“This is a wonderful location. Although there are good beds for 12 people, there are not enough amenities (towel racks, places for clothes, hangars, seating in living room) to support that number. We have reported some safety issues with the deck (loose boards, nails sticking up, etc.) and I am sure that will be corrected along with problems with the dishwasher and one toilet. We would rent again if the deck and stairs are fixed.”

“Ryson Vacation Rentals did everything properly. Note that it is best to read the contract carefully as this beachhouse was a Bronze property, meaning no frills and wear and tear. The plus was that it slept our family comfortably and is oceanfront. The minuses were that it was filthy, dust everywhere, on the walls, all AC air returns, all vents and ceiling fans. One toilet flapper was disintegrated so the tank would not fill. This was fixed by the vacation rental company as were the overloaded trash bins. The final straw was the thermostat quit because a battery needed to be changed. Again, Ryson did a great job in responding but this beachhouse needs some serious cleaning and TLC before I'd recommend it to anyone. Broken furniture inside and out, patio door to ocean does not lock/close, no curtain for West facing french doors, I could go on. We drove by the property and selected it on exterior view and location but should have taken a look inside first (which is permitted prior to rental).”

“The best thing about this house is the location but that is where it ends. The pictures on the sight don’t accurately portray the property. The house is very outdated and in dire need of a remodel. There is not a comfortable chair to chair to sit on and the cushions on the chairs on the deck look like they have been there since the ‘70s. The dryer doesn’t work very well as it took many cycles to get anything dried and that was even after unclogging the dryer vent. The decks have nails sticking up, there were ants in the bathrooms, bedrooms and our beds. The storage room downstairs looked like there was black mold on the walls inside of it. The refrigerator wouldn’t get cold when we arrived, it is covered in rust and didn’t have any rails on the door shelves to keep your food on the door. I will say that maintenance showed up promptly regarding the fridge issue and cleaned the coils which made the fridge get cold. They also brought us a small fridge in the event that the main one gave us additional trouble which was helpful (the maintenance man was great…I wish I could remember his name). Overall, I don’t think the house was worth the money we paid to stay there and would not recommend it.”

I wanted to personally apologize for not delivering a 5-star experience, Terry. We always expect our guests to enjoy first-class amenities, and we certainly appreciate your patience while we ordered a part for the fridge. “This was our 2nd stay at this property, and we're already planning for a stay in 2023. This charming house is right on the beach, and has a huge deck from which you can enjoy the view; part of the deck has a roof, so even if it rains you can still enjoy it. We did not venture out on to the deck this trip due to really low temps and very high winds, so we enjoyed the view from inside. This kitchen has everything one could need. The layout of the house is perfect, with 3 bedrooms, 2 baths and a large common living room and dining room. We love this place.”

“Betsy's beach house was clean and view excellent. It could use a couple of updates. New couches in the living room. A new charcoal or propane grill, the one they had was hidden in a downstairs storage room and was about 40 years old and awful, would not use it and we were looking forward to grilling out with the nice weather.”

“The location from both Galveston and the beach are great. The home is very worn down and could use a lot of work. For example the fan in the kitchen was covered in dust, not something I would want to turn on around my food. Disappointed that there was no hand soap in the bathrooms/kitchen. Kitchen lacked basic supplies like cutting boards. Washer and dryer are very small. The lock on the double front door would not work, so was unlocked when we arrived and couldn’t be locked anytime we left.”
