“We booked a trip to one of the cottages managed by this company, almost a month ago and our reservation was confirmed as 2 adults and 1 infant. However, at the day of check-in, despite of the AirBnb’s non-discrimination policy which says “Host cannot; decline a reservation because of a guest’s age or familial status, unless such restriction is required by applicable law or regulations.” we were denied to check-in just because we have a toddler who doesn’t even walk. AirBnb supported us with a small coupon but we ended up paying double the amount we originally paid to find a similar place in the vicinity of the area we were planning to visit. This discrimination at last minute, not just messed our entire holiday and financially caused us additional cost, also ruined our first family holiday.
Cottages.com discriminated us by unlawfully refusing entry just because we have a baby. We are frustrated, humiliated and feel really horrible due to treatment and hardship caused by their last minute unilateral decision.”
“If you are a property owner thinking of letting with these guys, run a mile.
Having let several different properties for years, with a new one I thought I’d give these guys a go, different area and market.
They have COMPLETELY messed up the launch of our property. The worst thing about it all, is suggesting that blame lying with us as owners and threatening to charge me money for refusing a booking at nearly half price, when they were notified on five separate occasions that the pricing was wrong. Their app does not allow you to change things yourself. Their response has been that they will ask the gusts to pay full rate or cancel them! How lovely for the guest hey? How about, your error, you foot the bill.
Due to yet more errors on my listing they have now shut it off completely, meaning no chance of income in peak season.
I will revert to what I’ve always done and manage multiple listing myself.
If you are an owner that has only experienced this way of working, there are far better companies out there, believe me.
Avoid and run for the hills while you still have your sanity.
And for guests - Why are you paying a “booking fee” these people are already taking a large chunk of income from the owner. Book elsewhere.”
“Plenty of room. Cleanliness left a fair bit to be desired. Traffic noise above acceptable.
No safety locks on windows which was not good for children.”

“just had a lovely stay at Wood view Lodge,Cutthorpe, Chesterfield.
Beautifully clean, comfy beds, well equipped kitchen.Great owners, right next door if you have any problems or questions. Will certainty recommend”
“Perfectly equipped cottage with incredible views and surroundings in peaceful area but nearby all the attractions and walks and seasides we wished to visit. A perfect holiday.”
“We had a 4 night stay at Firwood Oak, Herne from Sun 13 July. The cottage was fantastic, super decor, furniture very comfortable and everywhere was extremely clean. The proprietor, such a charming lady, was always available should we have had a problem. This cottage was one of the nicest cottages that we have stayed in. Would recommend to anyone looking to stay in Herne/Herne Common or in the surrounding area. Just can't recommend it highly enough.”
“Joke company that are clearly out of their depth. The cottage we stayed at was pretty dirty, not too bad but the sheets had clearly not been changed, they basically refused to acknowledge it and we had to stay up until 1AM washing sheets so we didnt have to sleep amongst the previous occupants pubic hairs. We had another complaint but they basically passed the buck between their local office and booking.com. I know problems sometimes show, thats normal, up but their ineptitude in taking any sort of ownership makes me know I will never use them again.”
“Have rented our cottage out with Cottages.com for many years. Over the period there service has got worse year on year. They provide very poor support. We are unable to get any response from customer relations. Which speaks for itself. If you have a complaint they don't want to get involved. Will be cancelling our contract.”
“Absolutely terrible. I've had my property on with them for 12 months. After a few personal issues I've decided to sell my property and cottages.com continue to advertise it knowing people could be waisting there time placing a booking and there holiday cancelled.
😡”
“Stick with AirBnB if you want more flexibility after booking any holiday accommodation requirements; booked a cottage on the Isle of Wight for late September 2025 three weeks ago (11 April 2025) and now find that the dates are not suitable so, enquired about cancelling only to find that they want some 25% of the booking cost! Not paying that so, will need to make it work somehow but will not even consider booking with these people again - with AirBnB, I could have cancelled at this stage without any financial penalty! My personal recommendation is avoid if you can and use someone else for your holiday accommodation requirements…”
“Impossible to contact this company by phone or email to cancel due to illness, or at least transfer the weeks holiday to friends. After many years going back to when it was English Country Cottages, we will not be booking again with this organisation..... it's just too painful when you have to make a change !”
“I stayed at Cove View, Malham from 5th to 9th February 2025.
The location was excellent. Just a few minutes from local amenities and an excellent view of Malham Cove from the bedroom.
The cottage was well equipped, warm and very good value for money.
I would definitely recommend.

“I am so disappointed with this company. It started out brilliantly- as it usually does, but with time cracks began to appear. I don't know if they are short-staffed or just don't care. There is no urgency with anything. The slightest changes seem to take weeks, and not their stated 3-5 days (which is already too long). They are not proactive, nor do they notice problems. When you do point things out, they ignore you, do not communicate and are quick to apologise- but never to actually work on the problem. Such a disappointing experience. I will not be using them or recommending them to anyone. Please do yourself a favour and look elsewhere for your holiday.”
“Just had to cancel my holiday due to health issues.
They change there t+c and goal posts every time you speak to someone, then say cause you have not taken out some kind of insurance your not getting nothing back.
Well here it goes I'm paid in full for a holiday in April and it's states" for a holiday for 9 or less 6 weeks before final payment = loss of deposit
That was from t+c April 2024
10/24 t+c says the same.
Now I get told wait for it.
When I booked it was 6 weeks but and offer was on meaning it went up to 10 weeks NO confirmation NO emails to say this so I lose 50% of my money.
It's ok cause I'm not finished with cottages.com aka awaze as I'm off to the ombudsman and trading standards plus my bank so let's see who will be laughing.
STAY CLEAR, RUN FOR THE HILLS AND PLZ EVERYONE DO NOT EVER USE THIS COMPANY.”
