“Stay away from Sun homes. Their property managers (at least mine) are just as bad as corporate, you would think they had stock in the company. You would think owners would want their tenants happy and safe but not Sun they only care about money. If you do not keep your lawn (even if you do) mowed they will charge you $55 that 55 dollars goes to Sun not to the lawn contractors. Then if you refuse to pay it they will try to evict you over it. They just improved and made the playground larger but hardly any little kids go because of all the bullying and older kids hanging around it's not safe. We would prefer the security that "we" are paying for that they advertise but don't have. We care more about living in a safe community over a playground.
They allow anyone to move in with no background check or for evictions... As long as you have money to move in that's all it takes. Our trailer park was a lot safer before they bought it. I wish corporate would care more and make their properties a nice place to live.”

“Sun Communities and their employees do not care about their residents nor the short term residents that come in to visit. We have had 2 sewage spills in the past 2 months and it takes an arm and a leg for them to come clean it up and the manager said it wasn’t on the top of their list to fix the situation. How is raw sewage not a top priority? That a huge health hazard! What takes priority of this apparently everything else. We literally had poop turds and toilet paper and all of the other liquid sitting at our door step for 12 hours and then the manager tried to tell me that it would get clean up tomorrow because it’s dark now and they just didn’t have time. Needless, to say I guess I did enough complaining because an hour later I had 4 people out here at 9PM laying down lime. The problem is that this would have never happened if they would have properly fixed the situation 2 months ago when it happened them to and my husband and I had to clean it up ourselves. I don’t understand the laziness of the people that work here and the continued negligence that is at hand on a daily basis. No one takes responsibility for anything that needs to get done in this park and it’s very sad for the people that live here.”

If any man love the world, the love of the Father is not in him.\n\n16 For all that is in the world, the lust of the flesh, and the lust of the eyes, and the pride of life, is not of the Father, but is of the world.\n\n17 And the world passeth away, and the lust thereof: but he that doeth the will of God abideth for ever.dfh Set your affection on things above, not on things on the earth. \u2013 Colossians 3:2\n\nIn Colossians 3:2, the words \u201cset your affection on things above\u201d means to place your mind and thoughts on them, to show favor towards them, and to be affectionately desirous of them.\n\nFor example, because I have affection toward my family, my thoughts are occupied with them as well.\n\nWhat kind of things consume your thoughts? If you deeply ponder the answer, you\u2019ll know where your real affections lie. Your affections as a wife will probably be towards your husband. Your affections as a mother will probably be towards your children. Your affections as a daughter will probably be towards your parents and grandparents.\n\nIt\u2019s a good thing to love our family and friends, but beyond our loved ones, what consumes our minds most of the time?\n\nToday, the world has many things that consume their minds\u2026MoneyElectronicsFoodEntertainmentTV ProgramsTravelClothingShoesPursesHair, Makeup, BeautySports\n\nand more..\n\nNone of these earthly things will we get to take with us to Heaven. We are certainly to enjoy the life that God\u2019s granted us here on earth, but without setting our affections on things above, our mind, thoughts and actions will only be on the temporary things. Setting our affections on the \u201chere and now\u201d of what we can get out of life will profit us NOTHING in our future in Heaven.\n\nWhat are the things above?\n\nOur Heavenly Father; our Savior, Jesus Christ\n\nOur eternal home\n\nOur Christian loved ones, who have passed on before us.\n\nA place of no pain, suffering, sorrow, nor tears\n\nA place of rest and peace\n\nA place without sin and evil\n\nAre you beginning to see my point? \n\nWhen we start to set our affections on things above, the \u201chere and now\u201d hardships aren\u2019t so dreadful\u2026 the \u201chere and now\u201d becomes more \u201ctemporary\u201d in our minds.\n\nThe suffering, the sorrow, the pain, the tears\u2026 they\u2019re temporary.\n\nOur goals are no longer to work more for here on earth, but to please our Heavenly Father above.\n\nYour affection as a child of God should be on things above\u2026 things eternal. To have \u201cno condemnation\u201d declared means to be found innocent of the accusation, to have no sentence inflicted and no guilty verdict found. By the grace of God, believers in Jesus Christ will not face the condemnation of God. \u201cWe have passed from death to life\u201d (1 John 3:14).\n\n\nThe Bible teaches that every human being will be brought before the judgment throne of God for an ultimate and decisive judgment (2 Corinthians 5:10), and Christ Himself will be the judge (John 5:27). We are all naturally under the condemnation of God: \u201cWhoever does not believe stands condemned already\u201d (John 3:18b). But Christians will not be found guilty on Judgment Day (John 3:18a; Matthew 25:33\u201334).