"I Would like to share my experience with the team at Persimmon Homes Laneside Morley LS27

1 July 2024: I view 2 properties.
An apartment unit and Plot 188 , 7 Speckled Wood Approach LS27 7ZP

I was informed by Karla (sales manager) that the first buyer had done up the house but had his mortgage fall through. As such, I was potentially buying a house with fridge, dish washer, washing machine and flooring. The house is very well built and the builders have done a good job

4th July: I drive down for the second viewing.
I place the reservation fee of 500 pound.

5th July, I complete the mortgage application with RSC mortgage brokers and send off all the documents required via next day post

7th of July: ScS furniture shop and find a sofa I really like. I call Karla to ask about when I can transfer the sofa after completion. She is aware that I am purchasing furniture.

8th of July: I complete the solicitor forms and send off all the documents required via signatures next day post to GM Wilson

The next week is spent by myself and my partner: Sourcing for bedding, security cameras and grills, interior and garden designers

12 July: I receive an email from my solicitor at GM Wilsons. She sends me 4 documents evidencing an ongoing law suite between Persimmon Homes and Billion dollar energy provider. This law suite has been going on since 2022 and Plot 188 falls within the dispute area.

I am absolutely shocked
Not once, in the whole process with Persimmon Homes was I informed of this law suite. I am unable to provide the details of the law suite however have attached the Gov.UK information that is free for everyone.

Persimmon Homes will only proceed with sales if I agree to the following
* I continue in all capacities to fight this law suite where I will have to hire my own solicitors, use of my personal time and resources.
* Compensation by Persimmons with regards to point 1 is ‘reasonable’ costs. I will have to bear what is not compensated. There is no end point or limit to what I will have to bear
* All compensation from this law suite will have to be returned to Persimmon Homes and I keep nothing
* There is no end date or agreement yet. There is no further information from Persimmon to allude to a timeframe. There is no guidance provided about the potential financial outlay.
* I am expected to pay an excess of 100 pounds at the end of this law suite to have my land rightfully reinstated to me.

This could very potentially drive me to bankruptcy on top of the mortgage I would have to service and the new house I will need to do up.

Should I choose to proceed and sell the house before this law suite is over, the next buyer will have to agree to the terms above.
My lawyer at GM Wilson has clearly stated this is HIGH RISK

I have offered numerous options to Persimmon Homes in the hope that we would be able to reach an agreement. However, all my proposals have been refused, including giving up the part of land under dispute!

To the reader:
The most difficult part : I feel very deceived by Persimmon Homes. The sales team claim that they have little insight into this matter and the solicitors have been very heavy handed in this matter.

I approached Persimmon Homes in good faith. To buy a place I can call home. To settle down. But what did I receive in return? A full blown law suite that will come at my expense, finances, resources and time. With absolutely no compensation by persimmons except what they deem as ‘reasonable’ I do not wish this mental and emotional trauma and distress on anyone.

I am sure there are multiple other units will be affected.

This account is 100% truthful with email and document evidence and is my entire experience which I do not wish on anyone. This is the only reason why I am spending time to write this.

Even at this point of writing, I am hoping for a resolution however the matter is completely out of my hands. I dont have the resource to finance what Persimmons is asking me to sign on the dotted line for."

"I would like to tell you my experience from persimmon and what you should be aware of. The pictures that I have taken was at my parents house, which I live with them since the house was newly built. The house is 2 years, and already looks like a 10 year old. As you can see that they are multiple of wall cracks from each room that I have been discovered. The side of the bath tub has started to come off, and has a dirt underneath which I founded it difficult to remove them.

There was one time that the roof tile slid off and fell onto our garden; which luckily it didn’t hit someone’s head, and could have caused brain damage. Their sound proof is awful. I kept hearing loud cars driving pass, people shouting outside, banging on the stairs and electronics plugging in. Door paint chipped off. No mirrors above bathroom sink and hardly place to put towels on. When I open the dining room door, it couldn’t go far back. It got stuck on the floor, due to floor tile wasn’t down properly.

Theres not enough plug in my room, where one is next to my bed and one in wardrobe. When the heating goes off, it started to get cold very quickly. Also the window & the wood strip fitting at my room is not accurate. It just good to show that the quality building is not good. Lastly in cranford chase, there is not much to do at all and it is boring except for tiny park."
