Warning to potential customers to avoid LMB Group Ltd at all costs! I have over 30 years’ experience working with contractors and builders, and I have never encountered anything so terribly managed in all aspects. In November 2021, we paid LMB Group Ltd £13,000 as a deposit for them to finish a Loft conversion project. It was due to start January 2022 and to be completed in around 9 weeks. The work did not start until June 2022, and they demanded £6,768.00 more before starting. By the end of 2022 we had paid LMB Group and their subcontractors over £64,000, but the work was never completed. The project management was non-existent. The communication was appalling, they ignored my phone calls and whenever there was an issue with their subcontractors, they passed the blame to others or even to me. The subcontractors hired by LMB Group were unskilled and incapable of performing satisfactory work. There were multiple mistakes and cover ups including: • The fireboard was not installed – this meant the work did not meet building control regulations. • Insulation in the bathroom was not installed. • The plumbers made numerous mistakes, like water from basin was running through the roof tiles. • The roofers left the ridge on the roof unscrewed and the rest unfinished. In January 2023 (one year after the 9 week project was supposed to start) the situation was so dire and stressful that we had to pay another company to finish the roof and install the fireboard so we could pass build control certificates. Despite communicating all these issues to LMB Group, we did not receive any compensation from the company or Mr Lee Murphy. We were only offered the money for the fireboard installation if we agreed not to write any negative reviews about the company. There are endless other issues I could raise, but in summary, avoid this company at all costs. They will take your money and cause more issues-it is a total scam.

Everything in this review can be verified with screenshots of WhatsApp conversations or emails. There is no speculation or hearsay in what I write. I'm not a competitor (as Lee Murphy tried to tell me all his bad reviews were!) I would not use this company again if they were the last building company on Earth! Between Lee (Co. director) and Dave (project manager), I have never encountered 2 people that were greedier, lied more or were less interested in the job they were contracted to do It was a 12 week build that took 18 weeks. It would have taken considerably longer had my wife and I not completely driven the project! LMB do not employ tradesmen, they employ subcontractors. When you employ LMB they are effectively project managing your job (or not, for us) The financial structure is that we paid LMB a deposit (in our case c. £12k), then a 'pre start payment' (in our case c. 4k). They then told us to pay all tradesmen directly Doing it this way means that they take all of their money up front, and therefore have NO INCENTIVE TO FINISH THE JOB! We were set up on a WhatsApp group with all of the tradesmen that would complete the build. In principle this was great but in practice the communication was atrocious. Tradesmen would turn up adhoc and almost never gave any notice (following the instruction of LMB). Both my wife and I work full time so this caused no end of issues Every week we asked for a schedule of works so we could arrange to have someone home when tradesmen arrived. LMB absolutely refused to give us one. In fact the project manager was defensive and rude in regards to this, I quote: 'Paul, you know the schedule of works is done on a Friday'. We never had a schedule of works. Ever. Let alone on a Friday. Every time we asked for a schedule we were told 'don't worry, we're ahead of schedule!'. Then they went 6 weeks over In the end my wife and I had to take shifts staying at home on the off chance that a tradesman would arrive unannounced Mostly the tradesmens work was of a good standard (except for the roofer and carpenter). The 2 guys that actually built my dormer were fantastic. If it wasn't for them the project would have completely fallen apart. They ended up finishing the carpentry and snagging too The carpenter took 5 weeks to do 5 days worth of work, then disappeared! I contacted him (as I had to do with all of the tradesmen - Dave rarely did it) and he told me he had hurt his back. That was the last I heard from him The roof was ridiculous. It was put on and I was then told by Dave I should make payment, despite no inspection. I then climbed the scaffolding to inspect it (it was behind awning). The ridge line was bowed, tiles were put on crooked, no clips were screwed down, no lead over the windows - it was an appalling job. I had to call the roofer back 4 TIMES before it was correct Dave the project manager was beyond terrible. He checked ABSOLUTELY NOTHING! He was incompetent, rude, unreliable and generally terrible at his job but reluctantly I had to remain civilised. If I even attempted to push a point he would instantly get defensive and condescending, and all communication would stop again so nothing would get done. On one occasion he actually said 'Paul, you're not my only client you know'. He also repeatedly threw Lee under the bus, telling me how Lee constantly messed jobs up and he had to correct Lee's errors I had to get an independent