Opendoor submitted an offer on a rental property I was selling. The initial offer was close to market value and even though they were charging 5% in fees, the convenience was worth it and the price was fair. They completed their inspection and made price adjustments for the necessary repairs...this was fair and expected. However, they also reduced their offer price by 100k (25% off the original offer). Their pricing algorithm took size, location, condition, and age into consideration to come up with their initial offer. None of those variables changed. We inconvenienced the tenants and wasted everyone's time because they arbitrarily changed their offer price with no explanation. Keep in mind, the repairs were a separate reduction. This unscrupulous company pulled a bait and switch. Ever since their biggest competitor, zillow, dropped out of the iBuying business, opendoor's business practices have gotten more sleezy.
