My experience was on the selling side. Fair initial offer of 161K, followed by a repair line item of almost 28K on a 161K offer. The repair line has no detail other than it may need new roof, HVAC, even though the house was just renovated and does have - new appliances, roof, Hvac - you would be hard pressed to find 5K of repairs to make to the property.
