This company is being investigated by the National Fraud Intelligence Bureau under: British Government Fraud Act 2006 chapter 35:
"(a)section 2 - fraud by false representation" for fraudulently overcharging me/ my company for cleaning services, sundries & resolution charges with evidenced discrepancies being invoices from the cleaning company employed by Luke stays vs. Luke stay's client monthly breakdowns. I have requested evidence and they have not provided to the contrary therefore are at a minimum: in violation of the British Fraud Act 2006 chapter 35: "(b)section 3 - fraud by failing to disclose information"
This is only 1 item amongst many they are due to be investigated for while 'managing' my properties which has resulted in a substantial loss every month under their management Yet they did the 'professional' checks prior to taking on the management of this property.”
“Booked 2 houses in April for a business trip, one house was littered in syringes and filthy, the other had not been cleaned, rubbish and mold every where. We contacted Luke stays immediately as we could not use the accommodation one replacement was offered, this house was just as dirty as the others, food everywhere, personal belongings all over the house, it looked like someone was staying there so we left.
Contacted Luke stays again they said they were sorry, we requested a refund at this point they said that would not be a problem, now in December we are still waiting for this refund. The person who is responsible for refunds at the company has been unavailable since April to come to the phone, anyone else who answers either can not help or says the payment will be made by the end of the week.
We book hundreds of accommodations a year, no company has ever been as bad or dishonest as Luke stays. Avoid!”
“We booked an appartment in Newcastle via AIRBNB for 5 people for 2 nights after organising a bike ride cross country following Hadrians Wall. Supposedly a superhost, I was told yesterday that the appartment was no longer available just two weeks before arrival. No explanation and a simple curt message. Had to arrange further accommodation at very short notice. Great North Run that weekend too…. May have a better offer? Be careful with your bookings, wouldn’t want you to suffer like we are!”

I booked to stay with “Luke Stays”, via “Booking.Com” for two nights (24th & 25th March 2023) earlier this year.
The apartment was tatty and unkempt. There was water damage to the bathroom ceiling and walls, as well as a large puddle on the floor. I had very clearly booked a room to sleep my family of four, only to find that there were an insufficient number of beds. The one bed that was available had stains on the sheets and was soaking wet – impossible to be used for its intended application!
I arrived at said apartment after a 5 hour car journey at 23:30 with two very tired and fed up children. After a brief period of trying to sleep on the cold hard floor, me and my family had no choice but to leave and seek alternative accommodation at additional financial and emotional cost.
Customer service is non-existent! They are a nightmare to get a hold of and seemingly do not respond to e-mails. I was promised a refund for my inconvenience and quite frankly, their misselling. The refund hasn’t materialised. I have all but given up…
I was advised to take the complaint up with Booking.com who in-turn told me there was nothing they could do and that the vendor had refused to cooperate. I have since sent multiple unanswered e-mails and have been left extremely dissatisfied and out-of-pocket. In the absence of a refund, I will take solace in the hope that I can prevent another unsuspecting customer falling victim to this company.”
“I and my family spent almost 8weeks in the Luke's stay facility in pallion and Roker area of Sunderland United kingdom ,the experience was very pleasant ,the accomodation provided us the opportunity to feel at home ,most especially the way and manner the manager Mr thumber remained warm at all times , we look forward to having them host us on our next trip to Dubai”
