Horrendous management company, Never sort issues and never return emails. Looking to change them as soon as possible. Avoid at all costs.

If I could give 0 stars I would! Never purchase or rent a building that this company own they are dreadful! Leave you with leaks and mould for 3 years, do not respond to emails. The boss is rude and moans if you email her directly but the person under her is always out of office when you need her! Awful company that needs to be shut down. They do not care for their customers AT ALL

Avoid like the plague. I told this company I had moved address but they continued to send charges to the estate agent who used to manage the property. I wrote to them with my new address but they ignored this. They then proceeded to commence litigation and levied all kinds of legal charges and contacted my bank who has a charge on the property for the mortgage. Later I had to make an insurance claim due to a leak which damaged the floor. First there were all sorts of excuses not to furnish me with insurance details (photo/video too blurry, email from the plumber didn't have company letter head blah blah blah). When I asked why and how this invalidated my right to make an insurance claim they simply stopped talking to me. Almost two months have now elapsed and I have a property which is not fit for habitation and not even the contact details for the insurers. Absolute crooks.

After 4.5 yrs we've finally got rid of these cowboys from further ruining and mismanaging our property and of course completely ripping us off!! Zero communication, changing the terms of the service charges by number of beds or property type instead of sq ft as per our lease agreement without consulting us and zero consultation on just about everything else too. Excuses galore and the failure to account for why there was always an annual budget deficit and therefore increased service charge amounts each year to line their greedy pockets. They couldn't run their own property let alone hundreds of others which is shocking. Forget about ARMA or RICS! They don't mean jack! Their only concern is to keep getting paid by these fraudster agents and looking after their own interests and to fool the govt to stay in business. They're certainly not acting on the interests of leaseholders. Time to get rid of both as well and regulate the industry properly and not keep pandering the self regulation con with these fools. If your property is run to the ground on ever increasing service charges then you know it's time for these criminals to be booted out. Get a list of everyone's complaints for your property, get a petition with everyone's signatures calling for Warwick Mistakes removal and raise all the continuous failures with your landlord. Complain to your local MP as well and seek legal advice and don't give up until you get rid of these crooks. It's good riddance to these con artists! The next time I look for another property the first question I will ask is who is the managing agent? If it's Cowboy Estates then forget it I'll buy elsewhere. Never again!

Warwick Estates have just been replaced as managing agents after 3 years of ‘managing’ our block of flats. I have a number of other properties, all with different managing agents, and found Warwick Estates to be the worst I have ever had the misfortune of having to deal with. My experience with them has included repeated failures to respond to emails, or where responses have been provided, promises have been made to address maintenance issues raised, yet never fulfilled. I spent that last 13 months trying to get them to repair the door intercom system, to prevent my tenants from missing food deliveries during the COVID period. This was never remedied. Dealing with Warwick Estates has been hugely time consuming and stressful, and I am so relieved that they have now had their contract removed by the freeholder.

Since Warwick Estates took over the day to day running of The Victory apartment complex in Oldham, we've seen a well managed block of apartments go to rack and ruin, with breaches of fire safety, and breaches of other health and safety so serious that Greater Manchester Fire and Rescue Service issued a prohibition notice, ordering residents to leave our homes. The failures of Warwick Estates are shocking. We discovered that the fire alarm system was faulty, which caused Greater Manchester Fire and Rescue Service to stop responding to it. The fire safety, and other health and safety failures of Warwick Estates are so serious that the company should be disqualified from acting as a managing agent. Warwick Estates is responsible for managing fire safety, and all health and safety, and for managing the checks, servicing and maintenance of the fire safety systems and fire prevention systems, but they failed us miserably. They take our money but do little with it in terms of keeping us safe. This is just another instance of Warwick Estates gambling with people's lives and wellbeing. Fortunately the authorities intervened in time to prevent a catastrophe this time. But Warwick Estates' reputation is already in ruins, and events unfolded quite differently when Warwick Estates failed to ensure maintenance of a lift in another apartment block which led to a fatality. It's a game to Warwick Estates, taking service charge money, doing as little work as they can, then hoping nobody finds out about any serious breaches of fire safety or other health and safety failures. Greater Manchester Fire and Rescue Service found there was a risk of the spread of fire on the premises which was posed by significant defects to fire doors, holes in fire resisting construction and a defective fire warning and smoke ventilation system. They also found that in the event of fire, smoke and fire would affect the means of escape, preventing a full and safe evacuation. It appears that Warwick Estates just does not understand, and does not consider it important to have functional fire safety systems. It was no surprise to learn that the current fire safety arrangements, managed by Warwick Estates, were deemed after inspection, to be inadequate and in parts defective, resulting in residents being ordered to leave our homes. Fire extinguishers were missing, smoke alarms appeared to be broken, the fire alarm system displayed numerous warnings and faults, a smoke vent in the roof was wide open, carpet was missing from stairways, and doors which should have been securely protecting utilities, including electricity, were swinging open. If you consider fire safety to be essential in your block of apartments then do not appoint Warwick Estates as a managing agent.

