“**Terrible Experience with Evolve – Would Not Recommend**
We recently had a very disappointing experience with Evolve Vacation Rentals. We booked a property in Bozeman, Montana, and unfortunately, it did not live up to expectations at all.
From the moment we arrived, things went wrong. The TVs didn’t work, and although we contacted the host as instructed by Evolve, they were unhelpful and frustrated. I had to set up one TV myself, while the other remained unusable for the duration of our stay.
The property was advertised as an "entire home," which was important because we have five kids who are light sleepers. However, there was an attached studio with a resident and a constantly barking dog, which was very disruptive.
The worst part was the plumbing. Both upstairs toilets and showers were clogged with sewage, creating a terrible smell. Despite contacting the host early in the morning, the issue wasn’t fixed during our stay, and we were left without functioning bathrooms.
Evolve’s customer service was painfully slow. I made several attempts to get updates and was often left waiting for hours. They offered alternative properties, but they were significantly more expensive than what we had originally booked, which was not a reasonable solution.
In the end, we had to abandon our vacation plans. Evolve’s poor communication, misrepresentation of the property, and failure to resolve critical issues made this a stressful and disappointing experience. Based on this, I would not recommend booking with Evolve and would advise others to look elsewhere for a more reliable vacation rental experience.”
“None of the doors(screen door, shower door, or closet door) was on track. The mirrors and floors were dirty. And when we woke up on Sunday morning we had bed bug bites. The company refused to give us a refund stating that we could have brought them with us and we stayed the whole weekend. Trash company. I am unable to upload the pics of the bug bites but can provide them upon request”

For Airbnb management, they will promise you high daily rates and high occupancy rates to get your listing. Then they'll use their precious rating algorithm to calculate the minimum daily rate.
I was told I could expect $250 a night with 80% occupancy. Unfortunately, everyone in my neighborhood was priced between $80 and $100 per night with 50% occupancy. Didn't know that until it was too late. Big difference, no bookings.
They can adjust the minimum nightly rate, but its too much trouble for them, so you'll go without any bookings. When I did get them to manually reduce the minimum rate to be competitive, I immediately got bookings, yea!
However, constantly adjusting my minimum rate was too much trouble. So they quit doing it. And, then they dropped me as a customer while I was overseas and unable to get another service. Great people!
In my last review on Trustpilot, they blamed me for being a bad customer, but what would you expect when they overpromise and never deliver. I'm sure they will blame me again for being a bad customer.
Good luck, but better to just find someone else.”
