Don’t go near these people!!!! They block manage our apartments and choose to issue forfeiture of lease notices rather than service charges. Also heard of another block Residents committee who have just sacked them for same scam and not even issuing annual report. Their block management departments needs to be criminally investigated which is why we are going to the regulators.

The worst experience ever The worst experience ever. Client service is non-existent. It is 2 weeks now that KFH has left us with no central heating or hot water since day of arrival. Flat was let in disgusting filthy state, we had to find a cleaner ourselves because KFH couldn’t do even that, though Landlord agreed in writing that flat will be cleaned to professional standards. In a nutshell: 1) we have lived in a cold flat, with no heating or hot water for 15 days now. KFH’s contractors (plumbers) are absolutely useless and have had 2 weeks to fix the boiler, just to leave it all as it was since day 1; 2) flat is dirty and stinks of cat’s urine; 3) washing machine is not working, so it means we have to take our clothes to laundrette which is extra time and money. I email and call to Management Team daily and all I get back is a “lip service”. They couldn’t care less. They’ve heard it all before, while their tills keep ringing. Shameful and dishonest conduct! Yet again, they have cheek to wait for my next rent to “probably” fix some of the many problems in the flat. Our so called “Property Manager” Tilly Ottaway tells me in my face that KFH has taken my first rent as their commission and they don’t have funds on client account to fix my urgent needs for heating and hot water, when we parted with 4,000 pounds! Unbelievable crooks! KFH has taken my money and laughing in my face! Strongly recommend to avoid KFH services. I regret signing the contract with them. I am taking legal advice and most probably will be taking KFH to court, as nothing else seems to work!

Unprofessional is an understatement. My partner had a contract with KFH Beckenham for his property which we now live in together after having our first baby. As his current flat is now too small for our little family, we decided to search for a bigger home but before we went ahead we organised a meeting with the branch manager Simone Young, my partner's landlord, myself, my partner and the new letting agent from KFH Chislehurst who was helping us find a new home to discuss ending the current tenancy. We left the meeting satisfied as we came to a mutual agreement in terms of moving out. A couple days later we placed a deposit for our chosen new home and had started the referencing process. Simone Young had then advised our current landlord to withhold providing us the landlord's reference until they found a tenant/ buyer for our current home! This was not part of the agreement and Simone was very sneaky to advise our landlord to do so behind our backs and going against what we discussed in the meeting. This caused a massive blunder in our referencing process as the landlord's reference was a crucial step that needed to be completed. To sum it all up, Simone's ill decision to advise our current landlord to withhold providing us the landlord's reference has now cost us our new home which we spent months searching! Simone has left us a young family in a crowded flat due to her incompetence. I have an 8 week old baby which makes it a lot harder to house hunt and find time for viewings as I'm not only a new mother but I'm also trying to adapt to motherhood. I cannot express how upset and annoyed I am that we have lost out on a property that we fell in love with and was looking forward to moving into all because of Simone! When I found out that we were no longer moving and had to start our search again I honestly could of cried. I cannot recommend KFH Beckenham as I find them utterly unprofessional and heartless. A lot of our time wasted due to Simone's mess.

West Hampstead branch Please be careful when using this company. They seemingly work on behalf of faceless companies that seem capable of taking your property without the legal right to do so. This company seems to use very questionable methods and tactics in order to gain unlawful entry to your property therefore breaking and entering seemingly without the correct or in fact any legal court paperwork in order for them to do so. They then seemingly dispose and destroy your property and make you homeless. I was paying my mortgage monthly in full when this occurred to me. If you have also been a victim of this seemingly unlawful process and you think your property has been repossessed get legal advice as this may be a scam and they may not have the legal right to do so. This is a disgusting and unethical way to do business and they seem to do the dirty work of other companies. Please be aware as i would not want anyone to face what i have

Used KFH to let and manage our property and the service was atrocious. We selected KFH as we had bought our current property from them, and it was well managed; lettings is a very different story. There were issues needing to be dealt with urgently and they simply did not respond to emails or calls from the tenants. They also never told us, as landlords, what was going on (likely so they could blame us for the delays). In the end, the tenants found our contact details and reached out directly to get our help. After dealing with most issues ourselves, we cancelled the "management" service. The contractors KFH used were overpriced and not very good. We are still dealing with issues caused by poor works performed by their contractors, some of which have been major. Avoid at all costs.

Awful exploitative and will say anything to make a sale. Was promised the day before moving into a rental property that the property had been cleaned and bad repairs to the walls made by previous tenants had been fixed. We arrived to a filthy house - crumbs on the floor and in the cupboards, cobwebs and spiders in the corners of the walls, dust on everything and stained carpets. There were still holes in the walls. On phoning to ask about the condition of the flat was told that they didn't manage the property and I would have to take it up with the landlord, despite their promises that they had inspected the flat before we moved in. Disgraceful and not only would I never recommend, I would actively caution against using them.

Worst agency ever!Had my flat invaded meaning , the the agent Mourak from South Kensignton entered my flat without my permission, going though my things,and absolutely nothing was done! by the manager! and now after moving out he wont answer my emails or phone calls, so unless you want someone invading your house without your consent or having trouble having our deposit back stay away.

