I've enjoyed the services very much. I appreciate most everything about this service. That said, I was unable to view a screening report. Isn't that what people are largely paying for when they apply? I feel as though I've gotten an incomplete picture of my applicants and had to take an unnecessary risk because the site isn't working properly. I did receive great customer service on the issue but the resolution wasn't optimal. Even with this issue, the site is amazing. The state-relevant forms, easy organization of properties, ease of getting payments are all great but the application is the gateway and it needs to work properly at all times.

Don't seem to be getting as much attention as in past. It is hard to find listing online, seemed like better advertising in the past.

I had difficulty with the on line lease- thought I completed it and sent it- my tenants only got portions of it. It was 14 pages to print- too long.

I also use the Zillow platform to advertise rentals. I typically receive 20 inquiries from Zillow to each inquiry from Turbo Tenant.

Hi there, Sheila, We apologize for any frustrations you've experienced while using our rent payment system. With a bank-to-bank transfer (ACH), it takes 3-5 days for a payment to be successfully debited from the renter’s account, and an additional 2 days for the funds to be deposited into your bank account. This means from the time of payment to the time of deposit you're looking at 5-7 business days. This is the standard timeline for all ACH payments in accordance with financial institutions and network policies. ACH transfers through TurboTenant are completely free for you and your renters. The online system is nice to invite people to apply but as a landlord it would be great to be able to see the progress of applicants. I’ve emailed the application to several candidates but they didn’t submit the application. I’d like visibility to know where they stop filling in the application or the ability to prompt them to complete it!

Marketing is set to expire in 9 days. Not enough forms that I purchased ie: lease, routine or quarterly inspections, lease termination for Landlord.

I wish you had a quicker customer service response. You really shouldn't say you 24 hr responds. Everything is an add on cost. It gets tiresome and I feel like I have 'nickled and dimed.

At high volume times, there may be delays, but generally, our team is able to respond to customer requests within 24 hours. Regarding add-on costs, while our all-in-one property management software is completely free, we do have some items available for purchase, such as our State-Specific Lease Agreements, Forms Pack, and TurboPay. We have not received any referrals for at least two weeks and the leads are unreliable people. More than 50% do not contact us back when attempted to contact them. there is at least 45% of people that want a rental change but do not have jobs and can not pay for the rent. Although this is not a blame, thank you for your help, but we definitely need more exposure. Regards,

Even though listing looks great and support is great also, I haven't got a single interested individual, that I am aware of, since I made my listing active again about 3 weeks ago. My understanding is, that a part of the reason is, is because I now have to list directly with Facebook Marketplace, if I want to list there. Since I am not on Facebook, nor want to be, this appears to be a problem. Thank you for asking.

Hi there, Frances, Thank you for bringing this to our attention. We are sorry to hear that you've been unable to find a tenant. When you market your rental listing with us, we post it to over 80 sites for free, which can include Facebook Marketplace if you desire. Additionally, we took a look at your rental listing for your property (Apartment) and noticed that you have included only four photos of the rental. We find that listings with at least 10 well-lit photographs that show off both interior and exterior photos receive the most leads.
