I checked what should come with the registry documents, which included covenants but no covenants were issued yet I know they exist. Wasted my money!

I didn’t get much info from the deeds, but the service was fast so that was maybe worth the extra money. Next time I would definitely just use the government site - much cheaper tho a bit slower.

The ads over promise on what they can deliver; paying for a 1 hour service doesn't mean you get it or a refund if they don't deliver. Altogether wasted money.

The web site is unclear. I wanted to take my husband off our deeds as he has died but it didn't give me the option.

Their records go only as far as 1986 and the Title Plan sent only shows the boundary, doesn't show all the coloured information referred to in the in the Register of Title (e.g. details of all matters affecting ownership; such as easements , restrictive covenants, registered mortgages and charges, maintenanc eresponsibilities, registered old deeds etc.), contrary to what they advise on the request page that if you want to see what the colours mean you should order both... Misrepresentation? Waste of money and time trying to get further information.

I went on-line and got the same information at a fraction of the cost from the Land Registry gov.uk site. Why pay nearly £50 to this site if the same information can be obtained for £14 from landregistry.gov.uk

I ordered a history of the property i live at and had purchased in the 1980 Wanting to check on some details I ordered what i envisage was the full history AND NOT JUST THE ;LAST PURCHASE IN 2015 THIS WAS NOT MADE VERY CLEAR WHEN I ORDERED THE INFO NOW I BEING TOLD I HAVE TO REORDER AT A PREVIOUS COST OF 104.00 IT LIKE A SECOND HAND MOTOR DEALER TRICK THEREFORE I WOU;LD LIKE A REFUND M J W FULLER

We provide the most up to date records available from HM land Register. There were no notes in your order requesting the historical information for this property. Had this been specified, we would have ensured the appropriate documents were provided.

Applied for Title Deeds, Plan and Conveyance Documents and paid for the fast delivery. Only received Deeds and Plan. No conveyance docs sent so I emailed support. Someone responded to me and asked me for my order number (which i had already provided in my email, so they hadn't read it properly). Once i had responded providing this information again, someone sent through documents again and kindly refunded me the £10 for fast delivery. However, the whole process took a couple of weeks and i never got the conveyance documents or a £50 refund for the fact they weren't supplied to me. I ended up contacting the solicitor that originally handled my house purchase and they provided me with the outstanding documents.

Hi Darren, Thank you for your review, Unfortunately, in England or Wales, there's often no record of who owns the hedge, wall, tree or fence between a property unless specified in the deeds. We can’t tell you exactly where your legal boundary is, as the title plans show general boundaries. The information is based on large-scale Ordnance Survey mapping and is generalised to some degree. For instance, it may not show small juts in the boundary or bay windows. Unfortunately, we can’t tell you which boundary feature you are responsible for either, though some registers may refer to this. If you want to check if any boundary information is registered with HM Land Registry, you can get a copy of the title register, title plan, and any ‘filed’ deeds they have for your own property and your neighbour's property. A deed plan may refer to measurements but these have to be interpreted, as the land may not be level and you don’t know where they were measured from or how. People often think they are responsible for the left (or right) hand boundary wherever they live, but there isn’t any legal basis for this. Sometimes deeds lodged with HM Land Registry when the property is first register the property may have information about it, in which case it may be mentioned in the register. In a lot of cases though, the deeds make no mention. Then there are cases where the deeds refer to ‘T’ marks on a plan and include wording such as ‘to maintain the boundaries marked with an inward facing T mark’. Larger developments tend to have some indication provided by the builder, but there are no hard and fast rules. If you want to change an existing boundary, such as replacing an old fence with a new one, we always recommend discussing with your neighbour first and making sure it is all agreed. The registered titles can help you to reach an agreement, but only if this information has been added.

I was charged twice by the Land Registry to retrive the necessary paperwork when I really should have been sent the documents after one payment.

A Title Plan and Title Register are entirely different from Lease and Transfer documents, as they serve different purposes. All of our prices are clearly listed on our website for full transparency. We asked for a copy of the deeds knowing that the properties either side of the one we requested had adjusted their boundaries. What we received from the Land Registry was out of date information and of such a poor quality. This forced us to go down the solicitor route. I feel that the Land Registry service is just a legal way to extort funds from none legal people. Didn't do anything useful for us at all.

Hi, If you live in England or Wales, there’s usually no record of: - the exact boundary between two properties - who owns the hedge, wall, tree or fence between 2 properties Most title plans don’t show exact boundaries - you usually don’t need to have the exact boundaries recorded anywhere. The Title Plan shows a properties general boundary. If you have established a boundary agreement with your neighbour, then this will be noted in the Title Register.
