“I have lived in Frenchtown Villa 4 times over the years. 3 of them under other ownership where the residents were treated well. That was then...now that Sun Communities owns the park, we are treated poorly. If you complain to the office about a maintenance issue, they will listen and walk away without putting a work order in. I found a way to put a work order in myself and they just cancel the work orders with no communication at all. Because I own my home and rent my lot, I am now supposed to take care of tree roots that are damaging my home even though I rent the lot. I was instructed to saw the roots myself. After being promised new sidewalks as mine were spalling and myself and my daughter had both fallen due to the condition of them, they poured rocks and bag cement in the areas where the sidewalks were spalling. It looks horrible and has raised edges. The people in the office just don't care. They are happiest if they can just brush you off or be rude to you in response to your requests. I have asked for very little over the years and have consistently paid my rent on time. My home is well kept and in good repair. My lawn is always well maintained. They should be happy to have good residents but they are not. There are homes that are in horrible condition in that park and they just turn a blind eye to those. The sidewalks are in bad shape, they only salt main roads in the winter. They have speed bumps that a lot of the cars bottom out on. It's was once a nice place to live but it isn't anymore.”
“I gave Sun Communities in North Fort Myers Florida a check for $40 and an application for criminal background check so that I could move in there with a friend 7 weeks ago . They cashed my check but never called me about the results . The just stole my money and will not call me back . Be careful they are crooks ! I’ve called and requested a refund got nothing so far.”
“Fenton Cidermills Crossing don’t move in there. It might look nice but management is terrible now matter who is running it. The violations they pass out are ridiculous and the violations that need to go out don’t. The stuff they allow to go on is ridiculous there is no respect or understanding. The houses are so close you hear everything so you would think neighbors would have respect NOPE… The house are made very cheap but are way over priced and lot rent goes up every year.”
“My dog was attacked by another dog in my own RV space. Then the owner of the other dog basically came at me and was threating me. When he got in my face which was in my RV space, I grabbed him by his shirt and walked him out of my RV space and informed him he had better not come at me in such a manner. Things were de-escalated without any physical violence. About a half an hour later I was instructed that I was being forced to leave the facility by the manager and that I would not be refunded for the remainder of my stay. I have a complaint with Sun Outdoors Corporate and they basically wont even call me back. Thinking it might be time to file a civil suit.”

Pool closed when it’s stifling hot. Management is lazy and doesn’t get back to you. Can’t keep up the parks clean dog park is always a mess. Completely overpriced for a bunch of nothing. I would give it zero stars if I could.”
“The pools/spas were closed by the health department in our Florida Sun Community. According to the office we were missing safety equipment and the pools needed automatic feeders for the chemicals to meet pool standards. It was shared a long time ago the pool equipment needed updated but Sun has never done it. This could have all been done during the cold months, estimates obtained in advance so downtime was as little as possible etc. Now one of the most used amenities homeowners pay for are not available. Think twice before buying in one of their communities.”
“We took a big loss to get out from sun communities high lot rents. They have priced themselves out of the market and I hope people will move their units out of the communities and leave vacant lots. That is what happens when big greedy corporations take over.”
“My partner and I applied to move into a trailer here. We provided all the needed information and filled out an application. We were told no one was ahead of us in line and that we had provided everything needed and would great back from them shortly. After hearing nothing back for a week and a half, we called back to check the status of our application, just to be told someone came in after us and applied as well, and they decided to give it to the other person instead. When we tried to find out why, the lady who was helping us basically said they messed up handling our application and there is nothing they can do. Very unprofessional, with no real reason why we weren't approved just excuses.”
“My wife and I moved out of Colony in the Wood due to very poor maintenance and most residents being able to do what ever they wanted. Most homes are in poor condition and management does nothing about it. Sun Communities does not live up to their name.”
“Do not use this company. Had them cut down a tree at my home for several $$$, and this company did not advise me that I had to plant another tree. Now I am ready to sell my home and the permit cannot be closed until I plant a particular tree”
“I've owned a home at Sunlake for approximately one year. In that time the hot tub has been down more than it has worked. This time over a month down with no updates other than always waiting on parts or corporate approval. Sun is quick to take the rent but does not maintain all the amenities you pay for.”
“Our hot tub has been down for going on 5 weeks. When we call the office they say waiting on parts. Another person says waiting on corporate. The hot tub is down very frequently. They like to take your money but not spend it on amenities we pay for.”
“They are the slumlords of the manufacturing housing community here in Michigan. Lease property yearly prices go up yearly and the only amenity we get is trash removal. A riffraff that is allowed to lease property there don’t keep up there property which makes ours look bad. Currently paying over $8000 a year For set property and it keeps going up for no apparent reason operating cost my ass!”