builder in to assess the build. When the issues they found (such as no sealing around the windows and no seal around the soil pipe to name a few) were bought to LMB's attention, they resolved them. Sounds reasonable, but LMB hadn't picked up on them. Had I not PAID an independent builder, they would never have got done, and the issues that would have resulted would be expensive and inconvenient to repair Lee lied, stalled, tried to take money where it wasn't due (he's obsessed with money), refused to communicate, refused to give us any kind of schedule of works, ignored messages, was rude and absolutely refused to take any responsibility for any wrongdoing. And that's barely scratching the surface Any time money was owed, Lee was absolutely, utterly relentless asking for it. He would ask repeatedly, over phone call, by message and email until the funds were transferred. It bordered on threatening. We made payments timely always, so this was surprising and unnecessary If they are did this to us, I can only imagine how other clients are being treated. I struggle to believe a single positive review about them

LMB Contract / REF number: 2016-10-0338 No idea if these reviews on here are genuine or not and I am pretty sure LMB have done good jobs in the past but I can only comment only my experience factually: - Rear ground extension - Project management non existent. Builders hadn’t a clue how big the door opening should be , and could not even build symmetrical parallel walls - out by 3-4 cm at widest point (slight problem for floor tiler!) - Rear extension roof taking around 2 weeks to do yet left unfinished. and not properly done - Lintel for rear extension left dangerous and undone. (At least they could've put the bricks back!). - MD Lee Murphy Constantly demanding money even when next stage of contract had not been completed (in this case , stairs needed to be completed for next payment). According to two surveyors before stairs were in, the whole loft extension should of had a water tight roof and insulated walls before stair installation. This a standard regulation in the industry which should of been implemented here before installation and demanding of money. - Theft of items on site by contractors with police called. Mr Murphy even went to his carpenter accusing me of stealing his items! I even have the carpenters Whatsapp messages calling me ‘evil’ to prove this!!!!!!! - Inadequate equipment supplied to LMB staff with carpenter falling off unstable ladder. Even had to help the roofer to the car and help him with certain aspects of work, all of which I should not have done! - Roofing beams for rear extension slope roof not even touching walls. So had to force Lee to get it done properly. Why was I in this position in the first place? - An enormous amount of rubbish on scaffolding. yet refused to get a skip claiming he hasn't got enough money for skip or materials ( receipt docs and can be easily proven with Whatsapp messages). Rubble subsequently fell from there narrowly missing my father. - Contractors CONSTANTLY complaining of NOT GETTING PAID. How the hell does that make us feel after giving money to LMB?????!!!!! Even had to pay one of the contractors directly and minus it of the total amount owed to LMB. Ridiculous. This can be proven with signed receipts from them and him After giving up on LMB I decided to pull the contract. After which: - Threats by his solicitor trying to take me to court even when next stage of hadn't been completed (as per contract). As in the letter , apparently I gave no reason as to pulling the job ?! More lies fed to the solicitor I guess. - BTW, Lee don’t be childish by showing your solicitor John all the nice conversations we had. If you want, talk to me face to face and don’t hide behind your solicitor and we can go to court and ask Whatsap for full undeleted transcripts. - Lee Murphy had threats to take scaffolding down when roof hadn't been completed or sealed watertight when two elderly pensioners reside inside. - Claimed he owned the materials on the driveway , so decided to take them away. so Police were called. He even took the staircase , claiming it was his :-) Proof of how I paid for it, I easily can be prove in court . Even have Lee on CCTV and microphone on drive him taking the stuff which I will release when necessary. - Also, he told his workers to call me to offer a service to finish the job for double the price with him taking his cut. They can all back me up. Disgusting. There is actually a lot more I could write up on...and all will come out in due course with the necessary evidence(or/if this goes to court). All of above can be proved with screenshots of FULL Whatsapp messages, text messages, CCTV recordings, police reference numbers, etc... and Mr Murphy cannot refute any of it I actually think Lee is a sound family guy, and just lost his way in life and given into pressure and greed, and believe me I have seen it all to often in business. LMB are expensive and thought that extra money would relieve some stress off the family. In fact the total opposite happened and I should never of been in this position. I am only writing this as his solicitor John Tsoukkas of Dollman and Pritchard (01883347823) ref JT/pa/LMB2.14 sent me another letter a few days ago- probably to try to scare me or shut me up.