KFH has taken nearly £4000 in rent and deposit and left us with no central heating or hot water for 2 weeks since day of arrival. KFH have failed their legal obligations to do major repairs and maintenance, promising to provide a professionally cleaned flat, but we had to find an unsanitary nightmare that hadn't been cleaned in months, a new washing machine that doesnt work, a boiler that hasnt been repaired. Even the inventory agent was apologetic. KFH didnt provide a cleaner so we had to find and pay for our own on day of arrival and take extra days off to delay moving. KFH has not reimbursed us for the cleaning and won't pay to clean carpets stained by cat urine, upholstery covered in pet hair. KFH has failed to provide any measures to the promises they broke in the Terms of the Agreement. KFH say they are doing all they can but have done nothing. KFH are waiting for our next month's rent. KFH has knowingly left us without access to heating and hot water and broken the law. Do they care? Of course not. Dont be duped. Avoid.

Bully-like behaviours from Catherine and Maxine at the Beckenham branch. They first tell you your offer is accepted, then all of a sudden it's not anymore over the sellers needing to complete as soon as possible and another offer seeming to have more chances to complete earlier. This is all based on lies spread by the KFH Lee branch, which we use to sell our flat, which was part of the chain, depicting a much worse picture than it was about our situation. Had to offer 15K more and then magically all those queries still pending were not a problem anymore. Several regulation requirements were not immediately met by the sellers and we had to make sure all the certifications were in place but Catherine and Maxine kept putting incredible pressure on us and at some point they even started bullying us threatening to introduce more potential buyers to scare us and push us to complete as soon as possible. We manage to turn the entire deal around in less than 8 weeks, meeting the requested deadline, only to be told 2 days before than the sellers weren't ready to exchange and we ended up moving in 17 days later, creating a huge amount of issues in our planning. Catherine and Maxine behaved in an appalling manner with us, and although they will say they can't control all the moving parts and that they were only trying to make things work as per the sellers' needs, the reality is that they only care about their commissions and they would use any scare tactics, including bluffing and lying, to get them.

Today I have a mission, and this mission is review KFH Kennington branch in all the places I can find in internet. Why? because they were the most incompetent team I ever dealt with and I want to make sure, if you are renting, to use a different agency because I heard so many lies coming from Roxanne and Valery mouth I can write a book. IF YOU ARE RENTING, AVOID AT ALL COST.

Although their sales sites is full of 5 star reviews, reality is very different. Clearly they mix the two for a better average- cynical ploy! Our estate managers are often ‘on annual leave’ or ‘on site’ visits. Responses are therefore slow in coming if at all. Am owner/occupier of long-standing. Promise much-deliver little- charge extortionate service charges.

Do not respond to urgent issues, such as water leaks, getting up to date keys from tenants when locks are changed over weekend from faulty locks, so then have no access to your property ! Failing that theyvlose keys anyway. They only use block management companies that are rated as low as them, let them charge £85 and £95 for a quote for ANYTHING so you cannot get 3 quotes, too expensive. Those block mgmt companies are 'fat cats' who do unnecessary works, poor standard and for twice as much as you would get it for. When you have to find your own tradesman then they do not help,they just give the trades people your tenants phone number, never you, to sort it out themselves. They refuse to change contractors even though they know they are awful. Ratings of 1.4 on average, same as KFH! Major works not checked by KFH. They give misleading advice about legal requirements, over charge if you are not on the ball. Worst management company I have ever dealt with. Now going to get rid of them! From one landlord to another, do not go anywhere near them!

Although We have had good experiences with the team we dealt with when we needed to rent a house, we are having serious issues with the team that manages the house we are in in behalf of our landlords. There have been problems that were supposed to be sorted even before us moving in but nothing has been done so far and a year has nearly passed. They are not responsive at all, they will never call you back unless you chase them constantly and I keep having different people asking me what the problem is (it seems there is a high turnover of people and apparently the new person that joins does not get all the information needed to sort those issues) and we have just been left with some serious issues although we do pay our rent on time every month. So if you rent a house through them (Wimbledon) I would really avoid any house that is managed by them because you might find yourself in a very stressful situation!

I strongly urge anyone considering Kfh property mismanagement services to think again. We have an illegally smoking kfh care(less)taker innapropriately storing trash and flammables in the parking under our flats (whilst he is smoking see pictures), He decided my parking space was the prime trash store (expressly without my consent) and it took me 10 months to get it back. He isn't even on the premises in the afternoons although we pay for a full working week. KFH DOESN'T GIVE TWO HOOTS ABOUT ANY OF THIS. The accounts is also a random number generator (it took one year for them to investigate a query I raised then they immediately started harassing me for payment) The property mismanagement disservice they fail to provide is run by an incompetent boys club (these fail to qualify as men) Richard, Gavin and Carl who cover for each others total failure.

Worst Experience - Do not waste your time and money! 5 different estate agents communicating with myself but not with each other- They sent the wrong information to the landlord and I had each one telling me different things - They'll take your holding deposit and then completely ruined your offer by giving false information over. MASSIVE SCAM - AVOID. Shelley Matczak and Alex Bogarts are the estate agents that completely failed at doing their job.

Do Not Use this agency! After taking a holding deposit from you they still accept other offers and ask you to increase your offer. We were on our way to see the property and they were bullying us into making a final (higher) offer. There was no good faith, the fact that we had already paid the holding deposit down. The agent was rude from the start (Haydar) in the Canada water branch.
