Bought it for my basement salon sink. Pushes out water quickly. Bought it after reading great reviews.

It is working great. I had the same brand for the past sixteen years. Don’t know how long it was here before that. Took about an hour to install.

Install an auto vent if you're not taking out a permit.

SUMMARY: Pump will work just fine, if you clean it. I recommend cleaning it every year.IF YOU DON'T CLEAN: The float switch can get stuck. Stuck in off position - fine, water doesn't move and you overflow. Stuck in on position - motor burns out.HOW TO CLEAN: Only hard part is getting the pump in and out of its location. I designed the piping so that I can easily disconnect. If you're using PVC, just put some flexible couplings. I take it outside and use the hose to get the solids out of there. There's an inspection cover - few screws and it's off. Very easy.MORE DETAIL: I bought the 405 just because I wanted a little more power in case large solids or high temp water enter the pump. I use it for 1 kitchen sink and 2 showers. It can handle all (3) at once. The 404 would probably work just just fine as well.OTHER RECOMMENDATIONS: Put a balancing valve on the discharge of this pump. Dead head is 34feet. Granted, that's not a lot of pressure (approx 15psi). But I'd prefer to have less pressure down the line (I never fully trust PVC piping under pressure). I'd rather the pressure be just after my pump and before the balancing valve where if a leak occurs rather than behind a wall somewhere. Any PVC ball valve will work. Just throttle it a bit, but not too much that you completely restrict flow.Hope this helps!
