Such a well appointed flat, but the entrance is dark, dingy and smells of urine. No lighting in the stairwell. Awful. Owner hard to get hold of once the booking was passed on.

Great flat to stay in though a little tight for a party of 8 due to lack of communal space if someone needs to sleep in the kitchen/diner. Having said that would certainly stay here again - great loaction in the city and a lovely landlady.

Great location. Great value for money. Clean and the owner was accommodating and friendly. Good for a family as more flexible when you have a little one than a hotel .Good choice of restaraunts. Entrance looks a bit grotty and it was a bit noisy on sat evening due to the proximity to a local club.

The flat is well positioned near Haymarket Station within an easy walking distance of Princes Street and the many shops and restaurants in the West End. It is comfortable, modern and well furnished. There were a couple of matters that I feel could be improved. a) The four bunk-beds in the smaller bedroom should be replaced with two single beds and a chest of drawers be provided. b) My ability to read was impaired by the low energy lighting in the flat and the lack of natural light entering the rooms. I would suggest that a standard lamp with a bright light should be provided in the living/dining area.

The flat was in an excellent location. It was big enough for our needs and decorated to a decent standard. We did not like the saniflow toilet in the bathroom which was very noisy. Most of all however the shower was appalling, it had no pressure whatsoever and would be a reason that I would not rent this flat again. I would still be interested in renting from the company again.

We rented this for 2 weeks with another couple for the Festival. The location was ideal with easy access to venues, local shops, restaurants and pubs. The close entry might put some off - no cleaning contract and it showed; we have lived in tenement flats and were less bothered by this. The flat is not large particularly the main area - we would have struggled if four adults had to spend significant time there. Bedrooms were fine in size but probably the least comfortable mattresses we had slept on ever. Even my son who spent one night there before we left had trouble and he is used to sleeping on friends' floors. Beds quite small. The bathroom is 'bijou' but was ok. Need to sort the cover for the toilet. General facilities were fine. We were joined by a mouse from under the kitchen units, not uncommon in central city flats but maybe worth sorting.

The flat is in a great location but for the price it is below standard. Two of the rooms had extremely light blinds that were too short. One of the blinds did not even work properly. There was nothing by way of salt, sugar, tea, coffee which for a short stay is extremely inconvenient. People do not want to go and buy whole packets of these things for a 2 night stay. There were no dishwasher tablets either. Again people are not going to buy a whole packet of dishwasher tablets for two nights. A couple of tablets could have been provided. The biggest complaint however is the creeky floors. Why not put in carpets or better fitting floors. This is an expensive rental and we hardly got any sleep because as soon as someone got up the whole house knew about it. If you live with creeky floors maybe you get used to them but for an expensive holiday rental it was unacceptable. We would not stay here again. There is in insufficient quality control or service provided.

We stayed in the flat for 3 nights at the beginning of August and I would say that's probably long enough in this property. The rooms were well sized and comfortable, although the décor is in need of serious freshening up. Everything was clean and tidy on our arrival but we were disappointed not to be provided with a television which is always handy to catch the news and especially in Scotland...the weather forecast. We had problems with the hot water every morning which made getting ready rather stressful, although it always seemed to fix itself just as we were about to give up. Transport links are excellent in Edinburgh and the flat is ideally located just feet from a bus stop. All in all the property is fine if you're just looking for a place to lay your head for a few nights but I'm not sure we would stay again.

This flat has a lot going for it in terms of architectural style and location (Stockbridge is lovely and just far enough from the crowds to feel homey), the private garden is perfect if you are traveling with kids, and the price was better than most of the comparable flats we looked at. However, it could use some updating in terms of carpeting, wall coverings, cabinetry, etc. I would not say it was dirty, but given its age it did not feel clean either; surfaces and edges were dusty and worn. Also, just about every available surface was covered in vases, figurines and knick-knacks, which made it especially challenging for us to contain our 2-year-old. I'm not sure if the owners spends lots of time here (and no offense intended), but as a rental property this miscellany only detracts from its usability. Lastly, the current system for Internet access is next to useless: you cannot use your own device but the netbook provided is old, slow and unstable. Plan on using your own cellular data coverage or visitng nearby cafes with wifi. The owners should consider buying a simple wifi hotspot instead. All that said, it is perfectly livable, somewhat quirky flat, the service was excellent and the price was great.

The location at 59 Melville Street was terrific and extremely handy for all amenities. The large front room was excellent with plenty of reading material and games. I would, however, recommend a change of sofa, as it felt as if it was swallowing you when you sat down! Also a new mattress would not go amiss ... it's difficult sleeping on springs! The bathroom in general would also need a little upgrade.

Location is good and support from the staff at Edinburgh Flats staff was excellent. Flat was clean and well appointed. Bathroom very crampted.

Super modern flat in central new development with a great view. This particular flat however was not furnished to the high standard of one I have previously rented. Main criticism not clean, hairs on bedding, dirty bath mats,dust and hairs under bed and in wardrobe.Second bedroom had cheap beds and bedding. Pity because these are light, bright apartments near all tourist attractions.

As always the flat was clean and tidy but there were no tea towels so we went out and bought some, the bathroom smelt of damp and the flickering light on entry! The noise from the neighbours ranged from loud thumping music with a heavy base note to screaming and door banging. Despite this we enjoyed Edinburgh - as we always do - the flat is ideally placed for walking everywhere and the transport system is good (we didn't have a car ). I would not choose to stay in this flat again on trips to Edinburgh in the future.

We booked this flat primarily for its location. This was perfect and the flat was very quiet. The living room was spacious and light. The flat had all the basic things. The flat could have done with some tlc however, there were no doors on the cupboards in the kitchen and i had to clean it. The DVD player could not be plugged into the TV in anyway, and therefore you cannot use this facilaty. We had to hook up a laptop. Overall great location and a nice enough flat that could be brilliant with some TLC

Spacious flat, very lightly and sunny. Despite its good heating system I don't recommend for winter. Windows, need to be repaired, specially in the kitchen where there's a gap and you feel like being on the street.

Based on the pictures on computer we were a bit disappointed,but it was a comfortable flat with great beds and a fantastic location just off Princes Street

The apartment was in a good location and only 10 minutes away from the station. The facilities were good but it would have been nice to have been allowed more towels, 1 per person for 5 days doesn't feel enough. Overall it was pleasent and cosy until a few days before leaving when we found a mouse. We contacted the rental firm who said they would come out and put poison and traps while we were out for the day though there didn't appear to be any evidence of them doing this. Overall it was a pleasent stay marred by an unexpected visitor.

Flat is a little further away from town than I would have liked; about half an hour's walk from anywhere useful. Space is perfectly adequate and comfortable, but no luxuries (shower in poor condition, and not much in the way of shelves and surfaces in the bedrooms). Landlord was very friendly and helpful.

3 flights of stairs which was ok for us but if you've got kids it would be a pain. For the money £60 a night it represented good value and I'd recommend it due to the location which is great for the grass market area as well as old town (George / princes street).

very hot no air con or fans in appartment. It was a very hot weekend and with all the glass windows it was like being in a green house. very difficult to sleep at night and once it came light we were awake as the sun was hot and there were no blackout blinds. The blinds were not very thick and were white so it was very light in the rooms. Well stocked kitchen with ample utensils and lovely bathrooms. Great location handy for the old town and fantastic views.Only one three seater sofa and there were four of us so anouther chair would have been good.
