We had 3 or 4 of the estate agents round who were High St based who wanted to charge us anything from 1% to 1.5% which on a £350,000 house is quite a lot. I then came across Nick at Nest who were based in Rayleigh, done everything the same as the others but only charge £1495 with No Vat. The service wasnt any less and he actually sold our property within a week. 5 stars without a doubt.
