TLDR: Beware - this is a completely passive process. Yopa does not maintain their own database of buyers, so there are no newsletters or pro-active engagements to potential buyers. Yopa relies solely on inbound leads from the main portals, so there is no outbound selling, at all.
We had high hopes on appointing Yopa as our sole agent, having been reassured by the local agent that our property was well priced, and that there was demand for similar homes in the area. However, after 4 weeks on the market, we had yet to receive a single viewing request. When we queried this, we were offered a reshuffle of the photos on the advert. This remained the most innovative action offered by Yopa during our entire 10 month engagement. We only ever achieved 5 viewings, with 3 buyers, and 0 offers across a 6 month period. During this period we reduced our price and completed home renovations to try and entice buyers, but Yopa was unable to offer any additional support.
Despite this total failure to sell our property, Yopa's T&Cs mean we are still paying the full fees. Even considering their costs (photography, portal advertising, viewings), this feels like a con where sellers are set up to be stung.
