I have.been a resident I the orange city rv park for 10 years in that time the park has gone from a premier resort to a white trash trailer park you should be ashamed of this place!.now a days we have police dispatched here every night for mostly drunken family disputes,the crime is crazy we have to chain everything down and most of us.have our own security cameras.its impossible to use the.pool because all the neighboring trailer park use it also and the maintenance men mainly one Ben are aggressive and rude.

Several months of poor customer service, even though we pay our bill every month in full, and on time. They are upset because we are moving. We first listed with the agent Holly, at the community in White Lake, MI. She sat on it for over 30 days, never listed it anywhere as we were told when signing. When we listed with an actual agent, they turned off our water. Six months later we are still having them randomly turn off our water with no notice, it's been over a week. So many lies, so much anger from the office. Save yourself, buy or rent anywhere else.

Sun communities is not in the habbit of making your lot rent affordable for most working people, what they will do is dictate rules to be sure everyone keeps homes and yards clean and tidy, sun communities regardless of it being sun homes or sun outdoors, is one money making company, an at profit company , what people need todo is start looking at reviews both good and firstly the worse, don't take anyones word for place and especially one that is going tobe long term ,sun is relentless in its ability to make money if its investors are not making money some one has to make decisions 0n how its going to change that unfortunately its the staff are at the blunt end of that decision , so agen people do your home work look at the reviews the worst often tell a better truth.

Hi, my name is Sylvia Stockwell and believe it or not I live on a park in the UK where Sun Communities have taken over. Since they have the park has turned to a 'prison camp '. Life is unbearable. No flowers allowed, daily 'inspections' from the office (the prison officer!). O yes, the office want 20% of your sale fee if you sell your van privately! If you sell through them you'll be lucky if you get £1000. It's a scam. They are thieves.

We just sold our park model home in a Sun Communities Park in Florida. We started staying in the park 9 years ago in our 5th Wheel. Sun did not yet own the park at that time. We fell in love with the people and really liked the park. In 2020 we purchased one of the park model homes from a Canadian Couple who were not planning to come South any longer. We put quite a bit of money into things that needed updating and had one of the nicest homes in the park. We were looking forward to being Snowbirds for several more years. That was until we started getting emails from the management about "New Rules". The combination of the rules and the arrogant attitude of the management made everyone feel like we were being treated like children. They initiated an unannounced annual inspection of each home which involved a 360 degree inspection of each property. Each resident was given a report of things they were to address and those things were generally very insignificant. While I admit that there were homes that needed to do some cleaning up, most of the homes were really nice. However, the management managed to find really insignificant things with even the nicest homes in the park. It was quite upsetting to have them tell us that we couldn't have a few paver bricks stacked in a corner of our backyard (where absolutely no one could see them), yet property owners could make their houses look really junky with all the yard ornaments they put outside. There are a couple of houses in the park that looked like they were having a competition to see if they could outdo each other. Everyone talked about it but management did absolutely nothing about it. The thing that really ticked everyone off was the initiation of a $1000 fee when you sold your house. It is totally unreasonable. They give you a long list of things that need to be done when selling your house and very little of it involves the office staff. Since several homes are sold every year, this is free money for Sun Properties. It's really an abuse of the property owners. Sun Properties does not care about the residents. They only care about their bottom line. We will never recommend that someone buy in one of their parks. We couldn't get out of there fast enough and people are leaving in droves. New residents are clueless about what they are in for.

Sun homes is the worst how in the h_ll are people suppose to live yall need to stop raising the rent every year in your mobile home parks here in michigan and all other states your in its ridiculous how in the h_ll are people that can't work and are on disability are supposed to live on monthly checks

Hello my name is Linda FloresMorales my family and I brought one of Sun homes community at Meadowbrook here in Charlotte the office is off Parkton Rd and the Manager is Juan a very, very nice person who will greet you like you could be a family member and also Jeff is also a very, very nice person also and the maintenance guys are also great people all of them will make you feel great also all of the people that works at that office are awesome people.

I simply called to get information and from that I can tell what their vibe is. The loan process seems unfair and the lot lease cost is insane, especially with the cost of the manufactured homes. At least allow traditional lending options for first time home buyers if you’re going to rip ppl off. The loan options are unfair. Not to mention they monitor everything as if you’re in an apt. Even though the taxes are low, you still end up paying a high cost monthly therefore annually for the lot lease in addition to the monthly loan cost for the manufactured home. So you end up paying $3650 a month in total if not more for a manufactured home that cost $260,000. Hell you can just buy a regular house for that monthly cost instead of paying that for a damn near fifth wheel. Colorado please!! Changes are coming soon to the colorado housing market and I cannot wait.

