Turbotenant has all the features you need for property management from collecting rents, accepting applications (credit report & background checks), document signing and maintenance requests. The tech service has been able to resolve a few errors that I encountered within 1-2 days.
For payments it can take 5-7 business days to receive your money which can hurt your cash flow if you have bills due in the first 15 days of the month. They offer faster payments for a fee and reminders are sent 5 days before rent is due. Tenants have to pay a fee for credit card payments.
One note is that even though you receive an email showing a payment was made that doesn't guaranty you will get the payment, which can be declined if the tenant does not have sufficient cash in their bank.
I have not used the expense tracking feature, but now that the tax deadline is approaching I see how it could be a useful feature.
One area of improvement with the maintenance requests is the messaging is indirect- I get an email with the subject, but I have to log on to see additional details & reply, which wouldn't be difficult to include in an email.
I had to ask someone to figure out how to log out the first time, so I appreciate logout buttons in the top right corner of a website- not buried in a menu somewhere.
