“Appalling service with lack of transparency or contact with tenants. Failing to maintain contractual obligations resulting in tenants (some with high levels of vulnerability) being constantly put at risk.”
“The chairman of our Management Company appointed Warwick Estates with whom he shares business relations in 4 other companies. The chairman is landlord of at least 8 properties on our estate. The chairman does not live on the estate. One of his properties is the flat across a common hallway on the second floor. The tenant uses this hallway as a personal storage area, with an array of smelly trainers, an electric bike and sometimes a black plastic bag full of kitchen waste and soiled cat litter, left in the hallway until the tenant has to go out rather than keeping it in the flat or taking it down to the external bins straight away. Imagine the sight that greets me when I open my front door, or am returning to my home to have to pass this squalid hallway. It is said "An Englishman's home is his castle" NOT if Warwick Estates is involved because Warwick Estates is beholden to this chairman for being given the contract, they treat this tenant with kid gloves, like a scared cow, permitted to do as they like. The property Manager has even warned the tenant when a site inspection was due so that they could hide the electric bike in the flat till the inspection was over, and then they wheeled it out again. This isn't hearsay, I have a video recording of the entire event from my door cam. As Warwick are unable to challenge the chairman's tenant, I asked the Fire Dept to inspect the hallway for fire risk. When the Fire Dept investigation team arrived, the tenant yelled at them to "F*ck off". I sent the video of this to Warwick Estates. They did nothing. In short, Warwick Estates and the chairman of the Mgmt Company are in cahoots, acting in a disgraceful illegal conflict of interest, depriving me of the right to enjoy my home accessed via a neutral clean hallway, a matter which I am pursuing with total determination. The videos are available to view if requested”

“I am the owner of an apartment managed by Warwick Estates. On first purchasing the property and for some time after, the charges were very reasonable, but then began rapidly escalating.
I requested a full breakdown of charges. To say they are opaque is an understatement. There are numerous charges by them without any accompanying evidence.
They are difficult to deal with, nobody seems to have any care for end users like us, I suggest anyone being managed by this organisation gets together with other owners in their block / development and seek to make alternative arrangements. WhenI made a fomal complaint against Warwick there are negative repercussions.I have made a very serious formal complaint a few months ago . In reponse Warwick have now falsely informed the new ground collection company who took over from Warwick , that I owe Warwick 500 pounds in ground rent. This debt to warwick which is now passed over to the new agency is not only untrue-it illegal as we did a statutory lease extension when we bought and by law there is zero ground rent and we have never had any unpaid ground rent. It is
extrmely telling that if I owed this, Warwick would have sent me
bills demanding this amount but I have never recived this..
Warwick then immorally wash their hands and refuse to correct this false narrative to the new agency who are chasing me for payments as they have been misled by Warwick. Not only is are these actions by Warwick intimidation, it breaks all industry standards and is without integrity or morality. They wash their hands and say it is now with myslef to resolve after making fraudulent claims to the new agency thay I owed Warwick/ and now by default the new agency 500 pounds”
“Warwick are very unprofessional, they have not resolved the leaks in the communal areas within my building that they manage, these leaks have persisted for over a year.
There is also a current rat infestation and despite several attempts to communicate with them over the last 3 weeks they have refused to send pest control.
Warwick also cancelled the weekly cleaner around 5 months ago and the contract with the fire alarm company.
They also ignore the councils requests to clean up the dumped rubbish in the bin area they manage.
They are now refusing to speak with tenants, I would not recommend this company and have reported them to the property ombudsman and environmental health.”

“Awful experience from start to finish. I lived on an estate that was taken over by Warwick. I've no idea where the tens of thousands of pounds the residents pay goes, but it certainly isn't on the management of the estate.
We got a visit from ground crews maybe once or twice a year and they didn't do half of what was promised. They managed my road for about 3-4 years and never power washed the pavements or pathways once, despite this being in the agreement.
I moved out of the address in September 2022 upon legal completion and confirmation of this was sent to Warwick at the time. It is now mid January 2023 and I am still getting threatening emails and letters demanding payment as they haven't acknowledged that I no longer live there...
Every email I send gets a reply saying "sorry, well sort this out" and they never do anything. I'm still waiting for a refund of monies overpaid and don't expect to see this any time soon.
Without a doubt, one of the most poorly managed companies I've ever had the misfortune of having to deal with. Money grabbing and 0 customer focus with lies and misdirection at the forefront of their focus. When I come to move again, an estate management company will always be a huge red flag.”

“Horrific company.. they don't read your emails, they don't care about anything you have to say.. check your new service charges when the invoice comes it will include a huge pay rise for Warwick Estates way above inflation, a huge balancing charge and probably a reserve fund demand. They don't care about anything you say.”
