Product easy to mix and apply, but even after multiple (2, initial, plus one additional after 6 months) applications, the ground contact rated pressure treated deck does not appear to be quite what I would consider waterproof. But the wood looks great, the natural color is excellent, and I just bought another 5 gallon concentrate to continue applications annually, if not more frequently. This is certainly better than other products purporting to protect exterior wood surfaces.
