Hi, We provide official copies of the title register and title plan as well as other conveyancing documents held via HM Land Registry. We do not claim or pretend to be the UK Government or HM Land Registry, this is displayed on our website and throughout our terms and conditions. At the time of writing, as a general member of the public you are only able obtain a non-certified copy of the deeds directly with Gov.uk. In order to access certified, official copies, you are able to obtain these directly via post with Gov.uk, or via a 3rd party, such as ourselves. The key difference between the 2 documents is that the certified copies are treated as evidence of ownership in court and in property transactions (e.g., buying/selling a house).

I Paid £49 for an up to date Land Registry as I have got one from when we bought this house 46 years ago. There were no T signs on the diagrams of our house and it was exactly the same as the documents I already possessed I urgently needed to know who is responsible for the maintenance of the fence North East, to the left of my house where Mrs Valerie Shelhorn lives at 43A and South West , to the right of my house. I believe from your correspondence that I am responsible for the North East fence but there is no mention of the South West Fence which needs repairing. Am I correct to presume that the South West fence is the responsibility of Mr. John Yacoumis my other neighbour, to the right of my house. I did send you an email on Monday regarding this but have had no reply. I should be very grateful for a quick reply as the repair is very urgent. I feel sure that I cannot be responsible for both fences. I am over 80 and lost my husband 2 years ago and repairing fences both sides is a very frightening expence for me. With many thanks, Rosemary Spence

Requested title deeds for our property and received them for a different property in a different place completely. Had to contact them, again by email, to receive the correct ones which arrived the following day. There was an apology but no explanation. - Not impressed.

The details they supply are not enough the land registry should be a warning that it does not supply measurements

Easy to use, but not clear that the 3 options available on Title, Map and Solicitors pack are clear. I ordered all 3, but in fact the Solicitors pack is just a combined version of the Title and map - so in effect I paid twice for two copies of the same information.

I ended up paying £24.90 for a completely useless title map. I was expecting a detailed map, identifying responsibilities for boundaries etc, but received a very basic one outlining the plot which, as I own the property, I'm obviously aware of! The service itself was OK but I really can't see how it can be justified to charge for such a meaningless document.

i was expecting my deeds and in the age of AI I expected the photos of the old deeds to be read by AI into a separate document ( with the warning the the photos were the only copy to by relied on ) - what you sent was barelly nothing. no use whatsoever. still you live and learn.

The information received was only 50% and did not include the purchase of freehold land. Why is there not a link between any activity associated with a property in the Land Registry process?
