They take their money then do no work, half hearted efforts to arrange viewings.
Avoid avoid avoid. Once they have your money (even if you opt for pay later) they have it and stop bothering as there is nothing in it for them. Then you get chased for a fee 10 months later, £2200 wasted to market a flat, with nothing to show for it.