\n\nHowever, the \u201cno condemnation\u201d involves more than acquittal on Judgment Day. In Romans 8:1 the apostle Paul speaks in the present tense, as evidenced by the word now. Also, notice the word therefore, which points the reader to the previous passage of Romans 7:21-25. In Romans 7 Paul describes his struggle against the sinful nature\u2014a struggle that every believer experiences. Paul writes, \u201cAlthough I want to do good, evil is right there with me\u201d (Romans 7:21) and, \u201cWhat a wretched man I am!\u201d (Romans 7:24). Paul is expressing his hatred for the sinful nature which continues to war against his new nature in Christ\u2014Paul hates the sin he commits, but he is also thankful because he has been set free from slavery to sin. He now has the ability to do what is good because Christ has delivered him (Romans 7:25).\n\nPaul takes this a step further in Romans 8 when he teaches believers are not only free from bondage to sin, they are free from the inner emotions and thoughts that tend to bring feelings of condemnation to the Christian when he does commit sin (Romans 8:2). Christians are free from the \u201claw of sin and death,\u201d which means, although they will commit sin, the Law no longer has the power to condemn them. We are not under the Law\u2019s condemnation because Jesus fulfilled (\u201cfilled-up, completed\u201d) the expectations of the Law perfectly, and believers are \u201cin Christ\u201d (Romans 8:3). Because believers are in Christ, they have the joy of being counted as righteous, simply because Christ is righteous (Philippians 3:9). Paul also points out that genuine Christians, although they struggle, will not live \u201caccording to the flesh\u201d; that is, they will not persist in a constant state of sinful living (Romans 8:5).\n\nPaul encourages us that we need not fear condemnation because we can come to God as our loving, forgiving Father (Romans 8:15\u201316). Christians who live in shame and guilt over past failures are needlessly condemning themselves when they ought to be \u201cforgetting what is behind and straining toward what is ahead\u201d (Philippians 3:13). Fear can be paralyzing, \u201cbut perfect love drives out fear\u201d (1 John 4:18). As Christians, we must understand that our justification is found in Christ alone\u2014in His finished work on the cross\u2014not in what we do or don\u2019t do (Romans 3:28). Believers can find solace in the assurance that we have been adopted into God\u2019s own family and have been made heirs of God and co-heirs with Christ (Romans 8:17). “If you are looking to camp at Rock Crusher Canyon RV Resort for a short time, SKIP TO NUMBER 7. If you will be an annual, full-time resident of sun communities, READ THIS! Since they are a corporation, I would imagine this is how they do things throughout the company.
1. When you encounter management, if they decide they don't like you, they will use the word "AGGRESSIVE" to describe you to their Regional Director.
2. There is always that one person in the park who will file a complaint upon the managers request, to build a case against you. Even if they weren't even involved. Managers will also embellish complaints to be more than what they were.
3. When they want to get rid of you, they will give you a 7 day notice to cure. This means, don't do anything you just got in trouble for. The problem is, it will have at least one lie in it. (usually that you were fighting with your spouse, or, they will say you are destroying the property by hanging lights on trees) Then, if you comply, you have to be perfect for 12 months or they can evict you. But they will make it impossible for you to enjoy life.
4. Don't forget to register your dog. The last tenant that got evicted.....was for some other things, and .... not registering her dog. The office does not enforce this, but it is put in there because it is an eviction tool if they need to use it.
Well, who wants an eviction on their record? Even if you would win, it will be there for everyone to see. Sun Communities knows this and plays off of it. They threaten everyone with eviction.
5. The only option is to leave before the damage gets any worse. They are doing this to 4 people in the park right now, and I have met a few people who had this done to neighbors.
6. Think twice about Sun Communities. The resort I am in is Rock Crusher Canyon RV Resort in Crystal River, FL. Although it is nice, The manager Kristi Kieffer is absolutely horrible. Very Rude. If you are pretty, watch out, you won't be around for long now that she has a boyfriend, (the landscaper) that has moved in with her. Don't let her catch him looking at you!
I'm leaving in 10 days.
If you are coming for a short time, please be aware of these things:
7. They are NOT kid friendly. (they say they are, but are not)
8. Kids cannot drive golf carts unless they have a license.
9. Pet fences are not allowed. So leave fido inside, or on a leash all day.
10. The clubhouse is closed. They are too lazy to clean it and they use covid as an excuse.
11. They do not have ANY activities. BORING! Again, covid is their excuse.
12. Ask them for the buy one get one days for camping. Annuals don't get a discount, but visitors do.
13. The office manager Kristi Kieffer has been absolutely awful to deal with.”
“Forest Springs MHC in Nevada County CA was purchased by Sun Communities in January. They were told to clean up common areas(wild fire hazards), repair street lighting, and address billing issues. Here it is end off July and nothing has been done because it's not budget. 2 managers have quit and a new one starts today. We still don't have a lease, so we have no idea what to expect, month to month, year, or long term.”
