of my emails and to none of my phonecalls, they she did not care any more) - last time I spoke to them was Thursday 26th August when I spoke to Milly and she has guaranteed to me (her own words) the Management Pack will be send to me by end of Tuesday 31st August the latest. The guarantee did not work - I have not received the promised and "guaranteed" Management Pack neither by the end of the day 31.08 nor today (5:30pm on 1st September) yet. I have just managed to talk to them on the phone and I expressed my feelings towards their complete ignorance and lack of responsibility and bunch of lies but my call was terminated by a lovely girl Lauren who decided she is not going to help us any further with our inquiry. Why is this company still operating and people allow such practices? They should be down long time ago, there are plenty of good people ready to take over their role and deal with other people in a normal, honest and humanly manner.

Has to be the worst management company ever! Zero customer service, no responses, lies after lies, misleading landlords, often over a month to get a response, no willingness to provide contact details for relevant departments, abaolute shambles avoid at all costs

Absolutely rubbish service from this management company. We had a leak in the block in Coventry, the residents have been without water since 5th August. Water has been turned off for the whole block and no one from the management company has come to fix the problem. The worst customer service. No repairs carried out yet they want the service charge paid. Bloody outrageous!

The worst company when I saw in my life... from more than one year I have dump leak wet stairs and no light.. I've spoken many many times about this and they always promised fix that but never happened.

0-stars if possible. Since we sacked WEPM from our estate 2 years ago we have saved c.£250,000, and ongoing. I kid you not. Plus the new agent provides us with accurate and fully transparent accounts and reporting, and responds to lessees promptly and effectively, something we had only dreamed of under WEPM. My advice: get your ManCo to ditch this shower asap. You will not regret it. PS. This [honest and truthful] review is likely to be taken down [for that reason], so read quickly!

We all know how useless Wicked Estates are and they have been reported to the Information Commissioner's Office due to data breach when their laptop containing residents' details was stolen. The ICO will keep a record of this. If your data has been lost or stolen when it wasn't properly secured then report WE as well. They should be punished!

Overcharging, not using professional workman, threatening leaseholders, trying to sell properties from leaseholders by not using their correct address or emails. Failing to give directors accounts or invoices, failing to get quotes for buildings insurance and only using companies they get ‘benefits’ from. Overcharging boiler works by £40,000, failing to fix roof leaks for over 4 years and ruining leaseholders flats. Not sticking to their contract and not using the correct contract. Writing different letters to leaseholders in order to gain more funds from some. Not allowing cheques from elderly people and then charging them £50 for late payments. They should be struck off as a company, the government are letting this happen and they are failing leaseholders. Do not go near Warwick Estates...

worst customer service ever. Organisation is not responsive and treat their paying customers with total discontent. The organisation is totally incompetent. Resident get together and promote self management. This company is rubbish! No contact at all received in response to formal complaints written to the Chairman and two other directors. The property manager is useless.

Absolutely disgusting condition of our communal area. Maintained by Warwick Estates. Costing tenants £130 a month to maintain this (WHAT A JOKE)
