“The landlord’s agent IPM, despite repeated reminders, formal complaints, and even a statutory request pursuant to sections 21 and 22 of the Landlord and Tenant Act 1985, has consistently failed to undertake essential safety-related repairs.
Instead, IPM has demanded and charged several hundred pounds for ineffective or unsuccessful repair attempts, as well as for alleged technical services that have demonstrably been inoperative for several years.
Requests for reimbursement have been refused, while IPM continues to exert pressure and coercion against me, failing to provide any substantive written response to my correspondence in this regard.”

“The most unprofessional, ignorant property management company who seem unable to manage anything. I requested a meeting with the site manager and she did not bother to turn up or communicate any reason for failure to attend. Attempted to raise an official complaint and have NIT received any response whatsoever. Avoid this company at all costs, otherwise you are the one paying for nothing.”

“They have been here at RR Ranch Willis Tx for 3 years, working on the amenities center, still nothing is finished! Promise after promise. They aren’t keeping the all ages area nice, looks like a jungle, and if you need someone to cut your grass bc you can’t do it, no one will & the company that does the 55+ area won’t do it. $ not an issue I need someone to cut my grass & the grass on the empty fields! This company is full of crooks just like the company that owns the manufacture homes. The suck you in what you don’t want if you want to back out you get sued so you end up buying what you don’t want bc at that point you have sold your house you’re old with no place to live! So yes this place is full of crooks!”
