“We have used WB to design for our single storey extension in Apr 2021. He seems good at first until things go pear shaped. He maybe ok to design simple extension with no complications. His wrong calculation of the depth of foundation meant we had to pay thousands of pounds more than expected to dig deeper when this was realised. His structural engineer (named Has) has made multiple mistakes and the plan had to draw again and again. We had to pay for a new draw planning permission for their mistakes too. Our house lies on a steep slope down to the garden and Waqas and Has did not take into consideration this aspect as well as surrounding mature trees that can affect the foundation. He recommended a party wall surveyor whom cost us £500 for insisting with our neighbour we could use up to the border even though we didn’t want this.
That is not the worst part of our story. We later found out from our builder (who we have found ourselves on the internet) that Waqas asked him for a massive commission of £5000 from this builder into his pocket. This money should have put into our house project and not in his pocket. If you want your hard earned money to go to the wrong pocket. Then go ahead and use him.
He also recommended a cowboy joinery called Apt Bespoke Joinery from south london for us. This cowboy joiner (called Nick) has basically took 90% of our money, delivered 50% of the worst work you could imagine and run away. Nick supposed to do 1 oak kitchen window, 1 oak big window connected with oak bench and an oak door. This guy made multiple excuses for not delivering the work for 7months. He did not seal the windows and water leaks internally, he used the pdf oak layer material instead of real oak as priced, he never picked up the phones, he made excuses for not turning up for 7months and making our lives hell. We could not have a door during winter months, the windows are leaking with water and we constantly freeze in the new build extension.
All in all, no, I will not recommend Waqas and his team to do your house. He is an interior designer, not an architecture or structural engineer. He used a team of incompetent individuals, making our lives hell from Apr 2021 until now Feb 2022 as things still not sorted.”
