“Thee worst company on the face of the Earth! Don't do it! Worst 6 Months of my life. So much time and money wasted. The positive reviews are fake.. As you see they are are within the last year or so. Don't know how they are legally still in business with their practices. Find another company. Go to LIMAONE or KIAVI. That's what I had to do to get my remaining properties refinanced, They'll give you rates and stick to them Unlike Loan guys. I lost an EMD dealing with these scammers. With them My closing was pushed back 4 months and I was given about 7 different rate sheets after they locked and I payed about $2000 in appraisals and they used they to their advantage. And the rates just kept changing and changing at closing my rate was TWO POINTS higher than what was given post being approved, Again, DONT DO IT. I'm trying to tell you.”

“DONT DO IT! They schedule a very very expensive appraisal and once they get your money you NEVER hear BACK FROM THEM! This is really a scam. Read all the reviews and most seem to be within their own company. They are responsive in the beginning and after they get some money from you they are gone! You were warned!”

“Not a good experience. From the beginning we fully explained our situation and loan needs to Joshua Y.He assured us from the beginning that he could get this done as a No-doc Loan. We provided everything more than once because they are not all on the same page. He changed the program for the loan 3 times and continue to assure no problem. We'll at the very last momen after missing the builders closing date He agreed to, he advised the loan could not be done. Keep in mind, we sold our home, moved to another city and had everythin in multiple moving trucks at a hotel. Horrible experience. I would not recommend anyone to even consider using LoanGuys.”

“Run, Run, Run!!!! Worst company I have ever done business with in my 30 year career of getting loans and helping people with their real estate transactions. I have participated in over 1,000 real estate transactions and gotten over 100 loans personally. Nothing got done with out me staying on top of them They asked repetitively for the same things over and over and over again. If you are in NY state run. They have no clue. They needed to repull my credit each loan. They just flat out lie and tell you what you want to hear. They have no concerns about missing deadlines Simple cash out refinances. of course I am the idiot for having believed them not once but twice, Their loan officer will just tell you what you want to hear so you don't go to another company that could close you in two weeks. Even when they swear up and down you will have CTC in a few days. They knew they couldn't close my loan due to their inability to function in NYS. Heck no one even responds to their own bank attorney for days unless you personally follow up.”

“If I could give them no stars, I would. I almost lost my deal with the seller because they missed closing twice. My rate went 4 times as well, on the 3rd time I was give loan agreement with the terms on the 15th, which I signed that same dates and returned to LO. The loan agreement had a date to close on the 18 literally 3 days later. Guess what they didn’t send documents to closing. But the following day I was told that since my 3 day rate lock had expired that my interest rate was going up again. At that point I felt like my back was being placed against the wall and that I would accept the new rate out of desperation to close. Nope I walked away. I wasted my time and money. I ended up buying the house outright. A day later at my private closing title company asked who lender was because they were not going to recommend them to any other investors or private clients. Process started in Jan and it was problem after another. I will never consider them again. Waste of time and money.”

Hi Omid. Congratulations on LoanGuys.com funding your loan! We have a company policy of charging 1.5% fees on all our loans. Unfortunately we do not offer free loans. If you wish to get your deal funded without any fees then you should try another lender. Happy Profits!

“Incompetent people nothing but lies. I lost my earnest money and my appraisal because they could not close my loan in time. Kept getting excuse after excuse no real answers blaming it on Covid. I pushed back closing date three weeks and they still cannot get it done. Do not get scammed by them use someone else”

“FRAUD!!!! Run as fast as you can away from this company. Started a process to refinance properties with them back in December. Here it is, March and they are just now telling that my deal didn't clear underwriting because of a credit score. This is after they let me pay over $2000 in appraisal fees and added themselves to my insurance policy. EDAN ECKSTEIN, basically lied to me for 3 whole months. The only truthful answer was from Heather, and even though she was rude, she told me "we are so backed up, your deal is at the bottom of the pile, and if I keep asking them about it, they will push it even further to the bottom." Is that something you tell a customer trying to refinance a free and clear house with you??? No Good!!!!!!”

“They never respond to emails or phone calls. I’m starting to think this place is a scam. Like, no follow up what’s so ever. They advertise they close in 14 days this is false advertising. Also, on their website they say 20% down payment on long term rental loans. That’s not true it’s actually 25% down payment NOT 20% like they advertise on the website.”
