Our stay for the Edinburgh Fringe and Book Festival were made all the more enjoyable knowing that we had a wonderful flat to wake up to and go back to in the evening.

Edinburgh Flats have a good range of accommodation and a system of choosing that helped us find a good family-friendly place to stay. They were easy to communicate with via phone and email and helpful with any queries, but there was an administration error when returning my deposit which took some time to sort out and let them down a bit. Apart from this everything went smoothly so I would recommend Edinburgh Flats and would use them to find accommodation again.

My husband and I enjoyed the location of this apartment. It was conveniently located and within walking distance of everything we needed, bus, trains, restaurants and sightseeing. The apartment was basic, it had a great television and the beds were comfortable. The furniture was ok, and the lighting was not great, a bit dark. Perhaps an instruction sheet on what the symbols mean when operating the oven as well as the position the toggles need to be in to work all the plug in switches might be helpful, especially for Americans that aren't used to these European features. The three flights of stairs could be a challenge after a day of climbing all the hills and steps around Edinburgh. All around, a nice place, convenient and Lenore was really nice to work with.

Easy access to the centre of Edinburgh with very frequent buses. Clean, well presented apartment. On arrival, we were set up with enough food, milk, bread etc. so no need to shop.Would book again.

We enjoyed staying in this well-equipped flat in Leith. A visiting grand-child enjoyed the view of the ducks from the living room window. We all enjoyed proximity to eating places in Leith, and also easy public transport into central Edinburgh. And we appreciated the abundance of free parking close to the flat. One quibble: the flat was freezing cold when we arrived, admittedly on a very cold day in April.

Just returned from a fantastic 3 night stay, this place is in a great central position overlooking the Royal Mile. This is a buzzing area and therefore the nightlife could be heard from the apartment, that was the only downside and is understandable due to the location of the flat. The flat was very spacious and comfortable, even in November when it was pretty freezing outside the flat was warm and cosy. The apartment has a well equipt kitchen if you are dining in, although lots of choice in the immediate area for eating out. Highly recommend this place just take some ear plugs if you are a light sleeper!

had a lovely midweek stay at 77,rose street!plenty of eateries,lots of pubs,good shops and bus route a stones throw away.We were a family of 6 and felt this flat offered everything we needed. Most importantly lovely and clean. Would definitely stay here again.

Really liked staying in this flat it's in a perfect location with loads of room and comfy beds, however, couple of niggly problems, a few bulbs not working including a lamp in the living room and spotlights in the bathroom. Really needs a new lock on both the close door and flat door as it took us a really long time to get the door open and locked. The girl did try and explain the technique to us but even she struggled, not so good after a couple of drinks on a cold November night! Otherwise great and would stay again.

This flat is spacious, comfortable and clean. It is very close to a bus stop and many of the buses bring into the city centre. Our children ( aged 10 and 8 ) enjoyed the balcony which got the evening sun. Maggie is is a lovely lady, very friendly and easy to deal with. We would definitely stay there again.

Great accomodation for any length of stay. We stayed for 5 weeks and it had everything we needed to make our stay a pleasant one. Would highly recommend this for anyone wanting to spend time in Edinburgh!

We were in Edinburgh for the rugby and this met all the requirements. Well presented and equipped. Excellent for pubs and restaurants and all the other tourist sites. Would defintely use this apartment again.

This flat is in a great location for Holyrood Park and a 15 minute walk to Princes Street. The flat was well stocked and maintained to make our stay comfortable. Added pluses were free WiFi and plenty of free off street parking. Only downside is that the 1 shower is in the ensuite bathroom which could be a drawback for full occupancy over a long period. Otherwise a fantastic place to stay!

Central location with everything on your doorstep. lovely city centre flat, bright clean with everything you require. The trade off for the location is the noise during the early hours, and the two flights of stairs. Overall very good.

Very good location,with easy access to The Royal Mile and walking distance to everything in the Old Town. No parking immediately outside flat- can drop off and park 5-10 mins walk away in a side street. Nice flat and comfy beds but bathroom wasn't perfectly clean, so had to do this ourselves.

Lovely flat, reasonably priced. Parking was fairly problematical-nearest free parking zone 1/2 mile away at Blacarres street. Yes there was free parking on the street but only from5.30-8.30 next day this was a bit of a nuisance. Very peaceful- hardly heard any traffic noise. Internet access was not Wifi which was a problem as we all had iphones and there was a frustraing lack of dishes/cups etc.Overall I would reccomend this flat to anyone wanting to 'do ' edniburgh.

Good size that sleeps 10 (two on sofa double bed). Dining table sits six people. Close to haymarket station. Fantastic view from terrace. Pool looks nice but unfortunately our experience with it was ruined due to glass alcohol bottles and broken glass in the area of the pool and changing areas.....we did not take the risk!

Eight of us stayed in this flat for 2 nights, we used it as a base for visiting the city centre. We didn't spend too much time there, didn't need to - great location, 2 mins walk from Haymarket and 10 mins walk from Princes Street - no need for taxi's. Flat was spacious, clean and tidy. It's old and like most old flats has a bit of a musty smell, but that's part of the charm I suppose. Would stay again and is perfectly suited to a group who want to catch up together instead of being separated in hotel rooms. A good find.

The flat has a very good location, just a few minutes walk from the Castle or Grassmarket. The flat is on the second floor without an elevator, from the bedrooms there is a direct view to the Edinburgh castle. On the direct area there are some oriental restaurants, a Sainsbury's on the West Point about five minute walk and a Tesco on the Lothian road about ten minutes walk away. The furnishing and the service was according to the expectation based on the price, the flat had everything to stay some days in Edinburgh. Some small improvements were to put a darker curtains to the bigger bedroom, and also to window above the flats entry because the light form the staircase was seen all the night. A wall clock would be also great to have in the flat. We have payd a 200 pounds damage deposit which has been then returned to our credit card. To sum it up, it was quite a positive impression, thank you.
