“I think the best way to describe the torment we went through with Eagerstates is the way our service charge (for 48 flats) dropped from £96k a year to £47k a year once we won RTM.
As has been a common theme here, Eagerstates would find literally any excuse to charge a grossly inflated price to everything they charged (my personal favourite was £158 to have an unlaminated sign stapled to the outside of our building).
Their reluctance to provide any invoices for their charges just raises concerns above all else. Ronni will find any excuse to hold off providing this information until about a day before the service charge is due, then will threaten legal action when you politely request an extension to review the evidence (which even then, it incomplete, leading to further threats when you state reluctance to pay).
Appalling customer service. In fact I'm not sure Ronni knows the definition of customer service. Would take about a week to respond to your emails, if he decided to respond at all, and would either completely ignore your query, or make you feel inferior in doing so.
Even after RTM was successful, Daddy came and took over the freehold on our building, so now we pay our Ground Rent and 25% admin fee to these criminals. The Gurvits family are nothing short of a parasite that you cannot shake. I strongly recommend potential purchasers avoid any properties run by this family!”
“Truly horrendous. They ruin lives and try to bankrupt hundreds of people daily. I wish I had never bought my flat now, and wish I had known about them before. They are conniving, corrupt and I although a strong word, I would say they are bordering on evil. I have never encountered anyone like the Gurvits family and their crooks at Eagerstates. They have found every single loophole in the law to get away with it, but one day they will be locked up. Even after we recently got RTM and were able to escape the never ending made up invoices from Eagerstates, we still have to deal with Assethold owning the freehold. I am looking at selling my flat after only buying it recently because the stress they have caused. Do not go anywhere near a property that has any link to Eagerstates and Assethold.”

Absolute joke of a management firm who just want to make money and rip people off.”
“Eagerstates Ltd are without doubt the worst service provider I have ever had the misfortune of dealing with. They are an horrible organisation who will use every trick in the book to squeeze unfair costs out of you. And if you challenge them, they will use aggression, rude threatening behaviour and intimidation to try and back you into a corner. “Eagerstates The Gurvits family... mum Esther, dad Joseph, and son Ronni who has trained as a lawyer to help him obtain money by exposing every loophole possible in an out of date leasehold law. If you go in Companies House and type in Joseph Gurvits you will see he has 11 appointments, with a combined wealth of over £20 million pounds. The secret of their success is for Joseph Gurvits' company Assethold to buy the freehold of your property, before Esther and Ronni move in with Eagerstates to demand whatever amount they want for the service charge. The service they supply is minimal and overcharged. When I was dealing with them I was paying them more than my council tax which was £1600 a year excluding the £250 for ground rent which was demanded every year on Christmas Eve… Merry Christmas from the Gurvits! Put simply, you are overpaying for substandard services. If you challenge or refuse to pay their exuberant charges, you will immediately receive aggressive letters stating you are in breach of your lease (my lease was 32 pages long and would need a room full of solicitors to understand) and if payment was not made in full you would be taken to court and your property taken off you. I also use to receive letters stating that costs would be incurred every time I challenged their demands. I can only imagine the pain and intimidation that the elderly have endured from the Gurvits and who are too afraid to challenge them. Shame on you Gurvits, shame on you! A simple Google search will provide you with such stories. My advice to anyone who has the misfortune of being connected to the Gurvits family through the purchase of a property is to get together with your fellow leaseholders and create an RTM. This is what I did, we took them to court where they will try to frustrate the process with every trick in the book, but be patient and you will eradicate them from your investment. From my own experience, even after we had removed Eagerstates, when I tried to sell my property Assethold who act as the landlord were still able to demand £450 from me to answer a simple question requested by my purchaser’s solicitor. Put simply if I did not pay Assethold they were able to make my property unsellable. They had already frustrated the sale of my property previously by demanding £600 from my buyer which resulted in the sale falling through. Finally, if you are able to purchase the freehold back from Assethold do it, that way you can have complete control of your investment rather than lining the pockets of this family.”

- Don't communicate when they are sending someone onsite
- Don't communicate why someone is coming onsite
- If someone reports a building wide issue they don't communicate anything to the other residents to let you know they are aware of the issue or let you know when and if it might be resolved
- They charge ridiculous fees more akin to a large apartment complex with lifts and not a small converted house with stairs
- Completely obstinate to deal with and hide behind what they say they are legally compelled to do rather than what would actually be good customer service
- I see multiple comments below calling them a scam ... obviously I can't tell if they are literally breaking laws, but I'd certainly be interested to see them being investigated to see if everything is above board”
“Absolute scam. Asset Holdings by a freehold & employ eagerstates to do the maintenance. The mother runs Asset Holdings & her son runs eagerstates. As soon as they take over your maintenance will double. The charges are plucked from mid air & arrange unnecessary work to con you out of money. Honestly it is no more than white collar crime at the highest level. All of them including any of their associated companies should be put in prison for the unnessery misery they inflict on their victims.”
