I was planning to purchase a beach house and sell two rental houses. The ability to quickly have signed contracts was extremely useful so I could start my beach house shopping. The offer prices were competitive and I didn't need to worry about making repairs after the tenants left. The ability to adjust the closing date was also a big selling point.
