This home is very well maintained and in a great location to enjoy Pigeon Forge and Gatlinburg. The home is very clean and spacious for 8 people. It has a great game room and movie room for all to enjoy. Having three bedrooms and three bedrooms and three bathrooms was great. You won’t go wrong with this house for a family with kids! The kitchen has all you need for general meal prep but I wouldn’t call it gourmet. The home does not have towels for the jacuzzi and there were not enough towels for 7 people. So pack extra. Right now the neighborhood has a ton of new construction. Workers and large trucks start at 6 in the morning, they work past 7 at night and all thru the weekends The home next door is being newly built. The neighborhood has no rules for quiet time so vacationers can enjoy their rental. One morning a large truck with excavation equipment arrived at 6am which they proceeded to unload and move around the yard. Men were even cutting tile all day on Thanksgiving when we were trying to enjoy time on the deck with family. The rear deck and chairs were covered from construction dust. The home itself is lovely would stay there again when the construction in the neighborhood is complete or the HOA puts some limits on workers and times they can work, and I would just pack more to prepare to stay.

Upon arrival at the property in Pigeon Forge @ the 4PM check-in time the keyless entry was not working and did NOT work the entire 7 day stay. Since the keyless entry was not working Property Management had me try the lockbox on the porch for a spare key, which was not present. Then they had maintenance call me who told me they would drive to the office in Gatlinburg to get the "only" key and bring it back. We had to wait at least another hour on the porch of the house until maintenance showed up with the "only" key. Upon entry to the home the WI-FI was not working, and it was NOT fixed until day 6 of our 7 day stay even though I was constantly following up with management. There is terrible cell service in the neighborhood and surrounding area so it is critical to have working WI-FI to make a phone call or receive a text message in case of emergency. Plus all TV's in the home work on WI-FI and I also believe it to be the reason the keyless entry was not working based on what the maintenance person told me. On our own investigation it turns out the Xfinity cable that is not buried in the ground had been severed, I suspect run over by the mower/weedeater, which by the look of the weeds at the home, had not been maintenanced in weeks. Also upon entry into the home one of the 2 AC units was not working. Maintenance placed two portable AC units in the home until their HVAC maintenance person could get to the home the next day. The unit was fixed on day 2 of our stay. Just about every day we were requested to leave the "only" key, and the only way into the home, in the lockbox on the porch in case maintenance or service provided showed up to fix AC and WI-FI. Not to mention 1 key for two families is pretty inconvenient as well. Things of less relevance to my family but worth mentioning to next visitors. If you are visiting during Summer 2022 there is construction on the right side of the house and the house is 3 levels with 1 bedroom and 1 bath on each level, but only 1 bedroom has a private on-suite bathroom which is on the top floor. The following was not shared with property management as my main concern was WI-FI, entry and AC during our stay. Each of the 3 bathrooms has plastic shower liner in 2/3 bathrooms the liner was mostly torn away from the shower rings. On first level the fix was to tie the shower liner up to the shower ring on the top/3rd level the fix was to leave it hanging there so I pulled it through the rings to keep water off their floors. I mention this because I think this is a very easy and inexpensive fix by maintenance. Property gets 3 stars only because it was new, clean, well decorated as advertised, in a nice area/neighborhood and we enjoyed the pool table, arcade games and theatre room (we brought our own DVDs) but all of this good was offset by the poor property management. Feel if maintenance had checked home prior to our arrival all of these issues with entry, WI-FI and AC could have been addressed before our arrival or at least soon after.
