A really great flat, centrally located, you can walk most places despite the hills! Nice size bedrooms and kitchen, and a terrific sitting room. 5 other flats in the building and all of the neighbours were nice and quiet. I would definitely stay there again.

We rented this for 2 weeks with another couple for the Festival. The location was ideal with easy access to venues, local shops, restaurants and pubs. The close entry might put some off - no cleaning contract and it showed; we have lived in tenement flats and were less bothered by this. The flat is not large particularly the main area - we would have struggled if four adults had to spend significant time there. Bedrooms were fine in size but probably the least comfortable mattresses we had slept on ever. Even my son who spent one night there before we left had trouble and he is used to sleeping on friends' floors. Beds quite small. The bathroom is 'bijou' but was ok. Need to sort the cover for the toilet. General facilities were fine. We were joined by a mouse from under the kitchen units, not uncommon in central city flats but maybe worth sorting.

We stayed here from 23-27 August for the Fringe. It is a lovely apartment only 10 minutes walk from George Street & Princes Street. We walked into the centre every day & out again late in the evening. The black taxi's are always about and cost less than a tenner for all of our journeys around the city centre when our legs gave up! The apartment itself is clean, there is ample space for three people. It has a kitchen with everything you would need. The bathroom was spotless. I really have nothing negative to say. I will be returning to Edinburgh & I would happily return to this apartment. (Oh I should mention it is located up two flights of stairs which only mattered on day one when we were lugging our cases up!). Other than that I would definitely recommend it....& our contact for the flat Gill was fabulous.

Fantastic stay. Our party was up for the Edinburgh Fringe Festival. The house is at the top of Princes Street and ideally located for the Traverse, which has early morning performances. It's fifteen minutes to the Underbelly and Bristo Square. Pleasance is five minutes further. There's a Sainbury's, a good pub on the corner and The Piazza restaurant is fabulous - great food and service. The house itself is modern, spacious and tastefully decorated with a garage, which is so useful being right in the centre of town. The owner was next door and he was very helpfull and friendly. We had a fabulous stay in a lovely house that I can't recommend enough.

The flat is in a great location but for the price it is below standard. Two of the rooms had extremely light blinds that were too short. One of the blinds did not even work properly. There was nothing by way of salt, sugar, tea, coffee which for a short stay is extremely inconvenient. People do not want to go and buy whole packets of these things for a 2 night stay. There were no dishwasher tablets either. Again people are not going to buy a whole packet of dishwasher tablets for two nights. A couple of tablets could have been provided. The biggest complaint however is the creeky floors. Why not put in carpets or better fitting floors. This is an expensive rental and we hardly got any sleep because as soon as someone got up the whole house knew about it. If you live with creeky floors maybe you get used to them but for an expensive holiday rental it was unacceptable. We would not stay here again. There is in insufficient quality control or service provided.

it's 5 miles out of town with great transport links and a cheap taxi ride. the flat is a perfect size and could not fault it at all plus the people who rent it are very nice people.

4 of us stayed in the flat for the 2nd year running for the fringe. It is a perfect location with a lovely walk into the centre and also in another direction close to Sainsburys which is ideal. It is modern and very clean with everything you need to cook etc. My only criticism is the towels supplied for 9 days were not enough and not that large. There is a washing machine/dryer but I would prefer more towels and tea towels supplied. A shower in the 2nd bathroom would be ideal. Apart from that perfect accomodation.

Just returned yesterday from staying in this apartment during the Fringe festival. Have to say it was an amazing, central, clean apartment with excellent amenities and comfort. Will definitely stay here again.

Spacious and comfortable flat although a little dark.Within easy reach of city and Fringe buzz,local shops and eateries very handy and a small communal garden was a welcome stones throw away with a fidgety 3 year old!!

This was a great flat for our family, and Marisa was wonderful and very accommodating. The only thing I would say is that it is dated, and there is no real shower. The hose attaches to the sink and you have to sit in the tub and "shower" that way. Otherwise, it has everything you need and in a great location to access the Museum and the mile.

Flat is very convenient - very accessible to all the festival shows and is within easy walking distance to everything. The location also allows you to escape from all the crowds and noise of the city centre. Perfect views of the skyline, sunsets, and fireworks over the castle; you can stand outside in a small, 'balcony' area to capture it all in the fresh, evening air. The landlady is very accommodating and sociable. We thoroughly enjoyed our stay in Edinburgh. :)

Stayed for five nights while visiting Fringe. Wanted somewhere convenient and comfortable and this apartment was both. Only about a 10 minute bus ride (bus stop 2 mins from front door) to the foot of the Royal Mile, yet far enough out to be quiet at night. Extremely well appointed apartment that is the top two floors of the building. Top quality appliances in kitchen; TV in every room (including both bathrooms!) and a Jacuzzi bath ensuite which was just fabulous. Would not hesitate to recommend, and will happily be booking again.

Great base for a week at the Fringe. Quite noisy a couple of nights but that's what you get being so close to the centre. Flat was missing a couple of bits when we got there but when we phoned up Janet quickly sorted it out, and then sent me a follow-up text to check everything was now fine. Only four dining-chairs - beware if there's five of you and you want to eat at the table!

This lovely flat was quiet and cozy with a nice décor. The kitchen was very well-equipped including plenty of spices so there was no need to buy all the little things for cooking. There is a good size clean bathroom with tub and shower. And the washer and drying rack were nice to have in order to repack the suitcase with clean clothes for the next leg of my trip. There is also a nice gas fireplace if you are staying during a cooler time of the year. The owner, Toby, was very accommodating to my early check-in since no other guest was checking out that day. He offered some information about the neighborhood and left numbers for taxi, etc. The location of the apartment is great because it is a quiet neighborhood, yet close (walking distance) to the main tourist areas of Edinburgh - Princes Street, Old Town, New Town, and right next to the village of Stockbridge. There are plenty of restaurants, pubs, cafes, shopping and grocers, all within an easy walking radius of the apartment. And several times I went out for a lovely walk along the Water of Leith walkway, choosing to wander off and get lost in the city, making new discoveries and finding my way back “home” as I pleased. I recommend this flat for a single person, a couple or two friends for a weekend or longer in order to enjoy all that Edinburgh has to offer. It would also be good for two couples on a weekend getaway.

Very good flat in convenient position. One or two maintenance tasks needing attention as the flat has now been in use for some years.
