If i could rate less than one star, I would! I live on an estate which Warwick Estates is paid, by the homeowners, appointed by the builders to manage. They are shockingly poor. Their communication is non existent and actually downright rude when they do not even acknowledge emails. The one bin in the playarea overflows well before each empty including dog waste as there is no separate bin for that. This was raised as a complaint by numerous homeowners months ago and the issue has never been resolved. It is disgusting having rubbish and excrement loose near your home because they won't either add more bins or empty waste more often. They have invoiced and been paid for 10 months which they weren't entitled to as they weren't managing the estate forbthat period of time and although they have reallocated the payment nearly a year later to a period which they were entitled to invoice for, they have not apologised or explained what happened to cause their mistake, much less offered any redress for the interest homeowners lost and they gained from their error. They charge absolutely extortionate fees to provide info when you sell your property which they dont communicate or make you aware of at any point until you are mid sale and a lack of info from them would cause your sale to fall through so you have no choice but to pay it. An admin fee would be fair enough but this is far in excess of an admin fee! Our property manager is like jeckyl and hyde in his attitude towards you and is downright rude ignoring emails, as is the regional director. In short, they don't care! They are total rip off merchants and a joke of a company who don't give a jot about customers. Once they have the contract from the builder, homeowners aren't even worthy of a reply to a complaint. They have totally put me off buying a property in future if i knew they were anything at all to do with it.

A huge let down. Not even close to their promises and claims on their website. Badly organised staff and service charges out of control which are now twice the original budget.

A rogue company run by a bunch of lowlifes. We've learned a difficult lesson that we should never have become involved with Warwick Estates. Their service was terrible, they were deliberately uncooperative once we'd signed up, and service charges escalated. Hopefully it can save other developments from similar torment by advising them of the underhanded ways that Warwick Estates does business.

Sub-standard in all areas. Slow to action work, poor safety record and low quality of services provided. The property managers we've tolerated have all been aloof and slow to respond to instructions.

It's been a long battle with Warwick Estates trying to get them to do basic tasks like ensuring the common areas of our block of flats are cleaned to a satisfactory standard and asking them to follow a proper tendering procedure instead of ripping us off through their own special contractors who never provide a professional service. Then we found out our block would have a different property manager assigned to it. Perhaps a different property manager would do things properly? Unfortunately this was not the case. The Warwick Estates property managers are consistent in their incompetence, their refusal to communicate with the leaseholders and their ability to choose an unsatisfactory solution every time.

Absolutely gobsmacked by the unprofessional nature of Warwick Estates Property Management. Essential work is required at my block of apartments but the property manager is not aware of it as they hardly ever visit, we can't get through to them by phone as they're apparently always in a meeting, and they ignore our emails. It's a disgusting way to treat customers. Never encountered a company as bad as this before.

Warwick took over the management and doubled the service charges. Nothing improved, in fact things got much worse, yet we had to pay double for the privilege. The whole thing is a racket and must be stopped.

I'd give zero stars if it would let me. The property manager hasn't visited my block of flats for longer than 3 months judging by the outstanding essential repairs. Absolute shambles of a company.

I've just found this website and couldn't agree more with the majority of reviews on here. The reviews of this terrible company describe exactly the poor service that we also receive from them at our development. They're slow to respond to any communication and their service is unreliable. They're also expensive for the limited service they provide. They thoroughly deserve the bad reputation they're getting. It's true you must pay for quality but paying top prices doesn't mean you'll receive quality. This is such a company which over-charges and under-delivers. Thankfully we won't be using them for much longer.

They need to look seriously at their customer satisfaction. Their arrogance has led some of them to actually believe the garbage on their website that they're the best whereas the reality is their competition are streets ahead of them. Having experienced a number of property management specialists I'd rate Warwick as the worst. I wouldn't call them specialists at all.

I have an issue to resolve and I emailed the company to find a solution. I was emailed back by one of the staff in the company saying that she is going to deal with the problem. I was kept updated during the time to let me know how it was going. I was really amazed by the kindness and how responsible the staff was .At the end she managed to resolve the problem without me having to anything at all. I firmly recommend this company to everyone else. Good job team. Keep it up.

I really couldn't recommend Warwick Estates as they have a lot of improvements to make, particularly with regard to communication, quality of work, transparency and efficient tendering of work.

They're the most untrustworthy property services firm out of all of them. They totally ignored our warnings of a suspected water leak. They could have fixed it easily if they'd acted on our warning. But they didn't. Then the leak caused even more damage which could have been prevented. We now have to pay for the additional repairs and no doubt they profited from it by awarding the repair work to themselves.

Warwick was our managing agent for a number of years and they were absolutely terrible. We finally got rid of them at the beginning of this year and we're still sorting out the mess caused by their poor management. But things are starting to look much better with our new managing agent. We're now saving money too. I need to warn people about Warwick Estates. Their management and customer service skills are almost non-existent. We have now proven that Warwick was significantly overcharging us for years. After terminating our agreement with Warwick we've also seen a noticable improvement in standards.

We moved the management of our building to Warwick Estates as we were frustrated with the previous company. Warwick Estates have been a breath of fresh air over the last 10 months! Quick to respond, honest, pragmatic, helpful, friendly. Couldn’t ask for more! Highly recommend.

Warwick's approach to property management is a little too relaxed for our liking. We want essential repairs to be carried out immediately rather than having to wait several months. They don't notice what needs to be done most of the time. It's very tiring having to tell them to do their job. Ensuring the building is kept clean might seem to be a simple task but Warwick struggles to deliver even the simplest of services properly. They've been a major disappointment.
