I would recommend Rhubarb Property. I and my husband have been arriving to UK less than 1 month, and we are not familiar with the rental market totally in Birmingham. It is so demanding and we feel very stressed to find a right apartment for our stay. We separately found 4 Property agents but I dare to say the staffs in Rhubarb are most friendly, as they really talked to us to understand our requirements and expectations and called us whenever they got appropriate property that well fit our budget. During the viewing, Collin is very helpful. He clearly presented and explained the key features of the apartments. Even sometimes we feel the apartment not completely yet fit us or we want to seek for a better one, he will not give us any hard feelings or stress. On the other hands, he welcomes our feedback and always tries his best to introduce all similar properties that can match with our needs. He really listens to us and he is always patient to help us! Also, Jessica is helpful and responsive. She is a Tenancy Coordinator who able to reply to our enquiry quickly and help us solve the problem we met in Background check and payment stage. I think we do raise many questions, as this is our first time to rent in UK. But she doesn’t show any impatience and her attitude makes us feel confident and less worried. It is our pleasure to receive her help these days. Thanks for her prompt reply all the time! We would say thanks to them and please give a chance to their team. Greatly recommend!!

Rhubarb Property London we’re nothing but prompt, transparent and professional. I let both my buy to let’s through Tom and his team and would highly recommend them as Property Management agents! Thanks again for all your help and hard work Brian

Having recently had an issue in my property, Rhubarb has responded reasonably quick to my need as a tenant. Ethan who is the property manager was very helpful and resolved the problem with due diligence and in a timely manner. Happy with the service provided

We had the best experience renting our Property out through Rhubarb Property in Hackney, London. Tom Avery was professional and found us the best tenants who have since been with us now for over 2 years. The Let was a very smooth process, and costs are transparent, and the communication between them and us as a landlord is faultless. We would highly recommend them as an agent!

The biggest scam agency in birmingham. At the commencement of your housing they act all nice and professional but once those contracts have been signed, they are the most un-professional property agency. I was under contracts with Rhubarb for 2 years and during my time from the first day of move in - there was no hot water in the apartment... boiler was not working. How can you not have hot water on your first day. This was after flying several hours from the U.S to birmingham. Fast forward months later, there were leaks from the bathroom which were never fixed from the point of complaints till i moved out. Additionally, I had no heating in the apartment for several months, contravening legislation on provision of heating. Imagine living in a "luxury" apartment costing thousands monthly and despite complaints not having heating. I had no heating for over 4 months despite complaints, and throughout the winter! Imagine living in an apartment at minus degrees with no heating. Of course I fell ill due to the agency's incompetence. Legislation advises that no tenant should be without heating for more than 24 hours. My lawyers are filing a case against them based on this hazard which negatively affected me for several months. Additionally, after leaving the apartment, scrupulous charges including charges to stained carpets and curtains (which were identified on the move-in invoice as dirty and stained), in addition to items not on the invoice have been attempted to be charged to myself. Thankfully, the deposit is in dispute with the DPS. My advise to all international students, who are usually their targets, and indeed anyone searching for housing in the Midlands to avoid this particular agency.... Except of course you would like to spend a whole winter without heating in an apartment you paid for.

I was almost in homeless because of this agency! I decided to move in Birmingham because of my university and I have seen a flat with Anton from Rhubarb Property, at the viewing I asked him what are the requirements for this flat. He said I have to pay 144 pounds for holding deposit(which I will receive it back after i succed the references and I'll move in) and 1 month rent and a garantor. Because i don't know any garantors with a salary of + 22.000 pounds a year I decided with them to pay for 6 months in advance. (i choose this flat because in the advertising was written 0 deposit scheme). After i payd the 144 holding deposit and i succed the references i have paid 3750 pounds for 6 months rent and I asked them when i will receive that holding deposit back and they said never even even on the form is written i will not receive just in case i will not succeed the references. With one day before to move in from Manchester to Birmingham i received a call from Vanessa to inform that me and my flat mate have to complete on the email that 0 deposit scheme, I tried to complete that and at the end they asked 144 pounds again for each person. I called Vanessa and I asked if that scheme is called 0 deposit why have to pay, i was never informed about this scheme and they said this money i will not receive it back. I refuse to pay this 0 deposit schele and they said i can require a classical deposit of 5 weeks. This happened with one day before! I was the next day in front of the agency to bring the keys and till i didn't send the full amount for 5 weeks deposit they didn't want to give me the keys. Imagine if i wouldn't have money i would be homeless on the street!! Is not possible to ask for more money and to inform people in the last day. Alfter I took the keys they said the flat was professionally cleaned with one day before and they require at the end of tenancy to be professionally cleaned which was not, was very dusty, kitchen was oily, empty shampoos bottles from last tenants, etc. When I enter on the site of deposit protection i have seen they didn't send the money there

In my life I have dealt with many agencies but this is the worst one, from the beginning I have always pointed out to them all the signs and various problems that I encountered in the apartment and that they had not noticed, I made the documents in pdf with all the details and I sent it to them. After years they made me waste a lot of time trying to make me pay for things I didn't have to pay, all the things they told me were wrong and I wasted time correcting them, but despite everything they denied the evidence, I had to pay a solicitor to help me and even with him they did not provide answers and behaved unprofessionally. They are not honest company, look aroound and you will find an honest one.

We are professional landlords with a small residential property portfolio in London. Over the last couple of years we got increasingly fed up with the level of service from our previous lettings managers - slow response, difficult to contact and continually having to chase for progress on any problems/repairs etc. Very poor value for money. Tom and his colleagues at Rhubarb Property have been a breath of fresh air since transferring last year. We pay for a full management service and have been entirely satisfied with the whole process from marketing, referencing and on-going management. Any issues are dealt with promptly and we are kept fully in the picture. Accounting procedures are good and the company's management rates are competitive. We would have no hesitation in recommending Rhubarb Property as a reliable, focussed company offering a professional and friendly service.

STAY AWAY FROM THIS COMPANY!! Shocking customer service, some staff clearly need more training in this department. Had issues from the very beginning of the tenancy but the real problems began when they tried to SCAM me out of my deposit, claiming things were broken that weren’t, trying to pin wear and tear damage on me, trying to over charge for basic things then when challenged staff were extremely rude, putting the phone down mid call, talking/shouting over me when on a call and contradicting themselves in emails then trying to delete those emails to hide evidence! Major joke of a company! Owners/management need to take a closer look at their staff as I’m sure they will be losing money and customers due to certain employees! Do not trust, read all the reviews as many say the same thing about rhubarb trying to scam them out of their deposit! This company is not worth the headache and the risk, sleep on the streets you might have a better experience!
