Lack of professionalism. Stay away!
I've made an offer which according to the agent had been accepted (congratulations bla bla bla). I've started all the process, hired a solicitor, completed the mortgage application etc. A couple of days later, the vendor contacted me directly and said he had accepted another offer and that mine had never been accepted, no word from the agent. Total incompetence and waste of time.
