“Excellent house comfy beds beautifullly clean,well fitted out Pool great kids loved it You need keen eyes to see house name, on left of lane going up hill More helpful is triangle-sign for playground on left,house turning is next left when going up hill Great holiday”

“Excellent service. The only slight negative was that there seems to be no auto prompt to pay your security deposit. The house owner had to nudge us himself two days before our stay. (Our account said 'nothing to pay' yet further down it did in fact detail that our deposit was outstanding)”

“This was our first time using this company and was extremely pleased about the choice and high standard of its accommodate for larger parties. Their website was user friendly and easy to navigate. We would highly recommend them and will be our first choice in the future.”

Thank you for leaving a review. Unfortunately with large groups bookings are usually made a long way in advance so it has become necessary to make the deposit a nonrefundable one so that we can then reduce the price to make sure the owner doesn't loose out on a booking and the guest isn't then responsible for the full amount.

“Lovely large house in a peaceful location. Walks from the door and beaches within easy reach by car. Large enclosed garden ideal for dogs and children. Helpful and friendly host who welcomes you and stays in contact if needed throughout your stay. Definitely recommend staying at Pippinsands, (Stonehayes Farm) and exploring East Devon especially Otter Valley Ice cream and field kitchen and Budleigh Salterton beach.”

“Sleeps 12 is a fantastic site, really informative and made everything so easy for a large group booking. The house was in great condition, great welcome from Helen and had everything we needed with young children in tow. The downside was the check in & out times - we all felt these should have been a bit more flexible. The cleaners also turned up on site, unannounced at 9am the day we departed. Quite alarming when the children were all playing outside and a stranger just ventured onsite. The surrounding area of the houses also isn’t that great ... there was (albeit friendly) a dog who kept getting through the fence and coming onto the property, again not ideal with babies and young children - some of which were pretty frightened of it. In the end we had to secure the gate with a sun bed to stop it getting in. Annoying. We also happened to notice two homeless people on the country lane the properties are sited on, whilst there’s absolutely nothing sleeps 12 can do about this it definitely made a few of us feel quite vulnerable. We’d definitely use sleep 12 again as the service was great but we’d probably end up choosing a house in an area we were familiar with & we’d definitely suggest a few things tightening up around at Ranscombe.”

Unfortunately we are unable to offer any other arrival and departure times. Our owners require the full 6 hours to make sure the property is maintained and cleaned ready for the next guests. We are sorry about the dog and thankfully have been able to locate the owner. We have checked with the housekeepers and one girl was dropped off early by her parents, but she assures us she went straight to the laundry shed via the bin area so should not have been not he premises. Please do let us know if this was not the case.

“Fabulous holiday at Chateau La Chuteliere. The property works well for large groups; rooms in the chateau and space on the terrace for everyone to dine and socialise together and wonderful grounds to explore to enjoy privacy, peace and quiet. The pool is a delight! The chateau is well equipped and all the rooms are unique. hypermarkets and local markets are a 15 minutes drive.”

“Hi, It has taken me some time to reply to this review. We have holidayed in houses as a family of 12 for many years but we have never come across an owner like Barry Fitzpatrick. He was very helpful before the holiday with several messages about dos and donts. When we arrived we were surprised to find endless notices on what not to do. Sadly no book as in most properties telling guests where local amenities could be found. The house was fine until on the 3rd day, water in one of the bathrooms stopped working. I politely messaged Barry to tell him and his response was ‘You must be using an awful lot of hot water’. We ignored this and eventually the problem righted itself. Later in the day, I received another message saying quote-‘Does the presence of 2 camper vans mean that you have more than the designated number of people staying and using the facilities (including the showers)? I have to say I was furious. 2 of our children have camper vans as their only vehicle.. One of the ‘rules’ states people MUST shower with Soap before using the hot tub.. It appeared it was also acceptable for Barry and his wife to come and inspect the Hot tub and water the garden the day before we were due to leave. Why this couldn’t have been done on changeover day - I don’t know. This made us all feel very uncomfortable and we would certainly not ever want to stay in this property again.”

Hello Jan, I am so sorry that on this occasion you felt the owner was over attentive and a little protective of his property. It is necessary for owners to regularly check hot tubs during a week long stay, however notification of this should have been given. I have arranged a meeting with the owner to see if we can look at better managing these concerns.

“Cockercombe is a amazing holiday house, the pool is fantastic kept to a perfect temperature and exceptionally clean, BBQ , garden and equipment added bonus, the kitchen and house lovely standard and well equipped, we do agree with a previous report the Aga probably not needed and takes up needed space put just our opinion. Lovely welcome cake and very attentive Helen (house manager) to answer any queries, thanks for a wonderful stay, Happy family from Birmingham we would love to return !”

“We have just left Ramscombe after staying there for a week. There were 14 of us in total and the house was amazing, it had everything that we needed for our stay plus a lot more. The kids loved playing table tennis, the trampoline and swimming pool as well as the large patio area to play on their scooters. Would definitely go back.”

“We stayed at Riverside Cottage for my partners 30th birthday and had a wonderful time there. The cottage was well equipped and the owners had thought of every little detail, we especially enjoyed the vast amount of board games on offer. It was perfect for a week celebrations, thank you again!”