Management is bad. If you call office with complaint they either deny its happening, or say it's your problem. People do not complain as they are scared they will be kicked. I too, have been threatened with non renewal for taking pictures of a sewer pipe replacement, have been flat out lied to, accused of things without proof, which was promised to be provided. Requested proof no response, no response from corporate, either. Love my home and the amenities, though.

Human rights now involved as Luc Gauthier and senior management have done nothing about the snack bar owners spreading rumours that I am a pedofike as asked for a food truck night. Over 40 complaints to head office now Human Rights as they could have just sealed with and gave me lip service. Now Human rights and lawyers involved to make things right that could have been done by Lu Gauthier but refused.

I have lived in Rancho Alipaz in San Juan Capistrano Ca. for almost 20 years. Ever since sun took over this park it has gone down hill. The current management does nothing . It is supposed to be a 55 year senior park but people in their 30's are living here. My driveway is severely cracked and coming apart to the point where I fell. The pool and the jacuzzi have algae. They used to have a tenant appreciation dinner with choice of steak or chicken . Now its taco's . The streets are cracked and cars race through the park at speeds well over the 10mph speed limit. When I asked the management to fix my driveway they told me that I was on their list. That was 3 years ago. They always max out the rent increase every year. I wish I was able to move.

Why am I being charged $1.000 transfer fee when I purchased my home through Lisa Cooper @ Mobile Home Spot Inc. Sun had nothing to do with the sale. This is fraud!!!!!

I live in a Sun Communities trailer park, the park manager is very nice- she’s just doing her job. However, the corporate office is extremely negligent in returning calls. I have talked to a girl Desiree a couple times who assured me I’d receive a call back. I tried to reach them for a year- they never returned any of my calls or emails, but in October they wrote a certified letter in attempts to intimidate us, they claim the park manager even knocked on my door to try to get into contact with me. That is a lie- someone is always here unless it’s Sunday morning- if they knocked on my door on a Sunday morning, that would be inappropriate- so I’d like to know when they allegedly visited my home. I have all email correspondence- no replies from their corporate office. They continue to raise lot rent with no explanation - they’re not doing snow removal - it’s difficult to get out of the park in my SUV as we live on a hill… we own our trailer- and they try to nickel and dime any chance they get. They refuse to help me fix an issue with the website they use to process their rent payments and I’m incurring an extra $10 monthly fee for paying with CERTIFIED FUNDS. They’ve been nothing but uncooperative and have attempted to gas light me, when I have done NOTHING wrong. They claim my bank account bounced, I provided documentation from my bank proving 1)the funds were there on the date of the transaction 2) they never tried to take any money from my account - they removed the NSF fee, but my account is blocked from making my rent payment and they flat out REFUSE to do anything to help me! The property manager has tried her best to help me to no avail, so I reached out to corporate at least 10 times before they sent me a certified letter!

Called head office 20 times about drugs being sold at snack bar at willow lake. No calls, Luc Gauthier doesn’t care. Opp investigating drugs being sold at snack bar. Do not go to sun rv…,they don’t care and managers take kock backs

Called corporate office twice . Never received phone call back. Management is horrific. Many people looking to sell their homes after years of living here because they are extremely unhappy of the living conditions.

Because Sun doesn’t take care of any property within the park, including the responsibility for dead shrubs & trees, it tries to pass this maintenance off on the residents. By fining residents over petty matters, such as weeds at the bottom of the driveway, it harasses & shirks its own responsibilities simultaneously... I finally got Sun to pave up to the bottom of my driveway but then I got ordered to take down a palm tree that died at that spot because of the constant flooding. When the tree guy Sun uses came to remove the palm, he said I wasn’t responsible for paying for it & he was upset by the way Sun ripped off its elderly residents. I sent this information by way of a complaint to Sun headquarters yet haven’t heard a peep… I may need to file a small claims case against Sun because the flooding also damaged the driveway & removed the paint where it meets the road, by a few feet toward my home. I’m not going to restore my driveway only to have it damaged again, because the drainage problem still hasn’t been resolved yet.

They have a typical corporate mentality. Charge the most for doing the least. When there's an issue they let it go on and on trying to claim plausible deniability and no knowledge of the issue until they're forced to fix it.

Stay away from Sun homes. Their property managers (at least mine) are just as bad as corporate, you would think they had stock in the company. You would think owners would want their tenants happy and safe but not Sun they only care about money. If you do not keep your lawn (even if you do) mowed they will charge you $55 that 55 dollars goes to Sun not to the lawn contractors. Then if you refuse to pay it they will try to evict you over it. They just improved and made the playground larger but hardly any little kids go because of all the bullying and older kids hanging around it's not safe. We would prefer the security that "we" are paying for that they advertise but don't have. We care more about living in a safe community over a playground. They allow anyone to move in with no background check or for evictions... As long as you have money to move in that's all it takes. Our trailer park was a lot safer before they bought it. I wish corporate would care more and make their properties a nice place to live.
