“The worst rental experience I've had was with Reeds Rains. Totally unprofessional – whenever we had a problem with the house, they didn't respond in time or send anyone to fix it. We had to wait days or even pay for it ourselves. And after we moved out, it's been three months and they still haven't returned our deposit. They make up all sorts of excuses with no real basis. I DO NOT recommend this agency to anyone!"”
“As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare.
First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff (especially Leighton McMylor - lettings manager, and Ben Latham who's an ex lettings negotiator) are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn’t even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there.
Their negligence doesn’t stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss.
The lack of communication is staggering—emails go unanswered for weeks, if they’re answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused.
It’s clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence, dishonesty, and lack of accountability are appalling.
Save yourself the stress, financial loss, and frustration—do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I’ve ever dealt with.”
“Dealing with this company has been a nightmare, for myself and the tenant for whom I acted as guarantor. From the first enquiry to post-let, Reeds Rains staff have failed to deal with emails, phone calls and issues. The property wasn't inspected before it was let and now there is a plethora of serious problems, including some Health and Safety issues. The Branch Manager refuses to discuss the situation with me so I have been forced to pursue a formal complaint. AVOID AVOID AVOID”

They have a thin veneer of respectability but are unprofessional in their handling of tennancy issues. “Had decent service from the Sheffield branch for my rental property for a few years. The last two years or so they changed to a different system for reporting issues etc. It was absolutely terrible and forced me to move to a different agent.
I also had a bad experience leaving the company. Highly unprofessional and the manager, Lisa, made things as difficult and time consuming as possible. I would avoid this agent - the veneer of professionalism to mask what you actually get.”

Can’t communicate and lied asked for staff to not deal with it as we lost trust and faith and thought they were incapable at doing there job roll. Paid for full epc sent me certificates but old one they never replaced it till I told them,

Got told by regional on phone and email the only one dealing with the house was the manager wasn’t true and left with no communication and original team were thought was ok dealing with again and told me to bring keys in even though we haven’t sold and told us it’s not our house and we’re not insured so as you can imagine being in work and getting told you don’t have your house ain’t great and then the attitude she’s right I’m wrong had pay solicitor to deal with her.

They went and found another buyer for the property under our nose and then persuaded the seller to pull out.
