At the time of writing, as a general member of the public you are only able obtain a non-certified copy of the deeds directly with Gov.uk. In order to access certified, official copies, you are able to obtain these directly via post with Gov.uk, or via a 3rd party, such as ourselves.
The key difference between the 2 documents is that the certified copies are treated as evidence of ownership in court and in property transactions (e.g., buying/selling a house).

“BEWARE this is NOT the Government website. They call themselves "The Official Land Registry" and they are not official in any way. They will charge you 3x what it would cost if you went to https://www.gov.uk/government/organisations/land-registry to get the same information - and it takes longer (I have tried both). Their get-out line is that they say they are not the official site in the small print, but if you search for them they appear before the Government site.”