Forged Fire Safety Certificate (EWS1 External Wall Survey). It has recently been uncovered that Warwick Estates engaged the services of a clearly suspicious company which charged our development £110,500 and in return produced a forged EWS1 fire safety certificate. I can only wonder why Warwick Estates has been caught up in a scam which produces forged external wall fire safety certificates at a huge cost to leaseholders. The certificate displayed a forged signature of a chartered surveyor who had absolutely no knowledge or involvement with the fire safety survey. A quick check of the so-called fire safety and specialist facade inspection company appointed by Warwick Estates reveals it was set up just months earlier, it has just one director, who is 22 years old, and is helped by his father who has a long list of failed companies behind him, owing massive debts. This is all public facing information and easily sourced. I cannot believe that Warwick Estates has involved our development with such an obviously dodgy company. After the tradgedy at Grenfell Tower, we need professionals who we can trust. Several years since the tradgedy at Grenfell Tower, we still do not know whether the facade of our block of apartments is safe, as the forged certificate presented to Warwick Estates is not worth the paper it is written on. There is no urgency in any of the services we receive from Warwick Estates, and they are clearly unprofessional and untrustworthy. Do not trust Warwick Estates or any of the companies they mix with.

This is a company with low standards and an aggressive nature to extract an increasing amount of service charge money from residents. Service charges have doubled in 3 years and standards have dropped considerably. The cost increases are totally unreasonable and unjustified but failure to pay the increasing charges on time results in Warwick Estates taking prompt legal action. Avoid Warwick Estates at all costs. I cant stress this enough.

if you value your property DO NOT USE WARWICK ESTATES, they have run our apartments for 4 years, the lift doesnt work the secure doors dont work the cctv dont work the secure carpark gates dont work we have had homeless living in the bin store the list is endless. we finally got the accounts ending 2017. £7000 surplus which we have yet to get back, i dnt no how they are allowed to trade fraudster. if you have put a review on here, please do the same on trust pilot, there getting there staff to put good reviews on there. the photo is our bin store.

Due to an outstanding charge, Warwick have blocked the possibility of communicating with them. Instead appointed a debt company. The extra charges are very excessive considering the Covid Pandemic. Not sure how to communicate so have to use this option as the debt company are very vague. What are the rules for collecting money during the current year? Who are the regulatory bodies and instructions to leaseholders. Due to the previous history might have to take the Court option. Have tried to liaise hoping to come to an understanding/agreement but a nil response. Covid is not taken into consideration.

Once again the security to our property isn't taken seriously. A basic task of checking doors or gates can't even be carried out by those on duty. Absolutely useless! The first time the doors weren't even close enough for the latch to connect. This had to be reported by residents and should have been resolved by the staff on site. What exactly is the point of having a concierge if they can't even look after the place or even carry out basic tasks or take ownership of faults! Now that the problem with the doors has been fixed you would think the staff should be able to lock the door and secure the premises. Unfortunately, there's no confidence because I found the door once again unlocked and the property unsecured and accessible to the public. We've had bikes stolen because of shoddy security. There shouldn't be any excuses not to lock the doors properly. Sadly and disappointingly our money is wasted on incompetent staff who can't even do the basics where cleaning isn't carried out properly because the concierge don't even check. Ultimately, this is the result of a useless managing agent who can't delegate or assign duties or tasks to the concierge to carry out or check what's been happening.

We have received an invoice for just under £600 for something called the 'london road external schedule'. Never heard of it, never had this before, no explanation of what it is, what it entails, just give us your money before 14 december '20. This is purfleet in essex, anyone else had this or know what it is.

We have received a email stating a demand of £232.33. There is no breakdown just that Warwick Estates have over spent!!! So they are demanding we pay this amount. They have already had £920. 87 the 8th of September.How can this be legal?. I am appauld and worried sick... Its like me having a wage from my employer blowing it all and then demanding more because I have spent it all

Extremely poor property management despite what their homepage states. They have mishandled our accounts for 4 years and are now demanding thousands of pounds in back pay with no clear explanation. We also lost heating and hot water for a week in March 2019 and are expected to pay for boilers which broke down after less than 4 years of use. This is also to do with Martin Skinner, former CEO of Inspired Assets & ex-convict, cutting corners when redeveloping the property. Warwick are a nightmare to deal with.
