“I had the misfortune to live in a property on Balls Pond Road managed by Eagerstates, and endured years of what can only be described by theft. They will take every opportunity to add unnecessary costs and fees, and will operate at just the right side of the law to extract monies in unregulated areas where the leaseholder is vulnerable. Do NOT buy a property where Ronni/Eagerstates/Assethold are involved, and if you already have, then do yourself a favour and undergo a RTM (Right To Manage) process to take control over costs. Read the other reviews on this page and take heed!”

“Agree with all the other 1 star reviews here. Ronni and the team at Eagerstates are crooks and extortionists. They charge inflated fees, award contracts to tradesmen who are their cronies, and are rude to their core. Pure evil, and I look forward to the day they are charged for criminal activity”
“Be very, very careful with ground rents; when my brother increased the length of his lease, apart from having to argue about the cost of the lease and their charges for talking to themselves under a different name, they proposed a ground rent which regularly doubled so that in a relatively short space the annual payment would be more than the value of the property! They tried to say it was normal but we got it down to a sensible figure eventually. The thing is, the initial figure looked reasonable so it's easy not to appreciate the effect of regular doubling.”

“Would give zero stars if that were an option. They own the freehold to our building. As reported by everyone else here they are a terrible bunch of crooks. We battled them and got our right to manage, so happy we did. I would advise the same to anyone else stuck with them. On the whole though Uk law is still woefully inadequate to deal with this sort of mafia. Regulatory reform is urgently needed!”
“In 2018 I sold a property where the Gurvits (as Assethold) owned the freehold and the Gurvits (with Eagerstates hat) managed the property. It's difficult to describe in full how awful and unethical they are. Simply, their business is to make as much money as possible out of you while giving you as little as possible in terms of services. Totally parasytical attitude: they simply feel they are entitled to your money.
Just some examples:
- I was asked hundred of pounds in a fee for Eagerstates to "communicate" my request to Assethold (same address, same office, same people)
- In order to sell my flat I had to extend the lease and my solicitor suggested to approach them amicably to see if they wanted to come with on offer: asked 300 pounds just to "process my request". I went for statutory extension and I would suggest everyone to do the same
- Of course, every single expense was overinflated.
- Any serious business affecting the building safety or the possibility to sell it (e.g. plant infestation), I had to deal with it myself
I was still quite young and energetic, so I didn't suffer too much from it (though I could do without it) but I can only guess how many lives they have ruined. It puzzles me that they present themselves as righteous, professional and religious people... I hope some kind of justice finds them at some point. I am in another country now, with no ties with that horrible bunch of people and with no feudal "leasehold" law. The lease system is so outdated and nonsense: there is not such a thing anywhere else in the world.
Avoid any dealing with this company and with its numerous alias, if you can!”
“If I could give a black mark or ZERO stars I would. In January 2018 the Freehold of my block of 15 Flats asked if I wanted to buy the Freehold.
My mistake was to say no because the Freehold was bought by Assethold and managed by Eagerstates a London based company. Our management fees have trebled and the Ground Rent has gone up. This has my flat unsellable to anyone who needs a mortgage.
The repairs are shoddy and charged at London prices by contractors who travel many miles to do even a simple job.”
