They were unable to provide a trustworthy explanation for the unresolved withdrawals. After that, one day my account was frozen. I would advise researching further reliable choices like i did and found help with T O N E L I M I T E D. where my money was recovered for me within two days.

Absolutely disgusting service from Adrian Robinson, paid for a level 3 survey and it was completely useless, just a load of excuses in the report for why he could inspect different areas even though the homeowner was present and willing to move anything that was in the way, nothing but a cowboy, I will report him to the regulators as he is just scamming people out of their money and leaving people to have to pay for another survey afterwards. We wanted to ask some questions about the survey and he never called us back or answered our emails , I will call him every day until he answers. Do not waste your money! This is the first page of the survey so you can see the quality of his work for yourselves: At the time of our inspection, the property was occupied and fully furnished with some floors covered. The furniture, including fitted or heavy freestanding storage units, seriously restricted access to the floors. We were, therefore, not able to gain access to the structural slab or to the timbers and boards beneath the coverings. To undertake a more comprehensive inspection, including removal of floorboards would require express permission from the vendor or owner of the property. Should permission be forthcoming indemnity against damage during such operations would also be required. Stored personal effects throughout the property restricted the extent of inspection possible. The inspection of the main roof structure was limited as it has been covered internally. As sections of the roof structure could not be seen, such as the lower ends of the rafters and the wall plates, it cannot be confirmed they have not been in contact with rainwater. It is not uncommon for timbers in these areas to develop decay and further inspection is recommended once the roof space has been cleared. Many parts of a building such as foundations and sub-floor areas are concealed during the inspection. Also, we have not inspected woodwork or other parts of the structure that are covered, unexposed or inaccessible, and we are, therefore unable to report that any such part of the property is free from defect. Due to site constraints, our inspection of some high level elements of the property was severely limited. Consequently we are only able to comment upon those areas that are visible from vantage points within the boundaries of the property, or adjacent public areas. As it was not raining at the time of the inspection it is not possible to confirm that the rainwater installation is free from blockage, leakage etc, or that it is coping with long periods of heavy rainfall. Binoculars were used to examine roof slopes. Chimneystacks etc, externally, and a hand held damp meter was used internally. As far as the service installations (gas, electricity, hot and cold water, space heating and drainage) are concerned, our inspection was a superficial and tests were not carried out. In the absence of specific tests by appropriate professionals, we cannot give any warranty as to their condition, design or efficiency. The central heating system was not tested. The assessment of central heating is a specialist matter governed by regulations set out by various bodies. We cannot guarantee that the installation fully complies with these regulations. If you require further assurance on the heating installation we must recommend that a specialist heating engineer be asked to inspect and report on the system. We will be pleased to arrange this on your behalf if required. We have not arranged for any investigations to be carried out to determine whether or not asbestos, High Alumina cement, concrete, calcium chloride additive or other deleterious materials have been used in the construction of this property and we are therefore unable to report that the property is free from risk in this respect

Appalling! Missed alot of things wrong with the home I bought, if I'd of known about the problems I wouldnt have bought the house due to financial reasons. Sent countless emails to tge agent with no reply or remorse. Definately would not use this agent

Adrian Robinson former surveyor at Sykes Robinson. Sykes Robinson missed £45,000 worth of problems on my house. When I complained about the problems Mr Robinson was the man who came to review his partner's work. He was supposed to send us a letter detailing what he found instead he sent an apology note citing a family emergency and dropped off the face of the earth never to be seen again. As of this week the Financial Ombudsman found Sykes Robinson in breach of their contract and stated that they had failed to follow the RICS guidelines. I think that tells you everything that you need to know about his man and the work that he does. Do yourself a favour and never ever consider getting a building survey from this joker and use absolutely anyone else on this earth before giving him a penny of your money.

Wrote a review on here before but it clearly has got deleted. Do not go with this company Adrian is the most disgusting unprofessional human I've ever met. Came to do our surveyor mentioned how our electrics and roof needs pointing so we got the previous owners to do this which was wonderful. However!! He marked our ceilings as a 1 no work.needes in great order once we moved in we noticed a crack which over days and I mean days got bigger and bigger it looked like the living room ceiling had been patched up something that was extremely noticeable which Adrian missed. I constantly text rang and emailed but got ignored. I emailed saying my ceiling was on verge of collapse and how he needs to come round and take a look. When we eventually got a reply I got told as a women to stop over exaggerating and how its not as bad as it sounds. That night the ceiling fell! Sent Adrian pictures of it and he came round the next day to have a look wasn't bothered in the slightest we had our nephew round!! What if something happened and he got hurt or any of us.. Adrian then went back to the office 3 weeks after said he would give us 100 back for being annoying and how he wanted us to stop pestering him about claiming it on his insurance and to pay for our new ceiling. Baring in mind he showed us 1 picture of half the ceiling which didn't even show the bit where it was cracked He said no to this and how if we want to go further in court!! He is the most rudest man and to give so inaccurate surveys he should be sacked!! DO NOT GO They will be problems with your house that he won't pick up and take no responsibility for his actions when there's clear evidential proof hes wrong.

I initially missed the opportunity to have my home buyers survey from the bank. I then looked around online and chose Harp Chartered Surveyors Limited. The service is received was very poor as the surveyor Adrian Robinson missed out on many simple issues with the house that I purchased. On the report he stated; - the pointing of the chimney stacks were of good condition but needed further checks. However, I realised water falling between the cavity wall in the bathroom wall and builders noticed from ground inspection that the pointing of the chimney stacks is causing this. - the roofers also noticed day light entering the loft through the tiles. The falling tiles have also allowed water to fall in between the walls and in the cavity. However, the surveyor did not notice any of this according to his report. After continuous emails being ignored I was really annoyed. I eventually manage to call him and then he stated he will get back to me tomorrow. It did take over a week and constant reminders! I have made a complaint to the RICS.
