Nice quiet flat, with everything you need (maybe not quite enough plates and cuttlery). The reason I dont give it a better rating is that we were charged £100 because we disconnected the TV as it stood on a little wobly table and we wanted to prevent my daughter (18 months) from pulling it down. We put the TV back in place before we left, but didnt have time to reconnet the cables. We were charged £80 for a TV engineer to retune it and £20 for the landlords (or it might have been an agency) for their time. Being a landlord myself, I would never charge my tenants for my time, that is supposed to be included in the rent. Anyway, if you decide to go for this flat, DONT disconnect the TV....

The showers flooded and there was a persistent smell of urine (despite the generous use of bleach. The bathroom required the use of a keycard for the light to come on, so that was a fumble in the middle of the night. For the price, it was poor that there was no TV, washing machine or dishwasher and the kitchen equipment was absolutely minimal and of very poor quality. For instance, the iron was totally ineffective and the ironing board was hopeless. Also, the promise of wi-fi did not materialise as their system is unsuitable for short-term lets.

While I thought the flat it's self was clean and neat I felt there were aspects of it that were very dissapointing. The size of the bathroom/shower were poor and there was not enough room to turn the door knob fully. The sofa (which was incredibly uncomfortable) was placed facing the opposite wall away from the tv and as I later learned this was to cover a large exposed stone. The tv set up its self had a poor arial quality and only half the channels. Furthermore I believe one of the sets of keys may not work in the outside door correctly as it resulted in being locked out numerous times. The biggest negative however I found was that the beds were so squeaky we were un able to get any sleep whatsoever on the first night. This forced me to go and buy a set of Allen keys for £14.99 to attempt to fix the bed which only marginally improved it. Aside from the flat being clean and neat I also was grateful of the ample parking.

The flat's nice enough, quite small but makes good use of the space. Unfortunately, we couldn't work out how to get a decent shower. Perhaps the pressure on the boiler was low, but we couldn't get hot water for more than a minute at a time. It didn't help that hot and cold weren't marked, and it takes a long time for the hot to come through. None of the taps is labelled for "hot and cold", which is OK if you live in a place, but bad for visitors. The handle on the living room door is placed where you catch your knuckles when closing the door. The bed has a ridge down the middle, so it slopes down toward either edge. Oh, and the lighting wiring in the kitchen looks dodgy - one light over the sink worked intermittently. There's a radio provided, but the aerial isn't adequate. On the positive side, Ii's a good price, and in a good location (if you don't mind the long climb up the eight flights of stairs). It's nice that free Internet access is provided, and that it's easy to use. Oh, and the "ceramic hob" is actually an induction hob, which is nice.

The flat is quiet, ideally situated in a wonderful area of Edinburgh and the owner was very welcoming and helpful, but we were disappointed that the furniture was different from the one shown on the pictures on the website: the leather sofa was replaced with an uncomfortable sofa-bed. However, the worst thing was the awful cigarette smell in the flat, which meant any time spent in it was very unpleasant. All in all, a disappointment.
