“I thought you were the official land registry and consequently have now discovered how much I have paid for the documents requested. Please send a refund between the cost from HM Land Registry and the amount I paid.”

We provide official copies of the title register and title plan as well as other conveyancing documents held via HM Land Registry. We do not claim or pretend to be the UK Government or HM Land Registry, this is displayed on our website and throughout our terms and conditions.
At the time of writing, as a general member of the public you are only able obtain a non-certified copy of the deeds directly with Gov.uk. In order to access certified, official copies, you are able to obtain these directly via post with Gov.uk, or via a 3rd party, such as ourselves.
The key difference between the 2 documents is that the certified copies are treated as evidence of ownership in court and in property transactions (e.g., buying/selling a house).
