My experience with YOPA has been nothing short of frustrating and disappointing — it felt like an organised system designed to take your money, whether or not they actually help sell your property.
From the outset, the local agent, Ben O'Neill, assured me that it was a "seller's market" and strongly encouraged me to go for the most expensive marketing package, subtly implying it would lead to better visibility and more viewings. I trusted his advice, but that trust was quickly eroded.
In three months, I received only one viewing, and even that felt staged — the prospective buyer was in and out in under two minutes, and I received no feedback whatsoever. That was the extent of YOPA’s "efforts" to sell my property.
Eventually, I had to cancel the process, yet I am still being forced to cough up £2,500 as per their contract — despite receiving little to no value for money. Taking the matter to the Property Ombudsman turned out to be a complete waste of time, as they sided with YOPA, unsurprisingly.
My advice:
✔️ Print out the contract and read it thoroughly — not once, but multiple times. The devil is in the detail.
✔️ Understand that YOPA gets paid whether they sell your home or not, so they have no real incentive to go all out for you.
✔️ Stick with your local estate agents who offer a "no sale, no fee" arrangement. That model puts the pressure on them to perform, unlike YOPA’s upfront fee model or pay later.
YOPA is all marketing and no results. Don’t fall for the smooth-talking agents and their vague promises.
